I purchased an 18-month subscription from Europe Holiday Lettings Services after being offered “guaranteed bookings or a full refund.”

The promise was clear: if a minimum number of weeks were not generated, a refund would be issued.

After payment, zero bookings were delivered and refund requests were not honored.

At the time, the website and communication appeared professional and credible, which influenced my decision to subscribe. However, the outcome did not reflect the guarantees that were advertised.

Before subscribing, I strongly recommend that property owners carefully review the terms, verify refund enforcement mechanisms, and conduct independent research, including checking multiple public reviews.

If you have had a similar experience, consider reviewing your payment options and reporting the matter through the appropriate payment provider or hosting compliance channels.

I am sharing this to help other property owners make an informed decision.

Sono stato di nuovo contattato da Europe holiday lettings. L anno passata è stata una completa truffa e mi scriveva Olivia Green. Oggi mi scrive Jacob Frost. Solite super promesse.

Received a sales call from someone named ‘Alan Fasthome’ who told me he wasn’t able to put the camera on due to data protection. I pointed out that was only if the call was being recorded, he said it was. I said that was illegal. He said through a thick Asian accent that he was born British with a Spanish father and grew up in London, when I asked where he grew up he said “near Big Ben” 😂 A very polite and charming set of lies.

I was contacted by them... promising me the world on a plate "guaranteed bookings" etc which made me suspicious... (its impossible to guarantee bookings). The sum Is NOW £249 for 18 months. Small enough to not be worth taking them to court over, but large enough to make a loss of profits. I wouldn't do this unless you are a bigger business. From what I've read here, no-one gets their money back. Thank you to others here who saved me my money...

Si tratta di una truffa. Se ricevete chiamate o contatti da loro statene alla larga il più possibile, sia come host che come guest. Ho pagato un pacchetto promozionale a 300 euro e poi sono spariti senza mantenere alcuna promessa.

We listed our property with them and paid a fee to be listed with the guarantee of bookings or money back - this is their policy: €199 for complete 18 months (06 months extra subscription), Your investment is 100% secure, with minimum 10 WEEKS (70 nights) of Guaranteed Bookings, or else get the full refund, with us since we strongly believe in the" VALUE FOR MONEY" concept.
We never received even 1 inquiry and have send multiple emails requesting our money back for the listing with no reply or solution. I think they are a scam. Stay away!

So Far given us good business and hope to do great business this summer and low months too..

These people are big scammers. Never send money.

It's totally a scam, but they try their best to keep a façade of a regular business with a regular website, they will reply to you, even provide you an invoice, but they then stop answering and keep your property over there no matter what to scam other people by seeing they have regular customers like us. It's like hotel California, you can enter whenever you want, but you can never leave. I lost a few hundred euros, they keep the steal small, so people just shrug and move on. Again, the guys are good. Probably located in Russia or Eastern Europe. They use this name Europe Holiday Lettings so people think it's the legitimate Holiday Lettings from UK (without Europe in the name).

This company is scamming its customers all the time.
I paid 199 EUR for minimum of 70 overnights (guaranteed) in November 2022 with promisse to return the money if this failed.
We never got even an inquiry.
After, when I asked them to send money back they never aswered my e-mails.
Below is e-mail I got from them befor paying:

Dear Marin,

As per the promotion, we offered you minimum 10 weeks (70 nights) of guaranteed bookings and if in a worst case scenario, if we fail to deliver minimum 10 weeks (70 nights) of bookings then you will get the full refund of 199 EUR paid to us and also we will extend your subscription for another 12 months without any extra cost and also we will keep working on your property till the time we don't provide you the 10 weeks (70 nights) of bookings.

Last, year they tried to do it one more time, and three days ago again, unbieliveble... How is possible that they are still working?

Europe Holiday Lettings boasts performances and services and professionality that don't exist. Boasts giving back money but no answers. It's wasted time and money.

So this company on here promising to call me and arrange a refund…no call ..no refund

Scam!
They've been trying to sign up my business, I told them I thought what they were offering was too good to be true as they were guaranteeing €200k of business for a €300 subscription. I dug around as I noticed they have a prime central London address and a Manchester phone line. The address in London is abandoned, I spoke to Mr 'Eric Solbeck' on the 'Manchester' number, he had a thick accent that certainly wasn't from Scandinavia. I pointed out the London address was abandoned, he said I could visit him there anytime but then didn't know what colour the building was. It's blue, Mr Solbeck. Fair play to you, your initial email was well written and you did keep up the pretence that you were running a legitimate business for the whole of the call.

We paid a subscription to advertise our properties and we had no bookings from them. They sent me a reply to my review to contact them by email. I sent an email about 20 times, called their phone number and nothing. I have a point in the contract that if the insurance company does not provide me with any reservations, they will refund my deposit. Since when I ask them to refund the fee, they don't answer. It's a scam in my opinion.

I wouldn't actually award a star, but 1 is the lowest possible, we paid their money and not had one booking from them, a rogue website.
