Everyone that I know that rent from invitation homes is having problems with the overcharging they say they're smart houses I don't see anything smart about these houses. Stop overcharging people for fees that is not there responsibilities it is for the owner of the property to take care of those responsibilities not the tenants not the renter understand that renter not buyer this is why you all are getting sued right now because the actions that you are taking with your tenants that doesn't apply to them I am one of them and I will never rent from you all again

This company is the worst and I mean the worst rental company ever. When I moved in the deck was rotted through in a few spots. My deck was taken apart about a month ago. The debris is still sitting in my backyard. It’s taking this long to get a response about the debris removal. Also no one can tell me when or if it will be rebuilt. I emailed the customer service rep called and escalated the problem repeatedly. Seems like they have no interest in doing anything except collecting payment. Not to mention the numerous broken or poorly repaired things in the house.
1/10 I do NOT recommend.

The worst company ever—they provide no support to tenants. The rent is outrageously expensive; the contract states one amount, but when it comes time to pay, it’s never that figure.

Great contractor DMS! This is the best contractor they sent. He was professional didn't do a half job. He fixed it right like I owned the property.

Service was done by knowledgeable technician and in a timely manner with no problems. Have had no problems with IH going on 4 years now. Always have my issues addressed with no confusion. Technicians have been respectful so far and the office personnel have been great too

Another crazy Invitation Homes maintenance nightmare. I was just here in April. Here i am again. Hot water heater went out overnight and water leaked out to the street. To make a long story short...a quote was submitted for remediation of the area where the water went into the drywall. Almost 48 hours later, nothing from Invitation Homes. I had to call to get this issue elevated. 5 days no hot water! This is getting beyond ridiculous!

He came with a smile and assisted well. He didn’t hesitate to get the job done. And he completed his task in an organized and professional manner.

Invitation homes is a great place to live. I've been there for almost 3 years now and I have yet to have a major problem with them. When there is something wrong that needs attention to, I place a work order and maintenance always show up ready to work and does a thorough job. This a great place to live.

Gets the job done

My experience started off rocky with certain things in the home needing to be repaired or cleaned as soon as I moved in. I didn’t expect to see nasty black mold in the toilet where the water comes out from that looked like it was never cleaned properly. Additionally, there was dirt and paint that was caked up on the wire closets that needed to be scrubbed before I could unload my clothes. There was also a leak under my kitchen sink that needed to be repaired which left remnants of black and gray gunk that were left falling into the cabinet (Gross!). Maintenance did address the issue right away and replaced the under-sink unit, but that is not something I should have had to experience upon first moving into a new home, neither should I’ve had to scrub the toilets (3rd time and black mold and gunk still chipping away) or the closets. This is something that should have been handled before I arrived. There were other minor issues that were just recently addressed with my Pro care visit where the maintenance tech was very thorough. Overall, there seemed to be some quick fixes prior to me moving in, that left some things undone and sloppy, but I will give credit for the the company addressing the issues in a timely manner. It’s just that I shouldn’t have had as many issues in the 1st place in a place I just moved into. Right now I’m on the fence with the company and will update my review once I see they are consistent with addressing concerns.

This is a terrible company to go through. I have never upgraded or improved anything at the house, yet they're always finding new things to charge on us each year. They are a nickel and dime kind of a company. This month they're wanting to charge us $87 to use our debit card to pay our rent. They are claiming that it is a credit card. I called and waited for a phone call back for over 2 hours. I explained to them that we did not have credit cards, that this is a debit card through our bank. We have used our debit card to pay our rent for over 2 years now. He said that they would "investigate this". In the meantime, I have to pay that amount or I will get charged a late fee. It really is a shame. We like the house, and the neighborhood. Too bad company to rent from. Beware!!!

Strong communication and ease of doing everything online.

If I could give zero stars, I would. This experience reminds me of dealing with JWB all over again. Maintenance and repair concerns do not seem to be a priority. My cabinets are falling apart and coming apart, yet the issues have not been properly addressed.

What is even more frustrating is being forced to pay for an internet package that I clearly stated I do not want or need. I already have internet service at a much lower cost that works for me, and I refuse to pay an additional $85 added to my rent for something I did not choose.

