Dealt with APG with total désappointement and have not received a formal response with a proposal to rectify the issues. Below is copy of the email I sent them outlining my concerns. I feel the least I can do is share my experience here.
I have given several months for them to react , unfortunately they haven’t.

After reviewing the documentation related to our recent property transaction, I must express my considerable disappointment due to numerous discrepancies and issues. I have outlined these concerns below for your reference:

The property information pack was signed and submitted on May 30th, several months prior to my engagement with your services. The property was presented to me as a recent and urgent investment opportunity (in August), with the Land Registry document dated May 24th, indicating that the process commenced before our initial discussions with APG.

There have been inconsistencies in the narrative regarding this property. Initially, I was informed that APG acquired it for £125,000 and intended to sell it to me for £127,000 to cover costs. This explanation has since shifted to a story involving a distressed sale due to divorce.

Regarding the indemnity policy to avoid searches, I requested a briefing and the Terms & Conditions to assess whether I would proceed without the searches. However, the disclaimer sent to me yesterday seems to contradict my earlier instructions and suggests that I opted out of the indemnity, despite my clear preference for further review. Additionally, the disclaimer stated that the indemnity policy (which I have yet to see) does not provide full coverage. Furthermore, the disclaimer addressed was incorrectly attributed to my wife with a misspelling of her name.

I was advised to conduct an environmental search specifically for coal mines, which has yet to be processed.

The property information documents contain unanswered or contradictory sections (e.g., 12.1, 10.1, 12.2, 12.3 (a), 13).

The energy rating of the house is low, falling within rental limits.

The leasehold details remain unclear, and I have not received any official documentation regarding the land lease costs or other associated expenses. I was initially informed that the cost was £20 per annum, but this information has not been substantiated.

The Land Registry document sent for signature contains misspellings of both mine and my wife's names, despite my submission of a clear copy of our passports. Additionally, there has been no identity verification throughout the process.

The completion date was set without any prior discussion with us, and varying dates have been communicated (August 31st, September 6th, September 30th).

I have been repeatedly contacted by phone to complete documents that were not yet provided. When I finally received the documents last night, I was urged to sign and return them immediately, including processing the funds.

Despite several inquiries regarding the necessity of processing payments or advances required by the solicitors, I have not received any responses.

Given the issues outlined above, which indicate significant flaws and miscommunication, I am uncomfortable proceeding with the current transaction. I believe these concerns undermine the confidence required for a successful process and diverge from our original agreement, which was for APG to safeguard our interests and facilitate a smooth transaction.

I had signed up to Aspire’s sourcing service and found them to be really helpful. I was explained the whole process at the start and given clarity at each stage.

Though I was not able to complete my purchase due to reasons outside our control, I was kept up to date by Claire (my assigned client manager) at each step of the journey and she ensured we resolved the situation to my satisfaction, going above and beyond.

I have sold my property for the first time with aspire and it was an outstanding service from Adam and Terri from the moment Adam agreed the sale with myself. Very professional and friendly, although we had a few issues along the way so it took longer than expected to complete this was not aspires fault and in fact Adam and Terri did everything they could. I would definitely recommend aspire to anyone wanting to sell.

Sold a But to Let property recently through Aspire. Selling direct through a Property Management Company was something I had not considered until I found Aspire by chance. All the staff I had contact with were efficient and professional. They met or beat every milestone date through the process completing in 10 weeks. Poppy, Noura, Luke & Scott were the people I dealt with at various stages of the process and all made the process simple & efficient. Will certainly contact them in the future at the next sale to put to offer and hopefully progress to sale.
