Doggy policy and experience
Absurd cancellation policy and unjustified, unethical room renewal contracts.
Vita requires full payment on booking regardless of when the booking is made with the only option to cancel being you finding a replacement tenant to supposedly take over the liability.
In addition, despite their policy unequivocally states that full refunds will be provided should the tenants fail to confirm their offers at the university for which the rooms were booked, there have been numerous cases where this has been proven otherwise.
The overall experience with Vita can only be described as ‘doggy’. I would recommend anyone who’s looking for a uni accommodation steer clear of it.

ABSOLUTE RIDICULOUSNESS
ABSOLUTE RIDICULOUSNESS! Unreasonable, Ridiculous, Unacceptable policy that reeks of pure greed! How on earth can you demand a whopping full payment of ~£13500 for an entire year, even if we had the decency to cancel our accommodation booking a solid 2 months before the semester kicked off? It's downright outrageous!
And don't get me started on the audacity of asking us to hunt down another student to play substitute! As if we're your recruitment agency! Never mind the fact that we were told there'd be a mythical "long waiting list." Well, newsflash – there should be an army of students eager to snatch up a substitute spot for the room!
We are NOT, I repeat, NOT here to bolster your profit margins. The nerve of making the £600 deposit non-refundable at the time of booking is bad enough, but the real kicker is the lack of proper information about this utterly unacceptable and unreasonable policy! We were coerced into shelling out the deposit without a shred of a comprehensive explanation on this blatant rip-off right from the get-go.
Dear fellow students, I implore you – steer clear of this accommodation nightmare. It's nothing short of a trap set by profit-hungry vultures masquerading as a housing provider. You deserve better – don't let these swindlers take advantage of your hard-earned money and well-being.

Worst accommodation
If I could give this accommodation a 0 star I would. I arrived to the room and it was dirty, smelly, and everything was broken. Fridge smelled like rotten eggs for 5 weeks even though it was cleaned multiple times by me and the accommodation and it took a while to change. The ventilation system is faulty and its been like this for 6 weeks now. There is construction and so its very hard to sleep. Not worth the price at all I dont recommend.
VERY negative feedback
One of the worst customer service teams I have ever seen. The issues that have been happening since i've moved here are hilarious. From water outage, faulty washing machines, broken elevator, and a rusty oven. The rent I am being charged for this terrible service is quite concerning.

Firstly, the sheer unprofessionalism of management is actually funny at this point. When there are issues and we report them, nothing gets done. Things have been broken for months without any progress. The woman at reception could be replaced with a sign.
The most abhorrent thing that has happened, is that a staff member came into my room without permission while I was indecent at midnight, despite me telling him explicitly not to enter. This was traumatising to say the least.
The security is weak as a twig, a homeless man has broken in and slept here. There have been other instances of people breaking in. There have been instances of tenants stealing other tenants' belongings and when it is reported they are not reprimanded.
I do not feel safe nor comfortable staying here.
Terrible refund procedure
Around the 5th of October, I made a transfer to rent a room in Barcelona for 5 months starting in February. Because the building isn't finished yet in February, they asked me if I wanted a refund and I said yes. They have sent me multiple emails saying they need some personal information because they have been required to conduct increased monitoring under Anti-Money Laundering (AML) Regulations. They asked me this three times already and I gave them everything they need. I still have not received an update or refund. The two employees that helped me pick out a room are not reachable through Whatsapp anymore. I am very disappointed that grown people use students like this.
I hope people that are planning on going there read these reviews and change their minds.

