I have been living in London for 10 years, and obviously in that time have had numerous experiences with moving and renting, ranging from fairly decent to outright dire. Myra, the landlord, and the team at Sebastian Roche are the only ones that have gone above and beyond and showed a deep sense of care.

When we first viewed the property, as the previous tenants had lived there a long time, we know that it would need a deep clean of carpets, as well as certain aspects repaired. We were slightly worried when we viewed the flat a second time, and that the previous tenants hadn't left it in the best of shapes after they had moved out, meaning there were more things that would need doing. In the period of a few days, Myra had the entire carpets replaced, everything repaired, a fresh coat of good quality paint, and it was truly night and day. Definitely the most satisfied I have been renting, which in London is a miracle.

I have worked with Casey and Caspian and would highly recommend their services. Amazing friendly and helpful. They go above and beyond for each client with great professionalism.

My Partner and I had a brilliant experience with Sebastian Roche Forest Hill. We were shown the property by Owain and he was professional, incredibly diligent and very personable. Leading up to the viewing, we were looked after by Dolin who was fantastic also.

Would definitely recommend Sebastian roche when looking for a flat. Chloe in particular has been a pleasure to work with.

Terrible experience while attempting to sell my flat (forest hill). Since Richard Riley left in early 2022 their service has declined massively. My buyers wrote a letter to me because they were worried that messages were not getting through (they weren’t). They never reurned calls from other agents in the chain, they rarely returned my calls, they have not told me that my sale has fallen through for at least a week now (the buyers told me directly). Pre-sale they were very good but that was back in 2021! Several times the phrase ‘that is not the service we aspire to provide’ which initially sounds thoughtful, but after several uses it loses its shine.

Incredible service. Special mention for Bishwas at the Honor Oak Park branch, who got my move arranged start to finish in less than a week. Constantly in contact and pushing forward with the paperwork, took a lot of stress out of my long-distance move. Incredible.

From a rental perspective Sebastian Roche have been really easy to deal with abs very accommodating. Big thank you to Alex and Dolin who went above and beyond.

Awful experience. We wasted 3 weeks + solicitor fees after we discovered that the agents had been inventing replies to our queries.We were pressed to make an final offer on a property in Crofton Park just hours after our initial enquiry, only to discover weeks later that the agent knowingly used mis-selling tactics.

As a result of the agent's lies we were forced to pull out of the purchase, leaving both ourselves and the innocent vendor in limbo. We feel sorry for the vendor of the property in SE4 1RQ and hope they find a new buyer quickly - hopefully through another estate agent.

As for us we'll be taking a very wide birth to avoid using Sebastian Roche ever again, and suggest anyone reading this to do the same.

First and foremost I want to give a huge thank you to Myra, the most professional person I ever met. She went above and beyond of any issues that I had over the years. I am a tenant around ten years and she always is professional, friendly, and dedicated. Myra really has interest for my tenancy, I could say we are family, we, Myra and Sebastian Roche. I cannot have enough words to describe my gratitude to have a person likes her managing a place that I live, my home.

I recently called Sebastian Roche as they are the new managers of a property my partner used to be a tenant in, and he needed to acquire a landlord reference. Despite the fact that Sebastian Roche had never dealt with us and had no financial interest in helping us out, they did so with great speed and were very friendly about it. I'd like to particularly mention Siobhan, who obliged in helping us with our request in an incredibly timely and professional manner. Thank you Sebastian Roche!

We arranged a valuation with Sebastian Roche on the Friday. A representative visited but he was new to the area and didn't know what value to give the house so said he'd discuss with his colleagues on Monday and be in touch. We never heard back!
Very unprofessional and complete time wasters. Plenty of competition in the area so go elsewhere.

Sebastian Roche has changed my view on estate agents, after having a nightmare looking for a flat in London they saved me from being homeless.

Myra took me on a viewing and got my offer in and agreed in 2 hours, amazing service and quick turn around.

We are moving in soon but wanted to say how great SR has been with the whole process and I would definitely use them again!