This situation has been extremely disappointing and stressful. I expected better communication, better maintenance, and more consideration for residents' concerns. At this point, I honestly cannot wait until I am financially able to move because living here has become a frustrating experience. I truly wish I had never chosen this company.

Disappointed that my effort to clean the house was not recognized. Discouraged with invitation homes overall honesty, integrity and professionalism.
Move out deposit was deducted for ridiculous charges.
Do not rent with this company. Should be called slum lords.

I’ve been with Invitation home for under a year and although it’s not like and apartment where you can go request a on duty maintenance person, her with invitation home you have a professional based on the service needed to cover it. Even though it may take some time the work gets done.

I should be able to give zero stars. While every customer has a different experience, mine has been the worse experience I've ever had renting. Invitation homes are liars. My lease states one price only to be billed for a totally different home. I had to switch homes because the one I applied for wasn't ready. I was charged $300 extra without explanation on my first full month rent. Was given a runaround before they would reverse my holding fee. When I called to be assisted with the issue staff acted as if I was bothering them. My second month was over priced billed more than was stated in my lease. Nobody wants to talk to me or transfer me to someone who can help. Constantly saying ill get a call back from management team which never happened as this is the second month. "Promoting worry free renting" bogus. This has been so stressful, I was served a letter of notification that they are about to take legal actions against me when I did not even owe them in the first place. Staff are rude and unhelpful. I would never recommend Invitation homes, if you did not yet commit- RUN. Don't do it!!!!

The maintenance person respected my space and time for the entire repair visit. He identifies himself. Out on shoes covers before entering after he gather his tools. Upon completion he demonstrated that the machine was operating properly and he left behind no debris or trash.

I have been dealing with an ongoing HVAC issue since moving into the property. The problem has never been fully resolved, despite multiple service visits and repeated documentation by technicians.

I am being charged for a service visit where the technician allegedly stated that the issue was resolved. However, the HVAC problem is still not resolved and continues to exist.

According to the HVAC company, at least four repair proposals were submitted regarding the system, but none of them were approved by Invitation Homes.

Despite this, I am now being charged for this visit and the charge has been added to my monthly rent, and I have been told it cannot be removed.

I have sent more than five messages to both Madeline Reyes and Angelisa Simpson. The only response I received was that they could not assist me. After that, I was told they were out of the office, and since then I have received no further responses.

I also have recorded conversations with the HVAC company confirming the history of submitted proposals and the ongoing issue.

Additionally, I was told by maintenance staff inconsistent information compared to the HVAC provider, and there has been no clear resolution or accountability.

This entire situation has caused significant stress due to the unresolved issue, lack of communication, and continued charges for a problem that still exists.

I would never rent from Invitation Homes again. We have lived here in queen creek for about 3 years and we have had multiple issues with Invitation. The house was brand new when we moved in and some of the issues that we have had are not the problem of Invitation but in how they handled it. They have had to replace the dishwasher, stove, disposal, and fix a few leaks. The issue is that they send multiple people out for the same work order trying to be as cheap as possible, only to finally decide to replace the item. Then they replace it with the cheapest model they can, not comparable but the lowest of the lowest model.
The other thing is when they advertised this home, they said we would have access to the community pool and whatever else is in the community, however upon moving in, we didn't receive a pool key fob, when asked about this, they advised that it would be $50 to access the pool and another $50 to access the bathrooms inside the pool area. What!? When I asked the association, they advised that both keys are given to the homeowners when house is purchased, so Invitation received the keys but they just want another way to charge residents.
Another issue is we had a weed that was under a plant that was mixed in with some bigger bushes so we didnt see it, and apparently the association sent a letter saying we had 10 days to fix and Invitation sent us a letter and charged us $40. The association would not charge unless it was not resolved by the 10 days. So again another way for Invitation to nickel and dime residents. I get i should not have weeds but that is ridiculous.
They have tried to charge us a few times for little things that they didnt notify us of, but because I am very aware of what I am being charged, I noticed my rent was higher.
It is also impossible to reach someone for your community at Invitation. They dont give out their phone numbers and when you call the 800 number you are just getting a call center and it takes days to get a return call
