God knows where to even start
God knows where to even start. We rented a property which although very dated appeared to suit a rather urgent need for accommodation.
On moving into the property there were significant issues, the majority of the patio pavers were either lose, falling off and dangerous and needed complete relaying(health & safety issue no.1. )
The gas hob of the range cooker was not safe to use as only 2 of the 6 burners worked.
The downstairs cloakroom had urine seeping back up through the tiled flooring requiring daily bleaching (Health & safety issue no. 2)
The sink and tap in the utility room was unusable as the tap was falling off due to the worktop having blown and fallen apart (the laminate type).
The dishwasher did not work.
The back door to the garden was in operable.
All of the above issues were inspected by contractors who agreed with us that the utility room needed new worktop.
The hob part of the range needed replacing.
The drain services people inspected the drains for cloakroom and reported many cracks in the pipes and the drain itself needed some reconfiguring to stop waste gathering on the sides and not being flushed away.
The patio man came, agreed with us and instructed Osprey that some 20 pavers needed completely re laying.
The dishwasher most likely required replacing although changing the memory board would have been the first line in repairs.
In all of this, not one thing was repaired or replaced as apparently the landlord didn't have any finances to undertake anything pertaining to his side of the contract.
We were not offered a reduction in the rent, the landlord would not offer so much as a timeline where even if one thing a month was dealt with we would have engaged and agreed with obviously the (H&S) issues being a priority.
Osprey were fully managing this property and should have forced the owner to relinquish part of the rent due to him in order to undertake at least one repair a month (unsure if this is part of the renters rights) so that is my opinion not a legal statement.
We were effectively forced out of the property as we were no longer prepared to pay someones mortgage who would not look after his property.
Osprey throughout have been thoroughly unprofessional, not one visit to the property, not returning calls, sending emails advising they'll be in touch (you get the picture), and to top it off when it came to refund of our full deposit the lettings manager required my bank details etc etc and then albeit possibly in error to send my personal details to a complete stranger requesting permission to refund deposit to my account. She did apologise. Somewhat funnily the unwitting recipient did correspond and suggest she pay the deposit back to my account.
The Osprey Oundle branch are now at the beginning of an investigation into a data protection breach having sent this poor gentleman my personal details.
Getting the deposit back has been a gargantuan effort with one staff member saying one thing, then another a different. Today I was told the payment was sent to my account on the 7th this month. I advised no. Asked for accounts number, apparently they dont know it so they would get in touch with accounts and advise. Told that the payment was made today at 12.55pm (9th) so not on the 7th .
One final thing in what seems to be an extract from the Odyssey
Despite knowing all these things wrong with the property, the landlords refusal to remedy anything that they are still advertising it for rent for some other poor unsuspecting tenant. I think that sums up the moral of this company.
We've incurred enormous expense, removals, storage and now currently no home, living with a friend for a few days and not one apology or offer of compensation .
I'd like to meet with the manager of Osprey, but dont think that's going to happen and they are very protective about giving out the owners Osprey co. Details for me to make a complaint.
Don't rent through Osprey in Oundle Road, Peterborough or at least if you do be prepared.
