Very disappointed with the communication and hidden charges. I am considering moving out and will not recommend ByggVesta to anyone.

Among other issues, I was charged 560kr for replacing a single light bulb in the oven:

The oven light was broken before I moved in. I rarely cook with the oven so did not find out about it until a few months later. I mentioned this both in the maintenance report and also directly to the maintenance person, multiple times. It was ByggVesta’s responsibility to make sure that what was broken previously, even though it’s from natural wear and tear, was sorted out before the next tenant moves in. If they did, they would have known that it was already broken and should not be my responsibility.

The maintenance person also never mentioned, at any point, that this was not included as standard maintenance and that there’s a high cost to it. No item on the “Debiteringslista” they sent me afterwards specifies that changing an oven light bulb costs 560kr either. It’s part of the oven, white goods that belong to the apartment, and a component that needs to be replaced with natural wear and tear, not a fault of tenants misuse. All rental companies I have previously rented from covered this kind of basic maintenance. In any case, an oven light bulb costs 40kr from Bauhaus. If the maintenance person had informed me of the cost, I would have simply replaced the light bulb myself.

The biggest issue here is the lack of information and consent - it’s absolutely not right to not inform tenants that a maintenance job is not included as routine maintenance, and the cost of it, before doing it and then billing them for something they would not have consented to should they have been made aware of the cost.

I am considering moving out and will not recommend ByggVesta to anyone because who knows what’s next? What other natural wear and tear and common maintenance (covered by all other rental companies) will they charge me hundreds and thousands for, without informing me?

Slumlord! Slumlord!

Not flexible at all. We were only allowed to pick our key up on the first day of the month after lunch break, even though the previous tenants have moved out one month early. We had to keep our furniture in storage for an extra day because of this and spend a night at a hotel. They let us move in without an inspection after the previous tenants. The apartment was filthy, there was a smoke detector missing, a shelf in the wardrobe broken, there was also wall and flooring damage. The rent was expensive compared to the state of the apartment, and there not being any dishwasher and microwave. They sent a cleaning lady a day after we filed a complaint, however that should never have happened in the first place. They did replaced our washing machine the next day after it broke. There is no thermostat in the apartment that you can regulate. Everything is regulated centrally by them. During the winter it was cold in the apartment. When moving out they tried to charge us extra for the missing smoke detector and some damage on the shelfs in the fridge. Thankfully we took pictures of everything when we moved in, so we dodged that bullet. I personally would definitely not rent from them again.
