I moved in to 13 melrose street last year, when we went to view the property it was all sealed with sealant around the skirting boards, we asked if there was a mouse problem to which they denied knowing anything about baring in mind j was 5 days from giving birth. We realised after moving in that it was absolutely rife with mice and i learnt later from next door that the previous tenants had the same issue so Higson were made aware, i think it's appauling to move a heavily pregnant woman in to a home in that condition then to top it off, the carpets were dirty and stained and unclean from previous tenants and not replaced or cleaned when we moved in and things were falling apart as nothing had been done prior to moving in, we ended up having a big list of repairs that needed doing right after moving in which leads to my next issue, the shower door was falling apart and not checked and around 2/3 days after moving in, days from giving birth, the glass shower door fell on top of me whilst i was showering. We then had an issue with rent, we were confused if the move in costs covered one or two months rent so we called up to make sure and query this to which we were told we were correct and we didnt need to pay rent so of course we didnt and then had a call to say that we hadnt paid rent? So we then ended up owing over 1k in rent due to their error. Honestly overall it was an awful experience and safe to say i am petrified of mice and it was awful. We ended up just leaving most of the stuff there and leaving in fear of accidentally bringing new mice with us to our new house which by the way is lovely and surpise, no mice! Do not recommend these at all. I have also seen the way they speak to anybody that leaves a negative review and its disgusting.

I was going to let it go and move on, but they sent an untruth email to one of my tenants so I am going to give them a review laying out how bad an agent Higson is.
I am an experienced landlord of over 30 years with a good size portfolio. I had two flat with Higson in a converted house and I was spending more money of these two flats than the rest of my portfolio. Eventually I commissioned my own condition report with a chartered surveyor. His report highlighted shoddy work or work not even undertake. It pointed out that the two areas of concern were not even being looked at and if I rectified these two areas 90% of the issues would be solved. Without my permission they authorised works, which I doubt was ever done. I once asked for a photo to show work had been done and they sent me a picture of a ladder resting against a house. I never really understood their accounts they sent me and it always seemed to have small jobs deducted that I had no idea of. The breached our contract by giving me 8 days notice of termibation on a 30 day contract. The notice was given on 23rd December after they had closed for the holiday. In fact whenever they sent me an email of works to be done it was always sent after they had closed for the day. Without asking me they approached my surveyor to get his report. I think that they gave notice once the knew the game was up. Both of my tenants a relived that Higson is now out of the picture. I would highly recommend that any landlord avoids this company. After termination they told one of my tenants that I was refusing to do necessary work, which was completely untrue as I had complied with every request. The problem was, according to my surveyor, they had no idea what they were doing.
