Vacation Village Resorts- Williamsburg Virginia - operated under Wyndham Vacation Resorts - Fraudulent Billing and Misrepresentation
I am a biennial timeshare owner with Wyndham Vacation Resorts in Williamsburg, Virginia. I own Week 48 Even Years and Week 20 Odd Years. When I purchased these timeshares, I was told directly by Wyndham representatives that I would only pay one maintenance fee in the year I use that interval. Based on that promise I surrendered two working annual timeshares in West Palm Beach Florida to switch to Wyndham. That was a mistake I deeply regret.
My pre-closing disclosure document confirms the fee should be $487.00 plus $32.00 per unit week — totaling $519.00. However, my very first bill came in at $624.75 — already over $100 more than what my contract states with zero explanation. They also included an optional ARDA charge of $5.00 that I never agreed to pay.
To make matters worse Wyndham then sent me an additional bill for $697 for the second interval — one that is not even my year and not my financial responsibility. When I contacted their finance department on March 16, 2026, their own representative confirmed in writing that I only owed $5.97. On that same day they sent me another communication calling it a maintenance fee — yet the bill they mailed calls it an assessment fee. Same charge, two different names, same day. Their own departments cannot keep their story straight.
The original December 2025 bill did identify Week 48 with an account number. However, the second bill the disputed &697 assessment fee contains no week number, no interval identification, no account details, and no explanation of what it is actually for. Just an amount, and assertion that I was late, and the word assessment. A legitimate bill must clearly identify what you are being charged for and why.
I have filed complaints with the Virginia Attorney General, the FTC, and the Better Business Bureau. I have retained every document including my original bill, pre-closing disclosure, payment proof, and their own contradicting emails.
I was promised one thing and billed for another from day one. This is a bait and switch. Do your research before purchasing from Vacation Village Resorts/ Wyndham timeshare product.
