Read this before you commit to any deal with Ariane Real Estate:
I’ve purchased three properties through Ariane, and I’m sharing my experience to help others who are thinking of investing with them.
To be fair, Ariane was one of the first companies in the market to offer long-term payment plans, some going up to 9 years. That’s what initially attracted me. However, I haven’t received any of the units yet, so I’ll update this review once I do to share more about the handover and quality.
That said, there are several important issues you should know about before investing:
1. Misleading sales process
Ariane works with outsourced sales teams. These agents are focused only on selling and, sadly, often share misleading or incomplete information. Once you sign the contract, you’ll stop dealing with them and start dealing with the after-sales team—and that’s where the problems begin.
You’ll suddenly hear new information that can change your entire decision.
Advice: Don’t take anything the sales team says at face value unless it’s clearly written in the contract. Always confirm details with the after-sales team by email for documentation.
2. No contract draft before payment – another trap
You won’t get a draft of the contract until after you’ve paid the down payment. This means you’re committing without knowing all the terms. And once you’ve paid, it’s very hard to cancel or get your money back.
Advice: Always verify everything with the after-sales team before paying. Get it in writing.
3. You’re stuck with the project once you pay
Ariane’s different projects belong to different owners. Once you’ve paid the down payment, you cannot switch to another project. You’re locked in.
4. No clear commitment to handover dates
There are major delays in handovers—sometimes by years. This wasn’t a deal-breaker for me, but if timing is important for you, think twice.
5. Poor communication
Communication with the company is a big issue, though it has slightly improved over time.
6. Hidden service fees
If you’re buying a unit, check the service fees directly with the company managing the area (e.g., Qatari Diar). The sales team often gives inaccurate numbers, and these fees are usually not mentioned in the contract. I’m currently bracing for a surprise when it comes to service charges.
