I’m so sick and tired of Invintation homes giving me the run around, they act like they are doing you a favor! I don’t even give them one star 🤬 so Derek Tyler call me last Thursday, I left numerous voicemails, I called this morning after a week ! He still say it is a charge back of 236$ for the septic tank . He was very rude and unprofessional on the phone with me this morning, he’s telling me that as soon as you flush a wipe down the toilet that it automatically stops up the tank ! That’s a lie , it takes a while for you to notice that it’s backing ,up because the water backs up on the side of the house !! I KNOW BECAUSE I LIVE THERE !!! How you gonna tell me !! They must did not get all of the wipes out the first time they came out !! And it reclogged it back up , like I said it takes a while before you notice it backing up !!!!! Like I said I never knew anything about a septic tank until the day I moved in . I thought it was decoration that big Rock that sits in front of the house , that they don’t have a picture of when they were renting it out !!! That’s why I didn’t know anything about it until the raw sewage started backing up in the house that’s when I realized it was a septic tank !! Never again in my life will I live in a house with a septic tank !!! Ridiculous ! I never had so many problems until I moved in this house !!I I WANT OUT OF THIS HOUSE! Immediately!

Great Home, But the Maintenance Process Has Become Extremely Inefficient
I have lived in an Invitation Homes property for nearly three years. In the beginning, the maintenance process was excellent. When I reported an issue, a service appointment was scheduled within a few days, and most repairs were completed during the initial visit.
Unfortunately, that process has changed significantly.
After contacting customer service for clarification, I was informed that multiple vendor quotes are now required before many repairs can be authorized. While I understand the need for cost control, the impact on tenants has been frustrating.
The typical process now looks like this:
A maintenance issue is reported and scheduled promptly.
The tenant waits at home during a four-hour service window.
A technician arrives but often cannot complete the repair because authorization has not yet been approved.
A second company is scheduled, requiring another four-hour wait.
If authorization is still not granted, the process repeats until a repair is finally approved and completed.
I have experienced this cycle multiple times, and one repair required at least four separate service visits before it was resolved.
On one occasion, a technician arrived fully prepared to complete the repair but was instructed to leave because the estimate had not yet been approved. My immediate question was: Why schedule the appointment before authorizing the work?
Each service visit requires the tenant to set aside a four-hour window, often resulting in many hours of lost personal or work time. Spending 16–20 hours waiting for vendors because of internal approval delays is simply unreasonable.
This is my only significant complaint. The home itself is well maintained, the appliances are nice, and I understand that rent increases are part of today's market. However, the current maintenance authorization process places an unnecessary burden on residents and is a noticeable decline from the level of service Invitation Homes provided when I first moved in.
I hope Invitation Homes reconsiders this process. Improving repair authorizations before scheduling technicians would save time for both vendors and residents while providing a much better customer experience.

I have leased with Invitation Homes for a few years - today we woke up again to a non working AC system - I put in a request asap and was told someone would be out TODAY - between 6 and 10 this evening. At 4:15 I received a text message that my appointment had been sent to a different vendor - I immediately called Invitation Homes and was assured that we would still be serviced this evening. This was yet another lie.
Our system has broken 5 times - I have spent more over 90 degree nights in this house than is imagainable - twice had to go to a hotel because my aunt was here and has medical problems.
It is 92 in here, I have spent 25 minutes on the phone with them again waiting for a maintenance supervisor Lupita who told me there is nothing she can do and would not be trying to escalate my call further becuase they are clearly busy!!
I would like to add that I was home this afternoon becuase I had a serive appointment to fix (for the 4th time) a water leak in the irrigation system resulting in water bills ten times the norm - and they cancelled 24 minutes before they were supposed to be here - AGAIN - causing me to miss another half day of work.
I was just informed by the original HVAC vendor that the original work order was cancelled BY INVITATION HOMES and reassigned to another company - for 'sometime tomorrow - hopefully".
When I called Invitation Homes back - for the SIXTH time - they said they weren't sure why they did that - nothing they can do.
DO NOT rent with this company.
UPDATE:
Despite the response from Invitation Homes asking me to check my inbox from them for more information, i have yet to receive ANY email from them regarding this situation.
The water leak maintenance request has been reset 3 times and the last time nobosy bothered to show up or call.
Increased electric bills from the HVAC and over $500 of water bills.

