Ste Hamilton Reviews

From the outset Ste has been welcoming and encouraging. The education he provides is exceptional and you will not get this anywhere else in this industry. The information provided and available to you will set you up for your future in property.

BRRR & FLIP Masterclass
I attended the Ste Hamilton masterclass and the knowledge and experience you gain from these events are exceptional. You get an insight on what things to look out for when looking for these types of properties.

Although i could only make the first half of the day the knowledge that was given out was brilliant. A different persepctive given out which i believe is key for anything. Truly a great first half to the day.

Went to Ste's Inner Circle Masterclass and it was incredible. The level of information we received was insane and the amount of money investment wise I will save just from this one masterclass is crazy, not only is he so great at teaching, everything is taught straight off the cuff, no script, no reading board. He answered every question I had. That's the level of Ste's teaching!

I began my journey with Ste and the Property Circle in May 25. I can hand on heart say it has been one of the most amazing experiences I have had. My knowledge and insight on all things property have grown ten fold. The free education on the app is a terrific way of reviewing what you have learnt and an opportunity to learn something new. In addition the app also provides a framework to network and meet like minded individuals. It is most definitely a one stop property shop that nobody can afford to miss out on if they are serious about moving forward in the property industry. The deal sourcing boot camp is exactly what it says on the tin, a BOOT camp, you are guided out of your comfort zone and into the land of all things real. Ste is literally an encyclopaedia of property knowledge and is there by your side sharing all of his wisdom until you get your first deal across the line. It is a non negotiable for everyone who wants to improve and move forward.

Since starting my deal sourcing boot camp I have gained very good knowledge and understanding about the property world Ste is very knowledgeable and knows the game inside out

Incredible experience, information, networking and knowledge. Ste is genuine and real. Couldn’t recommend highly enough if you are looking to learn about property.
Cheers Ste 👍

Vey insightful day viewing and analysing properties.

Fabulous day out viewing properties, learning from other members, no sugar coating and lots of straight talking. Being able to learn from Ste has been the best education I could receive, he doesn't just talk the talk he actually walks the walk.

The deal sourcing day is extremely educational, we had an experience of viewing properties and detailed explanation what to do, what to say and what to look out for. Ste is an amazing educator and you can ask him anything!

Ste constantly provides up to date-real life knowledge on the property sector, wether that be for beginners looking to raise capital through deal sourcing or seasoned investors looking to take the next step in their journey.

Attended a Deal Sourcing Masterclass was really impressed and gained excellent knowledge and tips, looking forward to attending more courses to help with my property development journey

Ste was very knowledgeable with the site viewing I attended, giving alot of useful information to take away.

What a day! Invited to go to a viewing as I was in the area, Ste’s knowledge and expertise are clear to see. Happy to answer any questions and his insight is so valuable. Ste has such an approachable and friendly manner and nothing is ever too much, learnt so much!!!

Useful visit of an off market property, insightful and Ste was very knowledgable about the ways the property could be transformed into a great investment.

I am sharing my journey to date centring around my experience with The Property Circle.

I joined The Property Circle in late 2024, enrolling in the Deal Sourcing Intensive (Group 3) for £1,500, and a mentorship for 10k, and a JV Learn and Earn programme for £5k.

Let’s start with the deal intensive course. This was designed to be 7 weeks long, with plenty of opportunity for Ste, the course instructor to share feedback on our work, however, we never received feedback on any of our work like refurb cost assessments – which Ste himself said were "horrendous" and required his feedback. The group after us didn’t get it either.

No feedback on our property viewing video reels or offer letters – all vital for becoming a capable deal sourcer.

The promised Marketing & Branding bonus module was never delivered, despite repeated chasers.

Our team space on the app was deleted the day after the course ended – cutting off all access to the community, even though you promised lifetime access.

Following the course I was called out as a ‘Great student’ and asked to join the mentorship programme.

Mentorship Experience

Ste consistently failed to show up to scheduled meetings – including multiple no-shows on 16 April, 8 April, 13 Feb, and more.

The only time we spoke, the mentorship was sidelined in favour of asking about my full-time job and a promised blueprint for deal sourcing which was never delivered.

Every session has required me to chase and reschedule – there has been zero proactivity on Ste and his company's side.

3. Finally I am in a JV learn and earn programme with him for 5k but to be honest I just want all my money back as this entire experience has left a bitter taste in my mouth.

So this is my experience with Ste Hamilton and The Property Circle to date. Two legal letters have already been sent to him but as you have guessed neither he nor his team have responded.

Please find my video story on @houseofpowar on my instagram account sharing my experience.

Unfortunately, the information provided in the course was outdated and didn’t reflect the current property market. The focus seemed more on marketing the brand than delivering practical content. I left the session feeling misled and frustrated.

Communication was poor, and I felt pushed into signing up for expensive follow-up programs. There’s a strong emphasis on upselling rather than genuine mentorship. Disappointed with how little value I received after all the promises.

The training seemed overly hyped, and I didn’t gain any actionable insights. It was mostly surface-level content. I expected more transparency, especially regarding the risks involved in their strategies. Felt like I wasted my time and money.

I attended one of the property training sessions but found it lacked depth. It felt more like a sales pitch than a valuable learning experience. The promises sounded great, but the reality didn’t match up. I wouldn’t recommend it to someone looking for real investment advice.
