Forget getting most of your deposit back. Normal wear and tear on a house you’ve been in for a few years is normal and I left it spotless when we left. They said we failed to maintain the cleanliness of interior, same for exterior even though I had our landscaper cut back all the shrubs and remulch, lower cabinet damage, I have no idea what they’re talking about as the cabinets were not damaged. Also partial paint, but I reached out to numerous people to get actual paint and no one ever got back to me. We rented thru them for a total of 5 years. I wish we had just privately rented. DO NOT WASTE YOUR TIME AND HARD EARNED MONEY RENTING HERE.

They honestly suck. They are not considerate to their renters health. My family rented from them for 6 years dealing with the minors fees, such as grass too long, weeds here & there, bushes growing too wide or tall, etc.
We notice flakes stuff coming from my 17 year old vent from the ceiling. We hired an Air Conditioning Company to come and inspect it. They came in with a big machine and a camera that can travel up into the vent duct work unit. They gave us pictures so that we can we what was in the vent. We seen the dirt, a beer can and something that looked like some kind of hive. We were in formed that even if it wasn't nasty and dirty, to have a thorough cleaning every 10 to 15 year to receive the best usage which would be roughly $600.00. Since we only been renting from them for 6 years, my wife and I felt Invitation Homes should take the bill.
We called Invitation Homes and told them what the matter was. They sent out their maintenance guy and inspect the the duct and AC unit. The maintenance came and done his inspection and was completed in 45 minutes.
Few days later, we received a message from Invitations homes stating that they will not be doing a thorough air conditioning cleaning because 12817 Via Camille 4Bdrm house did not need a cleaning.
We didn't argue or fuss. We moved. We informed Invitation Homes we would be be moving. They asked us what could they do, were we happy with the home, offered us $100.00 off the rent, etc...
We simply said no thank you. If they don't know the problem... they shouldn't be in the business.
Priority is keeping renters healthy and safe, especially when the monthly rent is not cheap, and when charging the renters three times the amount for what air vents cost at a hardware store.

House in bad conditions, not well cleaned, the smell to urine was unbearable.

They maintenance men from Golden Key Home Services did a great job with fixing my attic ladder. They arrived early and took their time making sure the ladder was fixed correctly. They also told me what they did when they were done. They weee very nice and professional. Happy with service.

The house needed to be painted. A painting crew was scheduled and completed the job fantastically.

We have had an extremely disappointing experience renting from Invitation Homes. Our property has an ongoing mold issue that has not been properly remediated despite formal written notices and documentation citing Texas Property Code requirements.
Most recently, we’ve had a plumbing failure that has left us without basic functioning water service — we currently cannot wash dishes, do laundry, shower, or flush toilets. When we reported this as an emergency, we were told a technician could not be dispatched within 24 hours, despite this being a health and safety issue affecting basic habitability.
As a corporate landlord managing thousands of properties, I would expect a functioning emergency response system for issues like total loss of working plumbing. Instead, we’ve had to escalate repeatedly just to get a response, and previous issues (mold) have taken extensive back-and-forth to even get acknowledged.
If you’re considering renting from Invitation Homes, be aware that maintenance response times — especially for urgent issues — have not matched what a company of this size should be able to provide. I would recommend asking pointed questions about their emergency repair process before signing a lease.

What a lousy landlord. A year ago they couldn't fix the AC for 4 days during a 110 degree heat wave so I paid out of pocket and they refused to reimburse for the repair. SLUM LORD MILLIONAIRE. Watch out, they are all about the money so don't believe their hype ! Today they wasted my time with a Pro maint that consists of 45 minute to fix what ? Cant wait till I can afford to dump this Landlord forever... !!! RUN AWAY

This is the best management company to lease your next home with. They offer great amenities and packages to make living in their homes a wonderful experience. this is our second home with INVITATION HOMES and are excited about extending our lease for many years to come. You deserve the best from an experienced management company that cares about your experience.

If I could give negative stars I would. Never late on rent, left the home in better shape than I received it up exit. Rented for 5 years. If you need something fixed you better prepare to wait forever. The hoops you have to jump through are ridiculous. The maintenance ports is worthless. They never did a “check” on the property in five years. Foundation was cracking- sprinkler system continued to fail after 4 attempts to repair. When you you move out the will tag you for everything and I mean everything. And you will get pounded on rent increases every single time. Customer service is horrible, getting live person to talk to is beyond difficult. Keep in mind I never was late and left my rental home in impeccably clean. So I’m not doing a review for any reason other than warning potential renter RUN from this company. They simply don’t care. Period.

We found several more affordable options listed on their own website, but when we called to discuss our options with Melissa, we were met with incredible rudeness and dismissiveness. She claimed we already had the cheapest place available, which was completely untrue, and then proceeded to hit us with a rent increase and an unexpected, mandatory $80 internet fee. The lack of customer service and hidden costs make it impossible for me to recommend them.

