Great experience from start to end. Francesca Graham and colleagues were friendly, knowledge, very quick to respond and made the whole process run smoothly. Couldn't recommend anyone better.

We accepted a quote that was tailored for a company remortgage. After doing nothing on our case for over one month, Holden Smith told us the fees were increasing and they would not honour the original quote they provided. There were no changes to the initial terms and all the requested information we provided was correct.

We had reverted to a higher mortgage rate, so there was a direct cost to our company because of Holden Smith Smith’s actions. We since switched to another solicitor and will be filing a formal complaint.

Mine was a pretty complex case. However, thanks to the expertise and professionalism of the solicitor Alex Jones we got to the desired finale. Alex is an impeccable communicator, succinct and punctual, and a good problem solver. I was kept well-informed throughout the process and all my questions were answered. An 8-10 week buy-out between two amicable parties took seven months for primary conclusion but 15 months to fully conclude.
A simple process, started in Jun 2024, financially completed end of Nov but only fully, legally concluded today, 30Jan 2026

Whilst always polite, the staff came across as very inexperienced, asking astonishing and sometimes, stupid questions, clearly not reviewing case files or correspondence, to ensure they knew the case history or client relationship, before initial contact.

Their lack of professionalism and poor attitude reflects very badly on the firm but is presumably considered to be a perfectly acceptable work ethic.

Details:
Engaged HSL in June 2024, heard nothing until late Aug. (I was sick for 3mnths, unable to chase.)
When both parties escalated with their respective, lax, law firms, things started to move, but then my solicitor left & either nobody took over my case or they chose not to do any work on it until forced to do so.

In October, still not concluded despite repeated msgs re urgency. They knew I had to urgently leave the country but still asked questions like 'do you still want to complete asap?'!!!

A date was agreed by all parties yet nothing happened. HSL didn't bother to msg that day or for another week to explain why completion didn't take place! Awkward as i'd left the UK.

The buy-out didn't complete until late November and only as a direct result of our combined pressure.

I have only just, today, 14 months later, received from HSL, my corrected title deeds, not in a personal email of course, but in a template letter which is full of unrelated, irrelevant instructions.

I cannot recommend this firm.

Lucy acted for me on the sale of my house and I couldn’t have instructed anyone better. From the initial conversation right through to completion the communication, customer service and attention to detail was 10/10. I raised a formal complaint on 30/11/2025 about a property purchase case dealt by Keely.
The acknowledgement came within their guild lined timescale tho I was addressed incorrectly. After that weeks of silence and no information at all till I asked for update. Even then I was asked to list mistakes by their conveyancing executive when I already did that in my original e-mail. So again I lead to believe that some in this firm do not pay attention to things that they are sent and paperwork they deal with.
Hopefully will have an outcome as it is almost 2 months now since the submission of my complaint.
I am afraid still disappointed and could not recommend the firm.

We initially had a bad experience with one of the solicitors handling our case, with lack of clear and prompt communication. This resulted in our case being delayed quite significantly. After a while, we got assigned a different solicitor (Ahsan Khan) who handled our case extremely well and we eventually managed to complete our purchase. Overall, I am satisfied with Ahsan Khan's work, but encourage future clients to ensure that your designated solicitors are communicating effectively from the get go.

Tilly & Sara were very helpful throughout my house purchase. Would recommend to anyone looking for a solicitor who is going through a house purchase.

Michala Meakin And Lauren for making my sale and purchase easy, we did have some difficulties and delays over the 4 months due to Lauren being on leave but she always got back to me and called to update but I am now in my house 2 weeks and I am grateful for them managing all the conveyancing.

Holden Smith provided conveyancing for the purchase of my first property. The process was all brand new to me but my solicitor, Hannah, was patient and had great people skills. Some things were last minute our end and we had unforeseen challenges with the property I was buying but Hannah very much rolled with the punches and reached out to me if there was anything I needed to action my end.
