The worst agency I have come across. Very difficult to deal with. Make false promises and then don't live up to them. Went up management to get it sorted, Even management did nothing. Even when trying to resolve problems, not following up, shit customer service. No commercial integrity.

Employees clearly have not been trained. Pushing issues within the organisation. No one wants to take accountability.

Would never recommend this to anybody. Stay away. Save yourself the trouble!!

I had a really positive experience with Settio. My personal situation was a little tricky, but they were very professional and understanding throughout.

I especially want to mention Danny, the Property Manager. He was incredibly helpful and made the whole process much easier. He was always easy to reach, communicated clearly and efficiently, and genuinely took the time to understand my situation and help where he could.

The team at Settio found me a new tenant after the existing tenants decided to move on for personal reasons prior to the proposed end of their term. Max, Lilli-Rose & Ellisha kept me fully informed at all stages of the process & the new tenant was found in record time so we have effectively no void period at the property. We have used Settio for both sales and rentals and although the current market meant that the sale had to turn into another rental period, ALL interactions with Settio staff on both sides of the fence has been nothing short of excellent. We now have two properties rented out through Settio, tenants for the first apartment were found within 24 hours, the second apartment took 36 hours and both achieved the maximum rental amount we expected. So far so good, please keep up the good work Settio. Richard

I moved into my flat three months ago with maintenance issues already present, which I reported by email on 16th July with detailed descriptions and photos. My property manager, Oliver, has been aware since 23rd July. An independent engineer from On The House even attended on 28th August to inspect and document the issues. Despite this, a visit arranged for 22nd September turned out to be a fire alarm safety check, not the maintenance work, and when I called that same day, I was told to report the issues again from scratch, despite already having done so multiple times.

Communication throughout has been consistently poor. Replies from Oliver often took a week or longer, sometimes not coming at all, and I was only informed he'd been on annual leave after I'd already chased a follow-up. I also had a separate issue with a heating provider (Switch2) that required Settio to complete a sign-up on my behalf, I was told on 21st August this was "in progress," but when I called Switch2 myself, twice, I was told nothing had ever been submitted. A request to formally add my brother to the tenancy, first raised in June, has similarly gone unactioned for months despite providing all the required documentation.

I understand delays happen, but three months of unresolved, independently verified issues, combined with inaccurate status updates and poor communication, is not an acceptable standard of property management.

Her team made an effort to complete a 55-page check-in inventory reports and photos record on schedule. New tenant could move in on target date and was happy with internal condition of apartment and inventory reports. Thanks to Holly Keeney and members of her team for coordinated effort in the job.

I was a tenant for two years.
I have found the management team to be continual liars. They make up clauses in contracts that do not exist, they make threats that they have no legal basis for and refuse to honour their obligations.
The beginning of tenancy clean was not performed as required. Any repairs required during tenancy were not performed.
The deposit was not released for no reason at all. They dragged the process our for months. They tried to trick me at the end of the tenancy into incriminating myself to put the property expenses of fair wear and tear under my name.
They seem to be a mix of incompetent and dishonest that is incredibly difficult to work with.
