Michael from Doran estates Manchester is a lying ,rude ,dishonest,jumped up,arrogant grossly unprofessional individual. He promised me expenses to go visit a property that i wasnt sure about ,so that made me decide to waste my time. He did not reimburse what he had promised to do. It wasnt a large amount but that isn't the point. Furthermore, when i rang to ask him to do what he had agreed to do , he behaved arrogantly and extremely unprofessionally. The CORRECT response WOULD HAVE been "I'm terribly sorry, I totally forgot. I will get that to you straight away. But NO.
I got a condescending snigger and "you're on about that from ages ago, ill MAYBE look into it"
To which it said "actually no, I'd just like you to reimburse what you had AGREED to"
Then I got a pathetic hippy spew of "dont pressure me man" when I got angry and put the phone down, he rang back to HARASS me !
I wouldn't ever trust a company who has a snide unprofessional like this working for them.

Both Alan in the beginning in sales and Emma with the back up service have been great to work with. There was some frustration with completion timeliness in the process but I do feel that came from the developer lack of communication / over running as well as some blame falling on myself. If I was rating Emma and Alan alone this would have likely been 5 star. We will get this property listed then we will see if the returns are as predicted - then we can read another review. Thank you Emma for your efforts over the past week

Emma was very helpful in keeping me up to date with progress throughout the whole process. Unfortunately, I was expecting these apartments to be ready to let, but completion took far longer than I was led to believe. The apartments weren’t fully ready and works required led to the process to drag on a whole 3 months over the time expected.

I had a fantastic experience dealing with Doran Estates. Sam was patient, never pushy, and really took the time to listen to my investment requirements. He focused on finding opportunities that matched my goals for regular income and a hands-off approach, rather than just steering me toward an easy sale for the company.

Emma then supported me through the sales process and was exceptional—always available to answer questions, provide reassurance, and follow up with the solicitor when needed. The entire process, from deciding to invest to completing the purchase of an assisted social housing investment, was smooth and efficient.

Doran's, especially Alan and Emma, attention to details and customer care is exceptional, they made the whole process work and smooth the stress points, largely because they are very professional, know their jobs and address any issues immediately. I purchased a property through Sam and his company, Doran Estates, and the experience has been outstanding. Sam’s expertise and deep knowledge of the market made the process straightforward and stress-free. Thanks to his guidance and support, I have already seen a massive return on my investment. Sam and the Doran Estates team were always responsive, professional, and transparent, ensuring I felt confident throughout the entire process. I highly recommend Sam and Doran Estates to anyone looking to invest in property with trusted experts.

I have been a client of Samuel Sadler for five years and invested in three developments based on his advice. Despite initially trusting his recommendations, my experience has been nothing short of disastrous—and I strongly advise others to think twice before placing their trust or capital with him or the firm.

Here are the facts:

One property was overvalued by £30k at the point of purchase. This wasn’t a small mis-judgment—it was a staggering discrepancy that raises serious questions about the due diligence, accuracy, and integrity of the investment guidance I was given.

A second property had council-related issues and this time I was offered my deposit back. I spent two years chasing my deposit, only to discover the development had gone into administration. Despite assurances from Sam, no meaningful action was taken to protect my interests. I later learned that the so-called “trust” meant to protect my deposit was not legally valid, and my funds were effectively unsecured. The developer in question now has £10M in liabilities (including £5M in investor deposits) and only £5M in available funds—with repaying investors falling low on the priority list. This is a catastrophic failure in investor protection.

The third development was promised to complete in two years—it’s now going on six years. I was explicitly told I would be able to exit the investment and sell it at a profit. The claim did not held up. I’ve been trying to exit for almost a year, and Sam has been unable to find a buyer. These “exit strategies” were, in hindsight, completely misleading.

In summary:

I was misled at the point of sale on multiple counts—particularly around the protection of funds, realistic timelines, and exit options.

There were no meaningful ways to impact outcomes when things went wrong, all support tools were limited to just sending some emails out to developers

I lost trust not only in the process, but in the people I was meant to rely on—especially Sam Sadler, who I believed was acting in my best interest.

There is a complete lack of accountability and understanding of what it means for investors to lose tens or hundreds of thousands of pounds. It also underscores how detached Sam seem to be from the real consequences of the advice he gives.

I would strongly caution any investor considering doing business with Sam. The risk to your capita—is simply not worth it.
