We booked the family villa stay in Malta through directrentalsmalta.com after having the same villa booked through Airbnb cancelled by Airbnb as it was being delisted.

However, the villa met our families needs and location so we decided to keep the booking through Direct Rentals.

We requested 2 cots and 2 highchairs prior to arrival and told they would be there. When we checked into the villa there was no sign of any cots and high chairs for the babies but after contacting Matthew the 360 Estates Group manager on WhatsApp they were promptly delivered to the villa.
My wife and I decide to let our children and grandchildren share the main villa and we took the separate annex.
On entering the annex there was a nasty smell which we soon realised was coming from the toilet as after flushing it just filled to the top with some unpleasant things floating around. We let it go down and tried again and same happened. So again I messaged Matthew on WhatsApp and he sent out a maintenance guy to come sort it that evening
Long story short the blockage was a tree root growing up into the toilet causing significant backing up of well you know what!!
After flooding the bathroom and annex floor and the stench was now totally unbearable my wife and I decided we would sleep on the sofas that night in the main villa. The toilet got fixed after the root was pulled out but the annex needed a thorough deep clean which Matthew promised would be done the next day.
The next day after spending a lovely day on the beech we returned to the villa around 6pm and the annex had been cleaned but then we found that there was now no water supply to the property.
The maintenance man came out again that night but was unable to get the supply working and said he’d have to come back the next day. That meant a second night that my wife and I had to sleep on the sofas in the main villa.
The following day the maintenance guy came back at 8pm and still could not get the water running so had to contact the property owner who came out and located the boiler in a locked part of the property which had an air lock. After closing and opening the valve this rectified the water flow and water was back on around 22:30 that night so finally we were able to stay in the annex.
The rest of the stay was without event and the villa finally met our needs. The pool area was nice and the amenities at the property were adequate for what we needed and location was good only 20min walks to the beech bars and restaurants.

After facing these issues we approached 360Estates to discuss compensation for what was almost 3 days that we could not use the annex and they were very accommodating saying that they totally understand that we had issues that made the first part of the stay unpleasant and were discussing what they can do by way of apology and good will to ensure that we would want to be return customers in the future.
Up to this point they were very responsive and answered all questions and queries promptly until it became about giving us some money back which I had to chase for over 2 weeks after the holiday ended.
The compensation offered was an insulting 150€ which we managed to get up to 200€ but even this felt insulting for the disruption to our one week stay.
Needless to say we won’t ever use anyone associated with direct rentals Malta or 360 Estates group again in the future.

Cancelled our booking at one of their places offering an unacceptable alternative. Then told us he hadn’t cancelled because he offered an alternative. Terrible customer service and dishonest.

Cancelled without reason. Offered another property much further out and not within our criteria.

This place is a scam. We booked for 8 people and they cancelled and offered a new different place much further away. They tried to ask us to cancel as they said they are not cancelled when the place they offered was substandard and no way near the same quality.
