Make sure your are clear with your expectations.
We had a rough go with the first round of estimates for yard work, but that was mostly because I don't think I was clear about what we actually needed for this property. Once I clarified there was no mowing to be done, the price for regular clean up came down real quick. This company does great work, and I don't have to worry about weeding any more! It's awesome!
The things we love:
1. We don't worry about collecting rent, or late rent.
2. Getting a renter into the unit was relatively stress free and they took care of all the advertising and background checks.
3. The Belong staff is always very friendly and the app is very easy to use.
Things that could use some work (because it's life and we can all get better at something)
1. The length of time it takes to get estimates could use some fine tuning. We waited about 3 week each time and these were for things that we really wanted to jump on. All in all, the work got done for a price we can manage regularly.
2. We have an outlet in our unit that does not have the reset switch on it but is still on a circuit that is completely GFCI because that's how the builder set it up. However, each time Belong staff comes in and sees the generic outlet, we get another warning that it needs to be fixed when it does not. This has taken several conversations and pictures of circuit boxes to resolve. I also fully expect to have to deal with this again when we are between renters.
Considering everything, my husband and I are very happy with hiring Belong to be our third party management for our rental. We feel the benefits have far outweighed the irritations.

The level of incompetence knows no bound
The level of incompetence knows no bound - they didn't tell me my tenant broke the lease, I had to reach out about it when I started to get automated emails about listing my property; they didn't confirm pricing before re-listing it and they didn't even look at what market pricing might make sense given seasonality from prior rental price; they didn't collect the break fee from the tenant before the tenant moved out. They didn't start marketing it when the tenant broke the lease, they started a month later. DO NOT USE BELONG!

I signed up for this aspect of belong trusting their marketing efforts will prove successful in getting us a tenant. They inspect the property and provide a lockbox free of charge and sounds like they will own the entire process from finding a tenant to lease agreement and property management there after. They are also offering $9k plus in eviction expenses in case of a default tenant situation. Overall I was sold on all these stress free services and see how my experience turns out in a month or so.
