I very recently reviewed some service charge invoices, in connection with the service charge year which ended in 2025. I spotted a claim form which showed that an MCR marketing employee had claimed, from our building's account, the sum of £ 1,125.00. According to the claim form, this was for an overdue bill relating to the purchase of computer software. On accounts 'nominal report' the charge was entered as - reimbursement for overdue PR Reputation Management bill.

I decided to look into this and discovered that we are not responsible for paying for Reputation Management. This is not a valid service charge, even if used to handle bad publicity surrounding rough sleepers in a building's stairwell. Under English property law the charge is unlawful. It's corporate business expenses. Not to be passed on to Leaseholders.

I complained and within days received a reply from person 'A' .
(Don't feel comfortable naming anyone) I wasn't happy with the reply, complained again and this time 'A' stated that, in connection with the sum of £ 1,125.00, this was a valid service charge and her previous email had been ACCURATE. No point arguing with her as it can be exhausting. She often talks rubbish.

I told her claim form not enough, I wanted to see the invoice from PR company. When I received the invoice, which was billed to our account, it didn't have our building's address on it. Anyway, I was curious about this 'service charge' and wanted to know more. I rang the PR Company to get some clarification as to what work was carried out regarding our building. I identified myself as one of the bill payers not an employee from mcr, as suggested. PR contractor couldn't remember our building, even when I mentioned the relevant town, they couldn't remember. They told me they do mainly marketing work . I was encouraged to send in the invoice, they said they'd be happy to help with my query, by checking invoice against their records. I emailed them the invoice and never heard back from them.
I went back to mcr, they now knew I'd contacted PR company. Person 'A' now appeared less assertive about the issue, I thought she said her version was accurate. She got marketing involved. Person 'B' enters the scene. I received an email. He's a little aggressive, nothing I couldn't handle. He said that the PR contractor never stated they had no knowledge of our building , they just couldn't remember the specifics of the project from memory alone. Incorrect! That's exactly what they stated - I told them the name of the building, which I am not naming here, it meant nothing to them. That means they had no knowledge of the building. Why did 'B' feel the need to change the narrative and twist words? He couldn't have known what the conversation was? This was not a conference call. There must've been a good reason as to why PR contractor did not reply to my query after I had sent the invoice to them. PR company absolutely NOT at fault here. Not at all.

So, I now must assume this was just an overdue bill for computer software which needed paying, just like it says on the claim form. That's what marketing director put on the claim form, his words not mine.
Not only is this not a valid service charge, there's all the above s... on top of it.

I also have a maintenance invoice which had already been charged during the previous service charge year. The exact same invoice was charged again year - end 2025. On the accounts nominal report the date of the Invoice had been altered to reflect the relevant service charge year. The description of the work carried out had also been altered - on the nominal report.
Faced with the evidence they advised Money will be returned to our account. No apology or explanation.

Shocking. Rats run around and chew through cables. And we have to sort it out. Landscaping not started and it’s only been 5 years since completion. Absolute shit show.

Ignores you for months but able to respond to a negative review within ten mins. Says it all doesn’t it.

AVOID this company whatever you do. Incapable of running property. INCOMPETENT and totally unwilling to deal with problems. I had BLACK MOULD for over 4 months. Never replied nor deal with. I had to leave. Now I am owed rent refund for over 6 weeks. CANNOT GET ANYONE TO REPLY BY PHONE NOR EMAIL. This company should lose their right to trade. Dangerous!

I have had an extremely disappointing experience with this management company. There are numerous ongoing issues within the development that have been raised repeatedly by residents, some of which have remained unresolved for over a year.

Communication is a major problem. Responses are either very slow or non-existent, and when updates are provided, they often include deadlines that are not met. This has led to a complete lack of confidence in their ability to manage the site effectively.

Key concerns include broken safety and external lighting (leaving areas unsafe at night), unsecured building access, persistent cleanliness issues in shared spaces, unfinished landscaping that was part of the original offering, non-operational EV charging points, and abandoned vehicles taking up resident parking.

Despite these being raised multiple times, there has been little to no meaningful progress.

The overall standard of management falls well below expectations, and it is frustrating to feel ignored while continuing to pay for a service that is not being delivered. I would not recommend this company based on my experience.

The worse landlords ever. So incompetent and wouldn’t sort their on site parking out so ended up going to bailiffs. Not a company who practices what they preach. A bunch of lazy rude employees. Please don’t bother ever renting or buying a property they are attached to as it will come with bills and stress.

