Some properties take longer to complete than others, as we follow a thorough due diligence and conveyancing process to ensure that each acquisition is carried out properly and in the best interests of our investors. While this can occasionally extend the timeline, it is an important part of protecting the underlying asset and maintaining the integrity of the investment.

For investors who would prefer a structure where shares can be issued more quickly and are not tied to the timeline of a specific property acquisition, we would encourage exploring our Wakala investment option, which operates under a different structure.

With regard to the missed call, we sincerely apologise for the inconvenience caused. The appointment in question was booked with only six minutes’ notice, and at that time our customer service team was already engaged on other scheduled calls, which meant we were unable to respond in time. We would also like to note that we made two attempts to contact you later that same day, but unfortunately we were unable to reach you.

We fully understand how frustrating this experience may have been. Following this incident, we are making adjustments to our booking system so that appointments cannot be scheduled with such short notice, allowing our team to prepare properly and be available for each call.

We would like to clarify a few points for readers who may not be familiar with how Crowdtolive® by Bayuti operates.

Regarding the rental calculation
The payment made by the occupier for the portion of the property owned by investors is determined using a structured pricing framework. While local market conditions are taken into consideration, the pricing is not based solely on the geographic rental market.

The calculation depends on several factors including:

-the size of the buyer’s deposit
-the proportion of the property owned by investors
-the applicant’s credit profile and risk level

For example, someone contributing a 5% deposit cannot expect the same pricing as someone contributing 40–50%, as the level of investor participation and risk exposure is very different.

The framework is therefore designed to ensure the structure remains balanced for both the homeowner and the investors supporting the purchase.

Regarding the formula itself, it is important to note that financial institutions, whether Islamic or conventional, do not publicly disclose the internal pricing formulas used to structure their financial products, and there are good reasons for this. Crowdtolive is no different in that respect.

Regarding documentation and transparency
As with most financial institutions, detailed legal documentation is provided once a transaction is progressing and a property has been identified, and once the applicant has passed the initial eligibility stage. The reason for this is that the legal structure depends on the specific property, the financing arrangement, and the buyer’s individual circumstances.

Providing full transaction documentation before eligibility is confirmed can create unnecessary confusion. For example, reviewing complex legal agreements and providing internal pricing methodology and structural details when someone is not eligible for the product in the first place would ultimately be a waste of time for both the prospective customer and the business.

Regarding Shariah compliance
Crowdtolive operates with a Shariah compliance certificate issued by the Islamic Finance Council. This certification is valid for one year and is renewed annually following a review and audit of the structure.