NIGHTMARE
We have been living in our house since June of 2025 and have consistently had issues from pests to mold. We asked to be let out of our lease early due to these issues also causing health issues with our children and were denied. There is no ventilation in either of the two bathrooms, although they claimed that they were remodeled prior to us moving in. Which we also believe lead to the mold growth that is in our bathroom. On top of the fact that the consultant said there's also a crack behind the tile. He believes there's mold behind the entirety of the tile. There was also a crack in the tile that let carpenter ants swarm into the master bathroom, which my husband had to quickly seal off so they didn't come into our bedroom. We see at LEAST two palmetto bugs in our house on a daily basis, usually coming from the bathroom on the left side of the house. We have been having our home treated by MIRA pest control since July of last year and still have issues although our home is clean. When we asked InvitationHomes to fix the issue, they denied our request although we took the appropriate steps ourselves to make sure we don't have pests. Thus, it's their issue to fix now. We had sugar ants that completely took over our daughter's bed and sugar ants on the wall in the kitchen next to the cabinets where there's no food. Our air conditioning unit can never keep up with the temps, even if we set it to 80 which we believe is due to the house having original windows and no insulation in the attic, since the unit was treated and we were told is working fine. We have people coming weekly to check if we want a free estimate on the windows/roof because of its age. When it rains, the side door leading to our garage is flooded and that's where our washer/dryer and extra storage are. The dishwasher never works properly. It will run and the dishes will still be dirty after the cycle is through. The fence is broken and bowing. PLEASE DONT EVER RENT THROUGH THEM.

Nonstop problems 3 months in…
We are just 3 months into our lease and have been confronted with tons of issues and lack of communication. When we arrived to move into the home there was urine marks on the walls of the bathroom, baseboards were filthy, kitchen cabinets had coats of grease on them, shower handle completely broken, two rooms that smelled of cat pee and a toilet that was clogged and took 3 technician trips to actually resolve. We live in a community with a pool and have YET to hear back from their HOA department to get access to the pool despite that being one of the main reasons we chose this community. Their team takes days if not weeks to give a proper response to anything, yet they will reach out immediately to collect on an invoice that should not have been sent to me in the first place. I would warn ANYONE who is contemplating renting a home from this company as the clearly do not care about the quality of their homes in general and take far too long to respond to resident issues.

UPDATE: it is now July 23, 2026 and no one has reached out even though they say they will when it’s public. So pathetic.
I am unsure how to be constructive in this feedback. Do not rent from invitation homes ever. It has been a nightmare since the day I moved in. First off we had to bring a physical check in after multiple attempts to pay online. We were then blamed by staff members about it and had to take an extra hour to drive to drop off a check. Then when we got to the house, it was dirty. The carpets had not been shampooed, there were dusty footprints on the ground from contractors being in and out and cobwebs up in the rafters. The top of the cupboard was disgusting. The whole time we have rented here we were charged 500 extra dollars per month and fees that we were never explained even after asking. For the cherry on top, we did way more than we should have for cleaning and we still have a cleaning fee. We also were charged for a missing garage door opener when we had it on the counter when we left. I also sent an email prior talking about a light issue that wasn’t actually burnt out. It was the wire wasn’t working and was still charged for it. The office has yet to respond to me and actually no one on my house. Caseload has responded to me since the second to last weekend in June and I moved out July 2.

