I have been working with Lynne Whittingham and Matt Harper-Penman at Fabrik for several years now and have only great things to say about them. Their passion for supporting clients in achieving their property investment goals is truly commendable.
Speaking from the point of view of the financial mortgage broker, they work tirelessly to ensure that the whole power team — including myself, solicitors, valuers and even vendors — are all moving forward together to make each transaction as smooth and seamless as possible for their investors.
What really stands out to me is their communication, professionalism and ability to keep everyone focused on the end goal. Fabrik - The best in the business.
I’ve just completed my first investment purchase and refinance with Fabrik Property Group, who have been truly fantastic from start to finish. To begin with, I had a 1-2-1 video call with Matt Harper-Penman, who showed himself to be both knowledgeable and considerate from the first. During this call he provided me with a range of below-market opportunities and his appraisals of each of them while recognising my situation as a first-time investor. Right from the off I felt that I was in the safest hands in the industry.
Once I had made my choice, we proceeded with the purchase using all of the contacts in Matt’s phone book. I truly don’t know what I would have done without his locuplete network of property professionals; it’s the sort of resource which might take a lifetime to acquire, and I’m so appreciative that he made it available to me.
Once the purchase had been completed at well below the market valuation using a bridging loan arranged via yet another of Matt’s contacts within the industry, the refinance process began and I was introduced to another excellent member of the Fabrik team named Lynne Whittingham. All went smoothly with the refinance until, right at the moment of completion, the lender MFS entered administration, and I was left fearing for the future of my investment. However, with Matt and Lynne in my corner, I needn’t have worried. They sorted everything, finding another lender in a matter of days and keeping on top of the whole process so impressively that the entire situation passed without engulfing all of my waking hours, leaving me free to deal with my day-to-day, safe in the knowledge that I had the best team in the business going into bat for me. I now have my dream first investment property, and I owe it all to the brilliance of Matt and Lynne at Fabrik, whom I very much look forward to working with in the future.
I would happily recommend Fabrik to anybody; they’re an absolutely superb team.

Excellent service from start to finish
As a first-time property investor I had loads of questions, but Steve made everything easy to understand. Nothing ever felt like too much trouble and I always knew what was happening. I’d definitely recommend Fabrik to anyone looking to invest in property.

Failed undelivered investment by Fabrik & X1.
Fabrik sold me an investment into flat (X1 Manchester Water) that was now delivered and now the developer went into liquidation. The deposit that they took was very high and unprotected, it was passed to the developer and spent. Two towers were not build and now they claim the money is gone. Fabric and X1 ignored all communication and official letters for past 6 months presenting standards of a 3rd world country.
The customer service is great before they take your money, after that they simply ignore you.
I had a really bad experience with Fabric Property Group and wouldn't recommend it to anyone.
The worst thing is that Fabrik keeps selling with the smile on their face like nothing has happened.

Thank you for taking the time to share your experience. We are genuinely sorry for the disappointment and frustration caused by the outcome of X1 Manchester Waters. We appreciate how difficult this situation has been for you and the other purchasers affected by the administration.
Whilst we respect your views, we do feel it is important to provide some context regarding Fabrik's role. Fabrik acted as the introducing agent and was not the developer responsible for constructing or funding the development. Throughout the life of the project, we regularly sought updates from X1 and communicated verified information to purchasers as soon as it became available. We appreciate that, particularly in the months leading up to the administration, the lack of meaningful updates was frustrating for everyone involved, including ourselves.
Before agreeing to market Manchester Waters, we met with X1's directors and owner, visited completed developments, and spoke with other experienced businesses within the property sector that had worked with X1 over many years. At the time of your purchase, X1 had an established track record of successfully delivering numerous residential developments comprising thousands of completed apartments. Manchester Waters Tower D was the fourth tower of a five-tower development, with the first three towers having already been successfully completed and occupied. There was nothing at that time to indicate that the remaining phases would ultimately enter administration, and based on the information available, we believed we were introducing our clients to an experienced and established developer.
We are also disappointed by the suggestion that Fabrik ignored client communications. Whilst there were periods where obtaining meaningful information from the developer proved extremely difficult, we continued to chase updates, escalate client concerns and provide information whenever we were able to verify it. Unfortunately, once the developer entered administration, many matters were outside Fabrik's control.
Finally, we would like to address your comment that Fabrik "keeps selling with a smile on their face like nothing has happened." The administration of the X1 companies has been deeply disappointing for us, as well as for our clients. We have never taken these events lightly and have spent a significant amount of time supporting affected purchasers, responding to enquiries and assisting wherever possible. Every development we represent is assessed on its own individual merits, and the circumstances surrounding X1 have not changed our commitment to acting professionally, responsibly and in the best interests of our clients.
The outcome of this development has been deeply disappointing for everyone involved. Whilst many aspects of the administration process are outside our control, we will continue to support affected purchasers wherever we can and provide assistance and updates whenever possible. We wish you all the very best moving forward.

Fabrik Property Group sell promises on…
Fabrik Property Group sell promises on behalf of companies like X1 Developments who are in frank breach long stop date on our contract and refuse to acknowledge or return the deposit. So far all we have is empty promises and their "partner" now in administration. Hundreds of thousands of Pounds disappeared.
The representative of this company gave advice which has turned out to be contrary to reality at every turn with regards to new builds, mortgaging and ownership. If not for me complaining directly to the CEO of Fabrik I would have still had no response or input from Fabrik! We may never see our deposit again, but hopefully this saves others from making the same mistakes.

We are sorry that you felt you had to escalate your concerns to our CEO. Client concerns are always taken seriously, and where issues were raised, we did our best to obtain answers from the developer and keep purchasers informed as the situation evolved. Unfortunately, once X1 entered administration, many matters fell outside Fabrik's control.
We remain genuinely disappointed by the outcome for all purchasers and continue to assist clients wherever we can by sharing information as it becomes available. We sincerely hope the administration process provides clarity for everyone affected and wish you all the very best moving forward.
