Avoid this agency at alla costs!

I rented a room from London Property Managers in May 2024 and was shocked by the unhygienic state of the bathroom (mold, dirt, broken facilities). Despite paying £1,400 upfront, the conditions
were unliveable. This affected me psychologically and emotionally and since i lost my money: 1400£ i ended up homeless and having to jump from a hostel to another. They didn't want to give me back my money. I also cleaned this house to try and find a replacement so they even had cleaning for free. The people i lived with were beasts and demons. I have some recordings (the video with the yellow towel) of them shouting late at night until early in the morning (3am/4am) what i endured in just a week here and the fact that i lost my money has ruined the trust i would put into anybody in the uk. My experience with LDN PM started off with no issues. The flat was great, it was clean and the moving in process was smooth. However, throughout my tenancy I started to notice how unprofessional the management was. This company is amateurly run by a couple that have no previous experience in managing tenants. Very poor communication between them. When I enquired about rent payment to one of them, the other would contact me with no knowledge of my communication with their partner.
Having moved out, I was told that my security deposit would be processed within 10 days. The inventory check took twice as long as promised. And every attempt to find out the status of the inventory check was met with vague responses. "We are working to get this done as soon as possible".
I found myself needing the deposit by the time frame I was promised and having given two weeks notice that this was an urgent matter, I was met with disregard and lack of urgency.
When I received the inventory report, I was being charged for wear and tear clauses which are not the responsibility of the tenant. I was also being charged for items that were not there when I moved in (I.e missing kitchen hooks). The worst part is that they added more items that I should pay for days after the release of the inventory report. Items cannot be added just because they feel I should pay for them.

When it came to the day that I was expecting the deposit, I tried multiple times to call the estate agent and was subsequently ignored and my phone calls were never returned. I received a text message several days after with no acknowledgement of my calls. They were very quick to respond when it came to rent payments, but when it came to returning my deposit, every call was ignored.

An estate agency is supposed to provide an easy experience from start to finish, but once it came to moving out, their sense of urgency and commitment was thrown out the window.

I advise anyone to stay away from amateur estate agents with no experience and tenant management skills. You are better off going to a reputable estate agent that knows what they are doing.

I highly recommend choosing London Property Management. It doesn't cost much, but the service exceeds expectation.
The staffs are very kind and professional.
The flat which they offered is safe and clean, and the management, the maintenance are efficient.