I would never rent here. Absolutely horrible company. They do half 🫏 on all maintenance orders. You better expect to miss ALOT OF WORK bc everything breaks and they barely fix it then boom u gotta take off work 2-3 times for them to fix one problem. Ive been here 4 years thinking its gonna get better and its only gotten worse. Only reason i havent moved is bc i have a BIG family, and its really hard for me to move everyone on my own since i have 5 kids. Please save urself the heartache and dont rent from this company

DO NOT rent with this company. Worst customer service. WILL CHARGE YOU RANDOM FEES FOR NO REASON. They have absolutely no urgency to fix any issues regarding THEIR mistakes. Absolutely no accountability. 14 years renting with this company and they do not care. They don’t care about their customers at all. Our AC started leaking water and flooded one of our rooms with carpet. Carpet had to get removed and that room was not usable for a whole month because of how long it took them to respond and take action. After that they still had the audacity to charge us for the new carpet they installed after removing the old carpet without permission. That’s only one of many reasons that are wrong with this company.

Be cautious…
Be cautious when renting from Invitation Homes. We moved across country to Georgia with a family of 3 little boys and on our drive to Georgia, we were told our rental (that was supposed to be ready the next day) would not be ready for 2 weeks… and we already had a signed lease! My husband drove the moving truck with our belongings and tailoring a vehicle while I drove our 3 boys in our van. The last thing we wanted was to unload our belongings into a storage unit just to have to reload a truck and move into a house 15 days later, not to mention finding alternate housing so instead we picked a home on the fly that was “move in ready”. But when we arrived 2 days later, it was very clear the home nor the carpets had been cleaned… bugs in all the windowsills, the floors were dirty, carpets were filthy and sticky… I didn’t want to put my stuff down or take off my shoes. We’ve been here about 10 days now… some requests have been addressed while others have not yet. All service requests have to occur while we are home which is another inconvenience as these things should have been completed prior to vacancy. If we hadn’t been in a hurry to get in somewhere quick, I would rethink renting from Invitational Homes again.

Nightmare with a fresh coat of paint.
Where do I begin? The home presented as a great place go live. Fresh paint, new shades, everything you're looking for when renting a home. After a week, you notice all the little things, 8 months in, it's all down hill. The heating and cooling system is under powered for the square footage, they have sent a HVAC company to address it, it was noted a more powerful system was needed. Crickets!! I tell them the thermostat refuses to shut off if house ever actually reaches the desired temperature. So they replace the thermostat with the same cheap model. Electric keeps climbing.
Pool cleaners, that you're required to pay $120 a month for due the ABSOLUTE bare minimum to maintain the pool.
The air filters they provide at an astounding $30 every 3 months for 1 filter is the cheapest most useless filter on the market.
The greatest part is the amount of time you waste if you submit a work order. They tell you, tech will be there in a 4 hour window. I work an hour from my house, so I basically have to the day away from work because they get to charge you $75 if no one is there, but if their tech doesn't show up in that 4 hour block, you've just lost your wages and nothing was done. Then they just close out your work order.
The local office can't even keep the resident's or homes straight IF you can get them to contact you.
Ohhh and when you leave a negative review, someone from the social media team reaches out with fake platitudes and horse shit about taking the issues to leadership.
Nothing about this company is Premiere or Outstanding. How they even have 2 stars on any platform is astounding, keep using our to pay those bots and they still can't keep up.
It's almost comical how bad they are, I've had to open an investigation into their predatory and disgusting treatment of resident's through the State's AG's office.
Do yourself the biggest favor, AVOID anything Invitation Homes!

No AC with 2 young children
I usually don’t so this but it’s been getting so bad I have to speak up public for my families sake. For starters I rented before with invitation on a 2 years lease and had a good experience in FL.

