Avoid Berkeley Estates – Misleading and Unfair
Our sons rented a property through Berkeley Estates in Bristol and the experience was extremely poor. The house was advertised as “recently refurbished,” but come the start of the tenancy was damp, mouldy, and badly maintained. The downstairs
carpet stayed damp all year, the garden was in an unusable state, and much of the furniture was already in poor condition. Tiles fell off the wall in the kitchen purely because the wall was so damp.
Despite reporting issues (including with photos) from the start, the repairs took four months, and only minimal work was carried out. At the end of the tenancy, even after we paid for professional cleaning and rubbish removal (by an organisation recommended by them, no less), In total over £1200 was deducted from the 4x students, This as well as the poor state of the property, the low quality/cost
furnishings and their inability to act upon dangerous mould and damp.
Berkeley Estates even attempted to deduct charges for cleaning, rubbish clearance, gardening, broken furniture (reported at check-in), and even redecorating due to mould that was present from
day one. The £200 plus charge for a wardrobe that could not be found (this had been moved 10 feet from a bedroom to the hallway outside) and a charge for an oven door which was left in place
(photo evidence of this was provided by the cleaner recommended by them) is an example of the charges they will try to extract from you.
This company uses deliberate tactics to create hassle and pressure tenants into giving up. We have escalated the dispute to the Tenancy Deposit Scheme.
Students and parents be extremely cautious before renting through this agency. Clearly deposit retention is part of their business model.
