Don't waste your money!

If I could give it negative stars, I would. AHS contracts with a home repair company that has bad reviews on every website, they have limited hours to come to your home, when a technician does come, he's there for all of 5 minutes and all he does is take pictures of the item needing repair. Then a week or 2 later you get an email saying that the part needed will take 16-24 weeks to come in. This company is a joke! Stay away from them!

AHS A disappointing experience and ongoing issue

I am experiencing an emergency. I discovered yesterday my hot water heater was leaking and had soaked into my hard wood floors, It was a Sunday morning, I called and could not reach a soul. I created a service case but assignment was offered for the next 24HRs I had to do something immediate.
I called a plumber, then were at my home within 2hrs, it turns out my hot water heater is busted and needs replaced, The plumber shuts off my hot water to minimize the leak , gave me an estimate for replacing the water heater, I did not commit to the fix, I waited till this morning 4/20/2026 to engage AHS to request permission. A lady named Abby tells me this is not an emergency the vendor patriot plumbing just called to schedule my case for Wednesday meaning no hot water for 3 days in my house and a persistent leak that's damaging my hardwood floors. Abby with AHS says the secondary damage is not their problem and the primary concerns is not what they would consider an emergency, i have guest in my home with no running hot water since 4/19/2026.
I suggest to the company that they may need to create an emergency protocol and offer alternate solutions to help their client solve these home repair issues. How a water leak and no hot water is not considered an emergency is beyond me, I will escalate to their executives, if that doesn't solve my problem, I will consider additional actions.

Serious Concerns About AHS Contractor Vetting and Accountability

I had a very concerning experience with American Home Shield (AHS) that every homeowner should be aware of. AHS dispatched a contractor, Exclusive Appliance Repair, to my home to address an issue with my refrigerator. During the visit, the technician forced the refrigerator door open and caused significant damage. After reporting the incident, the contractor denied responsibility, and AHS chose to accept their statement without conducting any independent investigation. When I requested proof of the contractor’s insurance, licensing, and business registration, AHS was unable to provide it. I also attempted to verify the legitimacy of this contractor and could not find any credible business records, reviews, or registration under that name. During the claims process, we escalated the issue and included AHS executives in our communications. Despite this, no meaningful investigation was conducted. AHS refused to repair or replace the damage caused by their assigned contractor. As a result, we were forced to replace the refrigerator due to the extent of the damage, resulting in unexpected financial loss. This situation also raises serious concerns about customer safety. Allowing contractors who may not be properly vetted or verified into customers’ homes creates unnecessary risk and reflects poorly on AHS’s responsibility toward consumer protection. Based on my experience, I cannot recommend AHS

Great company

Needed help. They came right away and decided that I needed a replacement. Sent a link for me to select my new microwave. They came to install it and discarded the old one...all no charge!

Fake warranty

AC quit working. Paid $100 for their tech to come out as AC is a covered service. He found the breaker blown. He tested the system found nothing wrong and left. It blew some more. He came back. Decided the air handler and ac unit were on the same breaker (they weren't). AHS sent out an electrician. After 2 minutes he claimed the wiring was sized too small to handle the startup load. He was gone in 5 minutes. AHS now claims it's not covered and is keeping the $100. Back to square one with a brand new service call of my own and 100% coming out of my own pocket.

I’m giving American Home Shield 0…

I’m giving American Home Shield 0 stars, and honestly that might be generous. What a disappointing and frustrating experience—this service feels like a complete waste of money.

They dispatched a plumber to my property without making sure I was contacted first, even though that instruction was clearly noted. As a result, my tenant was caught off guard when someone just showed up unannounced.

The contractor they sent was no better. I was quoted around $450 to flush a water heater—something that can be done yourself for a fraction of the cost. It felt like a clear upsell rather than an honest assessment. On top of that, they planted doubt by saying it “might not work,” which sounded like a setup for even more charges.

What really pushed this experience over the edge was the lack of communication. I paid a $120 service fee and still had to rely on my tenant to tell me what happened because no one from the company or the contractor bothered to follow up with me.

Overall, the value just isn’t there. Between poor coordination, questionable vendors, and zero customer service, this has been more of a headache than a help. Definitely not what I expected from a home warranty service.

This is the worst home warranty…

This is the worst home warranty company. Do not use them. We requested specific service on a cooktop that came loose. Charged us $100 then sent a tech out to say that's not covered. Why send the tech in the first place if its not covered. This is the second time this has happened.

I called America Home Shield to fix my garage door

I called America Home Shield to fix my garage door which is included in my contract. The technician came out and diagnose the problem. America Home Shield decline to pay for it. I have to come out of pocket of $1,400.00. They did not refund my $100.00. Read your contract and look at the clauses and fine printing.

I have had American Home Shield for…

I have had American Home Shield for about a year. I have had to use (AHS) twice since I have had them. Both times I was contacted by a repair person the same day they submitted the request and the service was completed within 24 hours. American Home Shield is easy to work with.

