To clarify, Avail does support users who are either listing a U.S.-based property. There are some steps that have to be taken to verify the user’s identity, but there are a few options available. I have followed up via email so we can help you through the verification hurdle you encountered.

To provide some clarity, our Promoted Listings feature is designed to give your property premium, "top-of-page" placement on several of our partner sites. This significantly boosts your listing's visibility to potential renters in your area. However, while better placement increases the opportunity for more leads, it doesn't guarantee a specific number of inquiries, as interest often depends on local market trends, seasonality, and property specifics.

While I understand you’ve already chosen to close your account, we still value your feedback as it helps us improve how we communicate our services. Although we cannot offer a refund for the promotion period that has passed, we would have loved the opportunity to review your listing with you to help optimize its performance during your time with us. We do see that you were able to connect with an agent on 3/2. During that conversation, our team member aimed to explain the standard processing timeframe for payments through Avail, including the gap between the tenant's initial payment and the final deposit into your account.

Thank you for sharing your concerns. We’re truly sorry to hear about your experience and understand how frustrating this situation must feel.

We want to clarify that Avail is a software platform that landlords use to manage their properties — we do not manage properties directly or oversee landlord conduct. Regarding the lease, we’re only able to provide access to documents that have been fully finalized. In this case, the lease in question has not been signed by the landlord, which is why neither party has access to it through our system. For the same reason, certain features, such as maintenance requests, would not be available without an active, finalized lease.

We encourage you to continue working directly with the property owner to obtain the documentation you’re requesting. If there’s anything related to platform access we can help clarify, our support team is always available.

Thank you for sharing your concerns — we understand how alarming and upsetting a disputed payment can feel, especially when you’ve acted in good faith as a landlord. We want to clarify that Avail does not remove funds arbitrarily or without process. When a tenant files a payment dispute, it is handled through the banking network’s ACH dispute process, which requires Avail to temporarily debit the funds while the dispute is formally reviewed by the banks involved.

This process is not a determination of fault, and it does not mean the tenant automatically “wins.” Landlords are given the opportunity to provide documentation and context, and the outcome is ultimately decided by the financial institutions governing ACH transactions—not unilaterally by Avail.

We recognize that this experience can feel sudden and unfair, and we agree that clearer communication and guidance during disputes is critical. Your feedback is important and helps us continue improving how we support landlords through these situations. We strongly encourage you to contact our support team directly so we can review your specific case and ensure you’re informed at every step.
