Dont trust redmayne or touchstone, they know the governement is making it harder for landlords and the housing market is volatile. Selling dreams which are actually nightmares, empty promises with hopes n believes thats you'll get returns on investing in them...
Domt don't do it! If they could keep making money on property they would, why would they sell you their money making ideas if they actually make money!?

I am suspicious about Redmayne Smith
I am suspicious about Redmayne Smith, they ahve my details from some investment webinar I attended earlier this year, it all sounds good but by the time I had completed the 2 day course, I felt brainwashed and over sold to. Right now in the UK the property market is in a state of flux, Ai will be replacing jobs faster than you think and unemployemnt will be through the roof, where you think you will get tenants from is beyond me? Added to this Redmayne Smith has appeared on HMRC's list on non tax paying companies, that shouldn't happen if they're mulit millionaire successful, and finally I get bombarded with emails and texts in the lead up to this latest sales pitch happening today June 4th. All my instincts says don't trust, i'll leave it with you! Although this says my review is "unprompted" the amount of emails and whatsapp's I am receiving from Geordie, Redmayne and other names is a literal bombardment, so they prompted me to write this.

Save your money
I purchased through them, and the numbers/estimations were largely incorrect. As an investor, I cannot recommend them. There are other, much better investment opportunities out there for investors.

It's my 4th investment with RS
It was going to be my 4th investment with RS, however I backed off. Obtaining a reasonable mortgage on my first two investments in Obsidian, Manchester, isn't going to happen, nor is the forecasted capital appreciation, and I am at risk of having to put more money to obtain a mortgage at all. I recommend to take RS seriously when they say you should carry your own due diligence (which I unfortunately didn't). I suggest everybody to study the mortgages in more detail before committing, check "Product fee" and governmental rules regarding owner occupiers / investors - there's lots to know in order to do an own due diligence.

Disappointing Experience With Off‑Plan Investment Advice
I was encouraged by Redmayne Smith to purchase an off‑plan investment in Liverpool, and the experience has been stressful from the start. Securing financing was extremely difficult, as most banks were unwilling to lend on this type of property—something I wish had been made clearer before I paid the holding deposit. A year on, the investment has underperformed and I’m now facing overall losses. I am also facing a massive loss if I sold the property as there is just no demand for it. So now I am forced to hold on to a loss-making investment and hope that in a few years I can at least sell it for the same price I bought it for. Based on my experience, I did not feel adequately informed about the risks or practical challenges involved, especially for someone that could not buy with cash.

My First Investment Deal with Redmayne Smith
Exchanged this week on my off plan property with Redmayne Smith. Excellent service so far. I feel far more confident with Danny and the team project managing me! As a first time property investor it was reassuring to have the advice and guidance of the team, always on hand to answer any questions and constantly in contact to advise and remind me of next steps. They have made the whole process stress free by breaking everything down into manageable chunks and making available their black book of contacts for services that are required making everything seamless. First impressions are that it's a very slick professional operation but also very open and approachable. You can contact anyone whenever you like, even a Sunday night (but I'm sure they won't thank me for broadcasting that!) I'm so excited for completion and can't wait to go for a second investment.