Terrible aftersale and refund
Terrible customer engagement team: I paid the full rent on 30th June 2022 by using my parent's credit VISA card. And I submitted my first refund form in September. The refund form said the rent could only be refunded to a debit card, the credit card is not supported, so I uploaded my parent's debit card info. After 1 month, which is 30 days, I sent the email and asked for help. It said it was still in progress. And I was thinking, what if I used my local UK bank card, which may be more efficient, and there's no International check? So I re-submitted my refund with the permission of your customer engagement team. After another 1 month, which is another 30 days. I received the email; I was told that the refund could only be returned to the original payment card. I need to upload the original payment record, my mom's ID….. With a large refund (18k pounds) over two months in arrears and I still haven't received it, I don't think this is a reliable student accommodation, especially for international students. Also, you have to make your own appointment to have the opportunity to call their after sales staff and they can amend your telephone appointment themselves, which means they can always postpone your telephone appointment if they don't want to take your call

AVOID!!!!!! Vita Student Sheffield If you want to experience the uninterrupted sound of renovations every day from 7 am to the afternoon, sound of drilling the wall. Please choose to stay here. I lived here for two years, paying the most expensive rent for almost the entire city, and was woken every morning by the 360-degree surround sound of the surrounding construction site. It stopped for a few months and I thought it was over, no, it didn't!!! and it started again recently. I now seriously suspect that I was mentally debilitated by the noise. I've bought almost all noise-cancelling headphones on the market but they couldn't resist the loud noise. The only thing you can do is stay in the library all day, and the room you paid overpriced for will only come back at night. It is what it is. The manager will not have a solution, no room change, no refund, nothing. Let yourself crumble in the room. Also you can't stay in your room when you are on holiday because there is only noise and they will wake you up at 7 everyday. If you pass by here you will be amazed how many construction sites are around.

My overpayment refund form was sent in July 30th. It’s the end of October and I have not received my money back. I was told I put in wrong account details and it took them over 4 weeks to recall payment. I was told payment would be fast tracked but I’m still waiting on them. Communication is absolutely poor.

UPDATE: 21/10/21
After my 2-YEAR experience at vita student, I am being treated like SH**.
** Don't get me wrong, this has nothing to do with nice and friendly staffs on site but entirely about customer engagement team.
This has been over 8 WEEKS that I have requested for customer engagement team to return my deposit. The people who I have contacted are Tina, Sam and Hannah.
I have requested the team to return my deposit back via my DPS portal and emailed to let them know I want my deposit back. However, I am being thrown around between the people in their team. It is very hard to contact customer engagement team:
- The contact us information on the website do not work.
- I called +44 203 096 1717 no one picked up.
- Emailed Customer Engagement Team, Sam forwarded a link to Hannah asking her to approve the deposit repayment. (NO RESPOND FOR 11 DAYS)
- I emailed customer engagement team for follow up of the case. No one replied
- I messaged and commented on facebook messenger no useful reply.
- I commented on their instagram no one took any action.
- I called Jirah Manabat (+44 161 3543 852) she initially claimed that I did not paid the deposit when I already have a certificate of deposit on my DPS portal. However, she was kind enough to give me the phone number for Tina who works in Customer Engagement team.
- I arranged a call back from Customer Engagement Team. There is no call back. I have to be the one who find out Tina's phone number which is not listed on any webpages.
- I called Tina (0161 250 3212) asking if she could help me follow up with Hannah because it literally just takes ONE CLICK TO APPROVE the repayment of my deposit back. She told me to wait further because Hannah is on holiday and will be back on Monday (18/10/21).
- I waited until Monday and have got no response back so I called Tina again. She told me to wait until Thursday (21/10/21) which is today and MY DEPOSIT HAS NOT BEEN RETURNED.
I really want to ask if all of these are necessary for conducting your business?
It seems like THERE IS NO INTEGRITY WHEN IT COMES TO DEPOSIT REPAYMENT.
Is this how you treat your customer?
I had a lot of good experience with Vita Student and was more than happy to spread my good experience. BUT YOU HAVE RUINED THIS OPPORTUNITY BY SCAMMING MY DEPOSIT AWAY.

Really hard to get in touch with
Really hard to get in touch with! I'm supposed to move in and have tried to be in touch with them over concerns I have. Impossible to get them on the phone. Goes straight to answering machine and then you never get a reply. They also don't respond to emails. The only way is to schedule a call back and then they don't reply when you follow up on the conversation. Not very reassuring to say the least for international students trying to move in after paying thousands of pounds
