Explicit warning against this landlord! Fraud and dubious practices. The accommodation was just about okay. The vacation was actually fine, but what the landlord did afterward bordered on mafia tactics. A part in the refrigerator was broken, a shelf was cracked. He demanded €50. (The part costs less than €10 online including shipping.) When I wanted to see the invoice, he lashed out via WhatsApp and threatened to charge significantly more than €100, saying he would have to buy a new one, which would then be deducted from the deposit. Insane. It's hard to believe what would have happened if the damage had been more severe.

Unterkunft war gerade so okay.
Eigentlich war der Urlaub in Ordnung, was der Vermieter jedoch im Anschluss gemacht hat, grenzt an Mafiamethoden.
Ein Teil im Kühlschrank sei defekt, ein Einlagefach habe einen Sprung. Er verlange 50€. ( das teil kostet im Internet unter 10 Euro mit Versand) Als ich die Rechnung sehen wollte, rastete er Via Whatsapp aus, und drohte mit deutlich höheren preisen über 100 Euro, da er es nun neu Kaufen müsse, welche dann von der Kaution abgezogen werden sollte.
Wahnsinn. Kaum zu Glauben was mit höheren Schäden passiert wäre.

Las vacaciones fueron bien, pero lo que el casero hizo después rozó la mafia. Una pieza del frigorífico estaba rota, un estante estaba roto. Exigió 50 €. (La pieza cuesta menos de 10 € online, envío incluido). Cuando quise ver la factura, me atacó por WhatsApp y amenazó con cobrarme bastante más de 100 €, diciendo que tendría que comprar una nueva, que luego me descontarían de la fianza. ¡Una locura! Es difícil creer lo que habría pasado con más daños.

The property itself is in a fantastic location, close to Santa Eulália beach, within a well-maintained condominium. However, our experience with Mr. Jacky Fernandes, the property manager, was highly disappointing and negatively impacted our stay. Upon check-in, Mr. Fernandes insisted on an unorthodox payment method, requesting a €300 security deposit via an automatic transfer through MBWay to his private phone number, as he was very busy that day. Concerned about the possibility of fraud, we requested an in-person check-in, which led to a one-hour delay as Mr. Fernandes was unwilling to accommodate our request promptly. When he finally arrived, he provided only one key for the main gate, despite our group consisting of four adults and a baby, making it challenging to navigate the property.

The issues continued with the lack of basic amenities. Despite our request, there was no cot available for our baby on the first night, and the beds lacked proper linens—just a heavy blanket, which is highly unsuitable for the summer heat in the Algarve. Mr. Fernandes claimed this was a standard practice and blamed Booking system errors, which contradicted our prior experiences with similar bookings.

Finally, the check-out process was unnecessarily stressful. Mr. Fernandes refused to conduct an inspection once the cleaning team arrived, which would have expedited the return of our deposit. Instead, he insisted on making us waiting for several hours until the cleaning was completed when we were with a 11 month baby. He said he was very busy managing 40 properties at the same time and this was the procedure. He accused us of being disrespectful and arrogant when we expressed our concerns.

In conclusion, while the property itself was great, the management was unprofessional and uncooperative, causing unnecessary stress and diminishing the enjoyment of our vacation. We would advise future guests to be cautious when dealing with Mr. Fernandes and his agency.

He worked during 2023 for the management of rental cleanings in our house in Vilamoura. I must recognize cleaning was well done always, however in the end of the season all the house bed and bath clothes dissapear. Despite months of exchanging messages to recover some clothes, he recognized they made the mistake of exchanging it maybe with other houses and lost it...they confirmed they would come give us part of the clothes they found, but they never did. In the end, communication form their side started to be cold and agressive. I lost more than 300 euros in house clothes , nevertheless i was comprehensive and i would continue services with them for 2024, because as explained, cleaning was well done. However they refused to continue cleaning in our house, giving excuse they were too full on weekends ( despite i always told them they could clean at least 1 week in advance outside weekends).
In the end, i received a cahotic message from Mr Jacky saying i should call him and not message whatsapp ( but he forgets it was him to tell me to do it since the begining like that...). whatever, difficult to understand what he wants, he changes his words all the time. To resume, they clean well, but service level of Mr Jacky is 0. At hte begining he was polite and send videos to me about the cleaning of the house via whatsapp, all was good, but is a person that don't manage stress or have a dialogue and then tells what he wants to people...
In the end, after my loss of the house towels + sheets + bed coverture, i didn't pay him his last invoice. Nevertheless, it still don't cover the 350 euros i lost.
As a company, he never took the innitiative to contact to manage solutions about this lost, i felt i had to run after him or send message all the time to manage this issue. Is not professional from their side.

The host was lovely and extremely helpful. The apartment is clean, well equipped, in an excellent situated and within walking distance to supermarkets and restaurants.

I didn't like the fact that there was no air-conditioning especially with the weather so hot, and It would have been nice to have a pool. I thought the balcony wall was low and it certainly would not pass health and safety at home. Overall we had a pleasant stay.

Great appartement , across the road from the sea, comfortable, has everything you need, even an expresso machine and a washing machine. Air conditioning made it pleasant during very hot nights. Near all the shops and restaurants. Quiet residents. Perfect for a holiday! Agent very friendly and helpful. Wifi temperamental in the evening but Overall a great stay!

Ficámos no alojamento em Armação de Pera e não podíamos ter ficado mais satisfeitos. A localização é ótima, em frente à praia, a cerca de 3 minutos a pé. O alojamento tinha todas as comodidades necessárias e até cadeiras/guarda sol de praia tinha. Recomendamos bastante.

Alugamos um apartamento em Alvor e não podia ter corrido melhor. A casa era 5 estrelas, tudo limpo, boa localização. O Jacky sempre disponível para o que a gente precisasse. Aconselho vivamente. E havemos de voltar sem dúvida.

We rented an appartment for 5 people in Albufeira. The service was excellent and if we had any problems, we could always contact the operator and they would fix the problem immediately.

Accommodation prices are very good for what you get !

Jacky is a great host. My son originally booked our stay on the same days but in June instead of July. Jacky worked with us to shift the reservation. He greeted us and gave us a tour of the apartment. The apartment itself is very modern with air conditioning thru-out. There is a view of the ocean from the balcony. The good news is the building is being painted, the bad news is they got to our balcony the morning after we arrived so we only had use of the balcony one night and one morning. It also prevented the ability to dry clothes. We mentioned this to to Jacky and he offered a discount on our next stay.
Jacky provided several excellent food recommendations. The Cafe Samora is good and close by as is a grocery store.

Had a very Good stay in an apartment in Albufeira. The host is professional and precise. The apartment we stayed in was alright with all the facilities needed. And the location was just perfect. Will definetley use this host the next time i visit the Algarve.

My wife and I rented a 1 Bed Apartment in Vilamoura from Jacky and the team. We were more than happy with the whole experience. The apartment was perfect and had all the facilities that you could need.

We look forward to dealing with Jacky again as he made the whole experience so easy.
