If there is option with zero star, I may choose that, I recently took a home with Woodfell in Pavilion Court, High Wycombe and I now regret why I choose that apartment because of poor security arrangements and not supporting property manager. Have lost several of my Amazon deliveries with Pavilion Court and due to that I have lost nearly 200£. If you are looking for security in UK, then I won’t advise to choose Woodfell anymore. They are very poor in property management.

I am writing this to warn others based on my genuine experience.
I initially paid a holding deposit after seeing a property advertised at £750 pcm. It was not made clear upfront that additional bills would significantly increase the cost. I was later told the actual total would be around £820, and also informed that this was a shared arrangement where I could be liable for other tenants’ rent and bills.
After raising concerns and leaving a negative review, I was contacted by Woodfell@Office and useless Bella Caushi who told me that my deposit would only be returned if I changed my review to a positive one. I have written evidence of this.
What escalated this situation further, and is extremely concerning, is that my personal data was then used to contact my employer regarding a private matter. My employer (a local authority) confirmed this had no relevance to my role and took no action. Worst part about it, Ben sent my personal data to a group of people who are no longer within my organisation, with people from other departments who were members of the mailing list this was up to 500+ people where my data was distributed. This was so awful of him to do. This caused me significant distress and concern about how my data was being handled. Can you imagine this company handling your data ? Honestly, this guy is a liability and he does not deserve to work within the private sector of housing, in fact, none of them do.
I have since raised this with the ICO and Trustpilot due to the way my personal information was used especially given the fact my data was sent to 500+ people! Just abhorrent behaviour! I feel so violated!
Only after escalation, including the data protection concerns and public review, was my full deposit agreed to be returned.
This experience has raised serious concerns for me around, transparency in advertising, pressure to manipulate reviews and use of personal data.
I strongly advise others to be cautious when dealing with this company and to fully understand what you are signing up to before paying any money.
Lived at Pico Wharf for about 3 years. There has been lots of ups and downs, it has improved since the beginning.
Pros:
-Lower rent than most places
-Quick repairs and repair system is easy to use
-First manager Bella was very responsive to emails
-Reasonable tenancy deposit deductions after some negotiation
-Great location for getting the S1 Bus and Uni of Essex and lots of resturants nearby and Tescos
Cons:
-Extreme noise disturbance for the first year or so which the company did next to nothing to help with and the landlord did not reply to the Council. I had to go through the council to sort it out and was a lengthy stressful process.
-The first landlord was some unresponsive useless rich person living in London, grabbing as much money as possible. New landlord seems better.
-Increased rent and added water and parking charges despite advert saying free parking and bills. £40 for the worst car park I've ever seen, bumpy horrible entrance, gypsies parking in the way and no lighting causing me to trip on many occasions. Delivery people get fined. The parking company they use are almost criminal in my opinion.
-Extreme bad smells of human waste and sewage from either the river, the dump next door or something wrong with their plumbing which they haven't been able to fix. They got sued in 2019 for sewage leaking into bottom flats.
-The entrance door was broken for the first 2 years I lived there so anyway could get in and had to step over a homeless man in a balaclava once. Not ideal as a young woman.
-Lots of noise from traffic and building work going on all around.
-Frequent power cuts from dodgy substation nearby.
-Horrible building insulation so it is either freezing cold.or boiling hot. It reached 40 degrees once in Summer, the same temperature as Pakistan.
-So many electrical faults and things breaking that I genuinely think there are gremlins haunting the building. I performed a cleansing ritual on the flat and seemed to improve after that. Perhaps the bad smell is actually a demon?
In conclusion, if you're looking to save as much money as possible and need access to uni and town this place is good enough but if you have bad luck with the neighbours you're on your own. Invest in ear plugs and lots of candles/incense to drown out the stench of human waste.
I am very pleased to be with them.
There is always good attention with all the enquiries I have and I feel pleased.

I was a tenant in a property ‘managed’ by Woodfell. Horrendous experience which was very stressful and upsetting, I strongly advise prospective tenants to avoid this company, for reasons far too numerous to list here.
I had a great experience renting through this agency. The entire process was smooth, transparent, and well-organised. Communication was excellent throughout — every question was answered promptly and clearly, which made everything much easier.
The flat was exactly as advertised: clean, modern, and ready to move into. I really appreciate the professionalism and support from the team from start to finish.
Highly recommend for anyone looking for a stress-free rental experience and reliable service!