Don't waste your money

Title: Paid monthly + $100 service fees — got no real repairs, then a fee to cancel

I’m leaving this review to warn others about American Home Shield. I paid $35/month and $100 per service call, and after three separate requests, I still did not receive actual service or a completed repair.

Electrical panel/electric box (Service request: 12/23/2025): An electrician was dispatched, but no repair was completed and the issue remained unresolved.
Refrigerator leak: A technician removed a block of ice from the freezer area and left. No repair was performed and the problem was not resolved.
Plumbing stoppage (Service request: 4/10/2026): I needed the toilet removed so a commercial snake could be used. I was told it “wasn’t covered” because removing the toilet was required to access the line.

So I paid repeatedly and got excuses, denials, and no solutions. When I tried to cancel and asked about refunds, I was told I’d be charged $50 just to cancel/turn off the service.

In my experience, this company does not deliver what it advertises. I do not recommend American Home Shield to anyone who expects real coverage when something actually breaks.

I truly don't understand the 5-star reviews for this sham co.

I truly don't understand the 5-star reviews for this company. My experience, every time is the complete opposite. I've made 5 claims on my home in the time I've had my home warranty active on my home. Every time it's a nightmare even finding a competent contractor much less a person with a tool belt. Once they do, they send over complete clowns that have no idea they even have an agreement or relationship with AHS then proceed to BILL ME.....every time! Secondly, when you call AHS you're met with people who are just trained to go through the same boiler plate disclosures and platitudes to get you off the phone quickly because the CHURN on these has got to be asinine. Anybody that actually retains a Home Warranty after the freebie by the Seller is a straight up sucker... Lastly and more specifically, I filed a claim for a Roof issue and it took 3 weeks to find someone, another 3 days for that someone to send the "Report" to AHS, 1 day for AHS to approve the "report" and all the while, I've got extensive water damage. They also don't cover ANY interior drywall work so the whole time I had an issue, costs kept mounting for me inside even with me doing as much as I could to mitigate further damage during the delays mentioned above. It's not as if I let water come in while twiddling my thumbs like some of you reading this might think... Me and my buddies were fixing the inside and trying our best to makeshift fix the outside until the Roofers came....At the end of the day, it would of been CHEAPER to file a Home Insurance claim and pay the deductible but Hindsight....Initially, I thought, I have this HW, it'll cost me $125 service fee and a little Mud, Tape, Paint on my part. Nope....Then to top it all off, I requested a refund for the $125 service fee because it took two weeks for them to send someone out and I was told "No"... so hence this review and the TrustPilot, BBB, and any other place I can find to spread the word about the horrid business and frankly business model where the scam you.

The customer service is great and with in their scope they are helpful.

America home shield was able to offer me a cash out in order for me to buy the right cooktop for my house. They couldn’t find the right cooktop to replace my old unit, and there were no parts available to fix the old unit but I was able to find the right cooktop and replace it. I did however had to cover the majority of the cost out of pocket.

Defective Water Pressure regulator

My water pipes started to BANG when I turned on the water. I checked the PSI in the pipes and it exceeded 90 PSI. The pressure regulator was factory set to 50 PSI. (Defective pressure regulator) I called American Home shield having had the coverage for nearly a year without ever having a claim. The plumbing company sent out a young inexperienced man who did nothing but "look" not once checking the pressure, listened tpo tjhe banging and called someone.. They wrote up that I needed hammer arrestors because mine were "defective." (I never had any of these ever on any of my water pipes so they could not say that they were defective.) That was to cost me over $800 since those were not included in the home warranty contract. Later on I did find somewhere in the paperwork that the plumber had sent to American Home Shield that i needed a new water pressure regulator. I tried repeatedly to get hold of someone at American Home Shield to authorize the replacement of the defective water pressure regulator, but they had already denied my claim and NO ONE would ever connect me with the person who declined the claim. It was "out of their hands." I was trying to get this resolved on my cell phone at the hospital at the same time my spouse was in ICU. The plumbing company was no help either. I think they work in concert to find something else that they perceive is wrong just so they can deny claims. I was o angry that I told them to cancel my contract for the remaining couple of months and they actually charged me to cancel the contract. I would not recommend American Home Shield to anyone. I have had too many expenses and things to do after my wife wife passed away and have not had the water pressure regulator replaced. But I'll not be paying a monthly bill for an American Home Shield service that is no good. I will allocate those funds to go toward a legitimate plumber to replace the water pressure regulator and not have unneeded hammer arrestors installed.

Success—no more annoying gurgling!

I believe I called American Home Shield on 10 April. I describe the problem with the sink and they said they would contact a plumber in our area as soon as possible. Then I was told the next day that the plumber would be coming on Monday the 13th he came as expected and was very professional checked out the problem first and then went and got his equipment and started to work to unclog the drain, we thought it was a vent problem, but he said it was not so after he ran the auger all the way out to the drain the drain out the sink was able to dispose of all the water that he ran during the entire thing, and there was no gurgling sound as we had had for the past few months. We were very impressed with the young man who came. He was a worker and didn’t give up until he got it unclogged.