One star is to much for this company, I’m sitting in a house that has been 93 degrees for the past five days, I hav children and pets sweating to death, they sed they are reviewing the quotes and till then nothing else will be done,

Invitation Homes operates in complete bad faith, systematically violating state laws and utilizing deceptive administrative tactics to wrongfully capture tenant security deposits.Upon moving out, they illegally deducted $308.18 from my $2,195.00 security deposit. They charged me for pre-existing conditions explicitly documented on my 2022 move-in forms, standard wear-and-tear, and a known manufacturer factory defect inherent to the property's Frigidaire appliance.Critical Violations to Watch For:The Delayed Move-Out Trap: Under Georgia law (O.C.G.A. § 44-7-33), landlords must provide an itemized damage list within 3 business days of move-out. Invitation Homes deliberately withheld my statement for 12 days (until June 12), completely stripping away my statutory right to inspect the alleged damages.Misrepresenting the Law: When questioned on a recorded line, their out-of-state customer service team explicitly fabricated timelines, falsely claiming they had "15 days" to provide the report to cover up their statutory non-compliance.Total Corporate Silence: I submitted a comprehensive dispute packet on June 19 with clear baseline photos proving the pre-existing conditions. Assistant Portfolio Manager Elyette Kassi and Qualifying Broker Jason Modlinski completely ghosted my file. They blew past their own 7-day promise and the strict June 30 state legal deadline.As of today, July 25, 2026, they continue to withhold my funds without providing a single supporting photograph or invoice. This is a direct echo of the exact predatory behavior targeted in their recent Federal Trade Commission (FTC) action. I am pursuing full legal recourse, triple damages, and formal actions through the BBB, FTC, and the Georgia Real Estate Commission. Document everything on day one, video your move-out, and do not let them bully you.

Great technicians who are working above and beyond the call of duty.

I would give them -1 if I could. I have lived in This house for 3&1/2 yrs and every year it gets worse. They go up on your rent every year and you have to negotiate what you’re gonna pay. They don’t want to fix anything and want to charge you to fix things if they have to come out more than once for the same problem. The A/C has been messed up since I moved in they send a different tech out here every year but it keeps having the same issue. Sky high electricity and gas bills so you can’t be comfortable in the summer or winter. The kitchen light has to be jiggled to come on. The downstairs half bathroom flooded not long after we moved in. The fan in the upstairs bathroom doesn’t work. We’ve have issues with stopped up sinks and they told us we are responsible for that. Some bedrooms are cold and some are hot! The sprinklers don’t work properly to cover the whole yard and when called they said go buy new sprinkler heads. So I did. Still have the same problems. But tell me that I must water the grass or be fined. This is the worst part they start offering Spectrum for cable and WiFi. We tell them we don’t want spectrum we have another provider. They said that it’s now in your lease and you have to pay for it even if you don’t use it! So we have 2 cable bills and 2 WiFi bills!! That is not fair at all!! They offer a smart home service that didn’t work properly when we moved in so we got something else installed. We have to pay for theirs anyway even if you’re not using it!!!! They charge us for air filters every month and don’t send new ones but every 3 months!!! These people are slum lords!! All they want is money and they won’t keep their houses fixed!!!

Customer service is a call center really hard to get a hold of somebody if you have general questions. Also, tons of hidden fees. Make sure you read lease agreement line by line there are many hidden fees embedded in the legal language. You dont have access to property manager, only a call center. Make sure you upload renters insurance documents to their secret site or else there will be fees. Nobody tells you what the site is, you only find out after you see fees on your ledger and spend two hours navigating their call center. Also, no reimbursements. There are specific windows of time you must submit requests by and is coincidentally right before you see charges on your ledger. Seems carefully calculated and sneaky.

This company has expanded too far to effectively give a positive experience. They have junk charges and when you're residence is not completely functional they believe that it's ok to not discount rent. I rent a 3 bedroom 2 bathroom house. When the toilet was broken doing a flooring install and I didn't have a toilet for 3 days they found no reason to take a modicum of kind Ness and lower my rent. They stated this was because I had another portion of the house at my disposal. Bet I couldn't say that about rent. If I said you have all the rest of my rent money, I shouldn't need to pay the other portion because you have access to the rest.

Invitation homes is no different than leasing a car they contractly explain to you what you are responsible for the problems occurr when tenants move in and don't take care of the homes either through neglect or negligence..I think the miscommunication begins when just like you can have a bad home owner you can absolutely have a bad tenant they go hand in hand..this is the second property we have leased from them...as long as you do what's expected it can be a rewarding process and experience..outside of personality differences with a person or two we are still happy and greatful

An electrical fire started in the garage of my Invitation Homes rental. The official St. Johns County Fire Rescue report lists the cause as electrical — not my responsibility. Instead of taking responsibility, Invitation Homes billed me over $11,000 for the fire repairs — even though my renters insurer already found I had no liability. Worst of all: the company repaired the electrical equipment but never filed the required paperwork with the county or completed the FPL-required inspection, despite multiple calls to their maintenace and assurances that they would take care of that so FPL's records still show the work "incomplete" and my power is scheduled to be shut off in a few days — leaving my family without A/C or refrigeration in the Florida summer heat over a form they failed to submit. Avoid.
