Extremely frustrating and unacceptable experience. I would not recommend this firm.

I honestly don't know where to begin. My experience with this firm has been incredibly stressful, frustrating and disappointing, both during the purchase of my property and, more shockingly, two and a half years later.

The original purchase process was already stressful due to the constant lack of communication. Phone calls went unanswered, getting updates was a struggle, and I repeatedly had to chase for information about a process I was paying them to manage.

But discovering what has happened now is beyond unacceptable.

Two and a half years after completing the purchase of my shared ownership flat, I have discovered that my HM Land Registry application was never properly completed. The firm has requested NINE extensions, yet throughout all this time, nobody thought it necessary to inform me that there was an ongoing problem with the registration of my own property.

I only found out because I am now trying to sell my flat. Imagine discovering, after two and a half years, that something so fundamental has not been dealt with properly, potentially putting your property sale at risk.

Since discovering this, I have repeatedly tried to get answers. I have submitted a formal complaint, sent follow-up emails and called the firm multiple times, only to be met with silence, unanswered calls and a complete lack of meaningful updates.

I am absolutely appalled that I have paid for a professional conveyancing service and am now having to chase another firm to investigate and potentially correct work that should have been completed years ago.

The stress, time and frustration this has caused me are difficult to put into words. Buying a property is already a huge commitment, and the very least you expect is for the people handling such an important legal process to do their job properly and keep you informed.

Two and a half years of silence about such a significant issue is simply unacceptable.

I would strongly advise anyone considering this firm to think twice. My experience has been appalling, and I would not use them again.

If you’re considering using New Homes Law, I would strongly recommend looking elsewhere and instructing a different solicitor.

Long story short, after taking payment to begin the legal work for my staircasing, communication essentially stopped. I had made it clear from the outset that I had remortgaged in May alongside a transfer of equity, yet this was seemingly not properly acknowledged or accounted for during the process.

They then rushed to try to complete the transaction for tomorrow, only for it to emerge that the Land Registry had still not updated the title register to reflect the remortgage and change in ownership. Unsurprisingly, this is now causing further delays and could leave me having to pay for another RICS valuation, as my current one expires on 5 November as well as pay another month rent to the housing association.

What makes matters worse is that, rather than taking responsibility for the lack of progress and communication, and the negligence in ignoring emails and information provided, they attempted to blame my mortgage adviser for allowing the new mortgage to proceed before the title register had been updated.

The whole experience has been incredibly frustrating, particularly given the financial consequences and the fact that these issues should have been identified and addressed much earlier.

My advice is to think very carefully before instructing New Homes Law. Based on my experience, the communication, case management and handling of this transaction have been deeply disappointing. I would not want anyone else to find themselves in the same position.

We used New Homes Law after being recommended them by a friend. My partner and I are first-time buyers, so we had no previous experience of conveyancing solicitors and went into the process with an open mind. Unfortunately, we found the entire experience extremely stressful, made even more so by poor communication and a lack of attention to detail.

From the very beginning, we encountered issues. The deposit amount was incorrect on our onboarding form. When I eventually received a response from our conveyancer after chasing this up, I was told, “Well, 10% is the usual standard.” This was extremely concerning, as I had made it clear to New Homes Law from the outset that we were purchasing with a 5% deposit.

We subsequently received multiple documents containing the incorrect deposit amount. One document had to be sent back for correction twice before it was finally returned correctly on the third attempt. Whilst I appreciate that the original error was made by the seller’s solicitors, New Homes Law also failed to identify the mistake before sending the incorrect document to us on two separate occasions.

Alongside these repeated errors, we found it extremely difficult to get in contact with our conveyancer. When we identified issues with documents, it could take anywhere from several days to weeks to speak to someone about them. This made an already stressful process unnecessarily frustrating.

We were originally due to exchange contracts on 14 September but did not actually exchange until 23 October. Whilst the delay itself was not a major concern, as the property was still under construction, the lack of communication throughout this period was disappointing. We were not proactively kept informed or given clear explanations about what was happening. Eventually, we stopped chasing updates altogether, as our emails frequently went unanswered and phone calls rarely got us anywhere.

Overall, we expected a much better standard of communication, attention to detail and customer service. As first-time buyers, we relied on our solicitors to guide us through an unfamiliar process, but instead, we often felt that we had to chase issues ourselves. Unfortunately, based on our experience, we would not recommend New Homes Law.

I don't know where to begin with how terrible my experience was with NHL. It was awful from start to finish; incredibly long delays for no reason, months without any updates or progress, incredibly rude staff, no senior escalation point as the Directors are "not client-facing", staff changes with no communication to me, constant errors, I had to do a huge amount of the work for them. I could go on and on. I dis-instructed them after 10 months and instructed a new firm who completed by chain-free sale from start to finish in just 8 weeks.

I spent tens of thousands of pounds, and hundreds of hours, during this process and would very, very strongly advise against using this firm for any instruction.

I wanted to take some time to share my overall experience with NHL throughout my property purchase.

Buying a new-build property is a big commitment and, as you would expect, the process can sometimes feel stressful and uncertain. There are a lot of different stages to navigate, and having a team supporting you through the legal and conveyancing side makes a real difference.

Overall, I have been happy with my experience with NHL. They have helped guide me through the process and have been able to explain things when I have needed clarification. There have been times when I have needed to follow up on email queries, and on occasions I would have appreciated a little more clarity around when certain payments would be taken, particularly from a budgeting perspective. However, these have been relatively minor points within what has otherwise been a positive experience.

A particularly positive milestone was reaching exchange, which has now taken place ahead of the 9 October target date that had been set. I was pleased to receive confirmation by phone and then in writing, and it was a great feeling to know that this important stage had been achieved within the expected timeframe.

NHL have also clearly explained the next stage, with completion taking place on notice once the property is ready. I now have a better understanding of what will happen from here and am looking forward to the final stage of the process.

Overall, I have been pleased with the service I have received from NHL. The purchase has involved a lot of moving parts, but they have helped me navigate the legal side and get to this important stage.

I am now looking forward to completion and, ultimately, getting the keys to my new home. Thank you to everyone at NHL who has supported me throughout the process so far. I know it has been a team effort from Isaac, Lauren, Grace, and everyone else involved.