We have now been without air conditioning for 7 days during the middle of a Tennessee summer, and our family is suffering.
Our AC stopped working on Saturday. A technician came out on Sunday, inspected the unit, and informed us that replacement parts were needed. The following day, we called for an update only to find out the work order had been closed as “resolved,” even though our AC had never been repaired. We had to fight just to get the work order reopened. Since then, the temperature inside our home has reached 86°F.
We have two young children, ages 2 and 5, and this has become much more than an inconvenience, it is a health and safety issue. Our 2-year-old son has asthma and has experienced breathing difficulties, hives, and heat rashes after spending the first two nights in the house without air conditioning. We also have a 13-year-old elderly dog, and the excessive heat has raised serious concerns for his health and well-being as well.
Because our home has been too hot to safely stay in, we have been forced to spend money on hotels and rely on friends for a place to sleep. We have also had to purchase multiple fans just to circulate air through the house in an effort to reduce excessive heat, humidity, odors, and the potential for mold and mildew to develop while we wait for repairs. These unexpected expenses are adding up quickly, and we cannot afford to continue paying for hotels while also paying rent on a home we cannot safely occupy. The emotional, physical, and financial stress this has placed on our family has been overwhelming.
What has been most disappointing is the lack of urgency. We have called Invitation Homes 3 to 5 times every single day and sent multiple emails, yet we continue to receive little communication and no clear timeline for a resolution. As of today, our work order is still listed as “In Review” after previously being denied, and no one has been able to explain why.
No family should have to endure these conditions, especially with two young children, an elderly pet, and a child with asthma. We understand that repairs can sometimes take time, but going an entire week without air conditioning during extreme Tennessee summer temperatures, combined with poor communication and a lack of urgency, is simply unacceptable.
At this point, we expect Invitation Homes to take responsibility for the hardship this situation has caused. We are requesting reimbursement for our hotel expenses, reimbursement for the fans we were forced to purchase to help reduce heat, humidity, odors, and the risk of mold inside the home, and a prorated rent adjustment for every day that our home has been uninhabitable and we were unable to live in the home we are paying for. We simply want our family to be treated fairly, our home restored to a safe and livable condition, and for Invitation Homes to make this right.

EMERGENCY NOTICE: STRUCTURAL FLOOR FAILURE AND IMMEDIATE SAFETY HAZARDThis is an explicit, formal notification that the bathroom floor at this property is actively collapsing and poses an immediate threat of severe physical injury to my family.As seen in the attached photographs on the maintenance app, the subfloor next to the bathtub has completely rotted through, disintegrated, and structurally failed. The green subfloor panel is gone, leaving a gaping hole and exposed, failing materials beneath it. This issue was opened on June 1st, and leaving it unaddressed for over 40 days has allowed the structure to become completely unsafe.My family cannot safely step out of the bathtub or use the toilet without risking falling through the floor. The response that this is "under review" is completely unacceptable for an active structural collapse.I demand that a regional construction manager contact me within 24 hours with an emergency contractor dispatch date to replace these failed joists and subfloors. If this is not addressed immediately, I will be forced to report this active building collapse to the Cobb County Fire Marshal and Code Enforcement for an emergency structural inspection, contact legal counsel regarding breach of the lease's habitability covenant, and proceed with emergency legal remedies.

Warning: I would strongly advise against renting from this property management company.
Our experience has been extremely disappointing. They seem to have little regard for their tenants or the concerns we raise. We pay a significant amount in rent, including for amenities like the pool, yet ongoing maintenance issues have gone unresolved.
Instead of properly addressing repairs, they repeatedly send vendors who either don't fix the problem or provide only temporary solutions. It feels as though cost-cutting takes priority over maintaining the property and providing the services tenants are paying for.
Good property management requires communication, accountability, and follow-through. Unfortunately, our experience has been the opposite. If you're considering renting through this company, I recommend looking elsewhere.

I would leave negative stars if possible. This company is horrendous & will eventually fall due to greed. I was charged $468 for a hole in the tube I didn’t even do. I notified them to let them know about their property. It only took 5months for them to fix. Calling 4different third party companies to look at it. The 4th company took a leak seal kit & spray painted it afterwards. $468 smh. Then I get charged $207 on my move out because of carpet I NEVER wore shoes on. Why is it my responsibility to get carpet professionally cleaned upon my move out, wtf are yall even for at this point? On top of keeping my security deposit because I gave a 30 day notice upon my move out instead of 60days. Here’s the kicker… I moved out 6/30/26, the house will be available 7/31/26. The house can’t be in that much bad shape. They even tried to charge me for pest control. This is the worst company I’ve ever been apart of. Do yourself a favor don’t dare rent from them.
You call about issues they hang up in your face after being on hold for 45min to a hour every single time. This company will fall. I don’t even leave reviews, but I had to with this rinky dink company.