Worst ever letting agency, no reply for the emails. Gracy who never picked or replied our email. If you guys keep on appointing children like Gracy you guys will get low ratings, If there was a 0 star for the rating I’ll definitely go for that for the great Gracy. Thank you Gracy for not replying and not for doing the things that you are supposed to do and also for the childish behaviour you are showing us.

Absolutely awful experience. I’ve been living here for 4 months and I’ve managed to successfully get through to this agency ONCE. They never respond - have poor management skills and are incredibly rude.

I find it positively frightening that students are living in MCR properties. MCR were our landlords for our business property a few years back.
Their motto is clearly do nowt and spend nowt. Didn’t even do the mandatory stuff like service the fire alarm or extinguishers. There was clearly some dispute with the refuse collectors as the bins weren’t emptied for months.
We had to renew our lease during their tenure and had to spend a small fortune on solicitors to make sure we weren’t ripped off.

horrific management, false promises, increasing service charge and recieving less. asked for an extra set of keys 2 years ago. garage door constantly broken, not enough bins, and also suprise balancing service charges from before i owned the property that is magically now my debt. 50% increase on last years service charge and even less being done. electric car charging has never worked in 4 years. i would give 0 if i could stay away from this company at all costs.

I recently rented a property from MCR at Elfin Square, Edinburgh, for a 9-month period from October 2024 to June 2025, and had a very positive experience. The property was managed by Mrs. Shaheda, who demonstrated professionalism and was consistently supportive throughout our stay. She clearly communicated the rules and ensured everything was handled within operational guidelines, making the tenancy smooth and stress-free. The MCR flats are well-located and well-maintained. I would highly recommend them to anyone looking for a reliable and comfortable rental experience!"

Moved into a property and I must say that they are the most unhelpful and unprofessional company ever. I have to ask for the inventory, the electric, and the water readings. I have no hot water cause they refused to send someone to adjust the controls, but would send me poorly instructed YouTube videos to do it myself or ask me to pay for them to send an electrician to do it. I was robbed, and guess what? They don't care either. They refused to watch the videos and identify who went into my apartment.

I had a great stay at the Embankment West property. The building management was very professional, and Shaheda was especially supportive and helpful throughout. Her friendly and attentive approach made my experience even better. I highly recommend this place!

My partner and I had a wonderful experience renting with MCR Homes at Embankment West. The entire process—from moving in to moving out—was smooth, professional, and stress-free. Michelle Haynes has been extremely helpful to me as a tenant and helping me secure a rental. Have been a tenant going on three years now through MCR and even if tenancy agreements change due to owners needs, Michelle has always been on hand to help me find another rental and in the same building ! The rental market is not an easy one to navigate and MCR and Michele has always been willing to help. Thank you 🙏

The worse agency! We moved out of the property October 2024 we made sure the flat was left in immaculate condition and we received our full deposit back through the protected deposit company. MCR group later on emailed us privately stating that we still owe them £300 "rent areas" with zero evidence and they did not bring this forward when going through the deposit agency. Once we responded to the emailing stating that we have been through the deposit agency and they have deemed we do not owe any money, 6 months after and we received another email from MCR stating we owe £114 for terrace fee... this MCR group are crooks and scammers. Kirsty Holloway and Amina Patel are the most incompetent people I have ever met but mostly watch out for Kirsty Holloway she's a little scammer she will scam you for as little as £50 very desperate people.

I had a great experience renting from mcr in Sheffield . Especially when dealing with Lisa Riley She was always friendly, professional, and quick to sort out any issues. The property was well maintained, and communication was super easy throughout my tenancy. I really appreciated how stress-free everything was.

0 Star is what I can rate MCR hmes. They caused us to lose 1000 pounds with the car rental company, we rented a car because our car needed the MTO done. we registered the car, knowing that it had to be done every day. We ended up with AVIS taking 1000 from our account because of tickets issued by MCR /parking eye. MCR told us that it is our fault and they did not even bother helping us with phone numbers or negotiating with the parking. It is the first time we tenants have experienced being charged for parking in our building parking...
Kitchen sink/ dishwasher is clogged, and the sink is filled up with water. We had to use plastic plates and take away food because the sink is not usable... The washing machine is leaking water onto the kitchen floor. All that, and MCR is doing nothing but giving us the worst customer service over the phone. we were even told that it is our fault that the sink is clogged.
