Every property they list with a social housing contract is overvalued on purpose, when they remove the social housing contract, when the break clause date comes, which is six months or a year later, you are left with a property that you paid too much for and then you can’t sell at the same price, these are the worst scammers in the UK, they don’t charge the property seller any fees they take exclusivity fee from the buyer, which is a percentage of the sale price which is nonrefundable, no matter what happens after you make the payment beware. If the market value is correct and it has a social housing then that’s perfectly fine but the OPA advertise property’s with an extra 70 to 100,000 pounds on top of the market value and then the social housing contract gets cancelled, this is a very calculated setup and they need to be investigated.

They market untrue property deals then take a exclusivity fee of thousands of pounds and ignore your demands of a refund, they make you sign a document to make it extremely difficult to get your money back, majority of deals on website are cleverly worded to get you to pay a exclusivity fee beware

They take upfront exclusivity fee which they do not refund and the property prices are over valued, six months later your social housing contract is ended. This company should be banned from trading.

I viewed a property that was advertised as a 5-bedroom HMO investment with a housing association lease. During my due diligence, I specifically asked about the HMO licence. Initially, I was told I would need to apply for a new licence because licences are not transferable. Later, I was told there was actually no HMO licence at all and that one was not required because of the housing association arrangement. However, after reviewing the documents provided, I found references to the property being used as HMO Supported Accommodation, which raised obvious questions about the licensing position.

What concerned me even more was that shortly after I questioned the HMO status, the online listing was revised. The original description referring to the property as an HMO disappeared and Zoopla showed it had “Just Added” the revised listing. This significantly reduced my confidence in the accuracy of the marketing.

During the viewing, I also noticed what appeared to be a makeshift ground-floor bedroom created using a temporary partition, which raised further questions about whether the property was genuinely configured as a proper five-bedroom house.

When I asked about visible cracking and signs of previous water ingress that I observed during the viewing, my questions were not properly addressed. Instead, I was told that the asking price was fixed and that I needed to submit ID, proof of funds and complete the offer paperwork before progressing further.

As a buyer looking to invest nearly £200,000, I believe it is entirely reasonable to seek clear answers to important legal and structural questions before committing or providing sensitive financial documents. It was a complete waste of my time and fuel driving all the way from London to view this place.

My advice to anyone considering buying through this agent is to carry out thorough independent due diligence, verify every aspect of the property with the local council and your solicitor, and do not rely solely on verbal assurances.

If ur a buyer avoid this agency at all costs I recently brought my first home from them and it was the worst experience ever. Firstly they charged me £4000 for the protection of our purchase and to protect the property when I went to view the house again in had gotten worse. I spoke to AJ who was the estate agent and he said he can’t do anything about it. I wasn’t getting any communication from the estate agent when I tried to escalate the matter they wouldn’t allow it to go forward. I was getting rude responses back and their customer service is the worst. If you are lady looking to purchase a home I would advise you stay away from them. They don’t know how to respect women. I spent over a grant removing rubbish that belonged to the previous owner I was told by AJ that the seller would have this cleared out but in the end they just ignored me even when I tried to view it before making the transaction I wasn’t allowed to view it. It’s been 3 months since I’ve purchased the home they still haven’t removed there board or changed it to it saying sold it still says it’s under offer.
If the manager is reading this please give ur employers the correct training on how to treat there customers.

0 stars be careful with this firm. The upfront fee they push for is quite high when added to the actual property purchase they make it hard don’t allow viewings on an investment property. What happens if you need a mortgage survey they say pay the fee and we can arrange that yet you can’t see what you’re buying before hand. Basically you may as well go to an auction it’s better. They only push for the fee which you could quite easily loose.

They advertise property and get your signed up, then the tell you that the property is no longer available and the offer alternative whilst keeping your Fee.

I put an offer in on a property advertised by the OPA which was accepted. I then had to pay an upfront fee to secure the property.

After the fee was paid, the property layout was changed and was no longer what was originally advertised. I reached out to the OPA stating what the property was no longer what I paid for, having been ignored I eventually had to take legal action against the OPA to get my money back.

This process took MONTHS and cost me THOUSANDS in the initial solicitors fee's when initiating the purchase and the legal costs of reclaiming the fee paid to the OPA.

Having read other reviews it seems there is a theme and I've noticed responses from the OPA claiming these are fake reviews with false statements. Based on my personal experience I am highly confident they are not, as I made multiple attempts to handle the issue directly with the OPA where I was ignored, I assume in the hopes I would just go away.

I would encourage anyone and everyone to stay away from engaging with the OPA and if anyone else has been scammed by the OPA I encourage you to seek legal advice to get your money back.

Everyone's on the lookout for the best deals these days, right? Well, let me tell you, if something seems too good to be true, it definitely is and this company is a perfect example of that. I have no idea how they're even allowed to operate. Everything looks perfect, until you find out they don't do any due diligence before a property purchase. That means there's no guarantee that what you're buying is actually a sound property. To me, that represents a HUGE RISK for any buyer (in particular ones that don't have a lot of experience) as you stand to lose thousands.

Save your money and go to a reputable company, otherwise you'll just end up stressed and out of pocket by using these cowboys.
Listen to the genuine reviews, not the "textbook" ones - isn't it strange that they mainly reply to the negative reviews and very short and dry "thank you" to some of the positive ones?

If my review can help even one person avoid getting "tricked", then I've done my bit.

AVOID this company at all costs. All seems great with them until they tell you they want a NONE REFUNDABLE fee prior to even having a valuation. They basically offer deals that really do look superb to hook you in & then take their fee before you find out if the property has any defects or not - Basically they are scamming you just for their fee!
Take the time to look at earlier reviews & you will see lots of others like this one. You will then see lots of other 5 Star reviews that push the multiple one star reviews down the list. Please take note of the dates of all these 'great' 5 star reviews ie 6 on the 19th Aug, 5 on the 20th Aug etc. Isn't it strange how all these 5 Star reviews all came in on the same days? I'm going to correct myself here, its not strange, its dodgy!
