I returned home this week to find that the glass shower enclosure door in my en suite has completely fallen off its hinges and shattered across the bathroom floor.
This incident constitutes a significant health and safety concern. Based on my observations, the hinge appears not to have been adequately secured, resulting in the door detaching and collapsing. The shattered glass throughout the bathroom created a substantial risk of injury and property damage.
The circumstances of this failure raise concerns regarding the condition, installation, and maintenance of the door. The shower is used only for normal domestic purposes and is not subject to excessive use. I therefore request that the cause of the failure be investigated and that any defects in materials, installation, or maintenance be identified.
Please provide a written explanation of how this incident occurred, together with details of any findings arising from your inspection. I also require confirmation of the remedial measures that will be implemented to ensure that similar failures do not occur in the future.
Given that the shower is currently unusable and that the incident has created a safety hazard, I request that this matter be treated as a priority.
I have contacted strata and they are saying it’s general wear and tear and I am not accepting this at all,
I have photographs of the damage.

Strata have always been very quick & helpful when defects have been reported. In particular the lads who do the repairs are always very professional and do an excellent job. I have to say Mally who has done most of the work on my properties is always cheerful and the work he does is top notch and he takes a lot of pride in it. He also goes that extra mile and will do whatever he can for you which makes a massive difference to the service you receive.

Jeff arrived at the agreed time to complete the repair work in my house as we were coming to the end of the snagging period.

He had been a week before to do some repairs,then completed it by sanding and painting it today.

He communicated clearly with my husband about the job that needed to be completed.

He thoroughly worked on each room to a high standard.
We will certainly recommend his excellent service to anyone and he is super friendly too.

He knows his onions!!!

An absolute shambles from start to finish and it’s getting so much worse by the day!

I ignored the warnings I received about buying a Strata home because I assumed the experiences I had read online must have been isolated incidents. Unfortunately, my experience has been every bit as bad as people warned me.

The problems started long before completion.

For months I was repeatedly reassured about the size of my garden, even after revised plans had been issued. I specifically queried the measurements several times because the garden was one of the main reasons I chose this plot. It was only around 2 weeks before completion, after repeatedly pressing for confirmation, that I was finally told the truth – the garden was actually around 34sqm smaller than the figure I had been given throughout the sales process.

Had I not continued questioning it, I would never have been informed. A Major Change Notice was only issued because I discovered the discrepancy myself. Rather than acknowledging the impact of misleading information being provided for months, Strata simply offered me the option to walk away from the purchase two weeks before completion.

At the same time, I was repeatedly assured that the garden turf would be laid before completion. This was particularly important because I have a large dog and had made it clear that being able to move straight into the property was a key consideration for me. Completion day arrived and, unsurprisingly, there was no turf.

The house itself was handed over in a shocking condition. It had not been cleaned and was full of defects including damaged kitchen units, damaged worktops, really bad decorating, missing and messy sealant, damaged doors, scratches, gouges, poor joinery, numerous unfinished items, incorrect flooring installed, carpet stains, doors out of alignment, tiling and grout issues etc.

However, what has happened since completion is even worse.

I am now 18 days after completion and I still cannot live in the property.

A leak was discovered on completion day which has resulted in the utility room requiring substantial remedial works. The utility room has had to be stripped out, the sink remains disconnected and the water supply has been turned off for over a week whilst repairs are carried out. Also still waiting on replacement flooring as they installed laminate instead of tile.

Despite paying a mortgage, insurance, utility charges and all the costs associated with ownership, I still have an uninhabitable house… and Strata haven’t even responded to my original complaint.

Because of the number of issues I had already found myself, I commissioned an independent professional snagging inspection. The inspection identified 68 defects requiring remedial action, including multiple items that exceed NHBC tolerances and standards.

The findings were not limited to cosmetic snags. They included concerns regarding brickwork, paving falls, drainage, plumbing installations, tiling, door installations and bathroom workmanship. The inspector expressed serious concerns regarding the standard of installation within the ensuite bathroom and advised that it needs ripping out entirely to be replaced.

What I find most concerning is that this property was deemed suitable for legal completion and handover despite the number of issues that have subsequently come to light..

To make matters worse, there appears to be no urgency in dealing with the complaints raised. I have submitted formal complaints and continue to wait for meaningful responses whilst remaining unable to move into a property that I completed on nearly three weeks ago. The turf is also still not finished!!!

Buying a new-build home should be an exciting experience. Instead, it has been months of stress, misleading information, broken promises, poor workmanship, endless defects and ongoing disruption.

This has genuinely been the worst customer experience I have ever encountered, and I would strongly encourage anyone considering a Strata home to carry out very thorough due diligence before committing to a purchase.

I would seriously consider requesting a copy of my inspection reports before proceeding with your purchase.

His workmanship is exceptional, and he is professional, reliable, and friendly every time. Nothing ever seems too much trouble for him, and it’s clear that he genuinely cares about doing a great job. We are always extremely pleased with the results and would highly recommend him. ⭐⭐⭐⭐⭐

Simon and Mally came to fix the shrinkage in our 2 stair cases and the loose banister. They did an amazing job, the house looks brand new again!

My experience with Strata Homes has been very disappointing and fell well below the standard expected from a professional house builder. Communication was inconsistent throughout, and once purchase milestones were reached, responsiveness and support reduced significantly.

Issues were frequently delayed or left unresolved despite repeated follow-ups seeking clear answers and action. In my experience, Selina Shai, Gemma Smith, Ryan Stancil, and Sara Costello were not effective in progressing or resolving concerns raised.

Overall, the service did not reflect what was promised, and I would strongly advise prospective buyers to consider alternative house builders and ensure all commitments are clearly documented.

If I could give a 0 then I would!

What can I say Mally & Simon are an absolute credit to Strata on the Beverley Anthem site!! Passed Simon whilst walking the dog he asked how I was getting on. I told him that the border on the hedgehog highway sign has been missed! Within a few hours Mally is at the door sign in hand - nothing is too much for these guys!! Going above and beyond! Jeff came out today and spent a long time here doing the 6 month inspection. He was very polite and knowledgeable about everything and nothing was too much trouble. Thank-you.

Purchased a house from them and overall like the house, but they’re not as shiny and great as they make them out to be. The saleswoman was lovely and incredibly helpful. The site manager is great. But everyone else from Strata needs lessons in customer care.

Sold our house with them and they tried to make us market it for £10k less than the market value, because they wanted it sold as quickly as possible. I refused to do this and jokes on them because we got £10k over what we originally wanted- would have lost out on £20k if we had listed as they wanted us to.

Aggressive selling tactics continued when the buyer for our house had slow conveyancing solicitors (who weren’t even that slow by the standards of conveyancers!). We got threats from Strata that they’d pull our house reservation and lose all our money we paid for ‘extras’ of about £15k. Our buyers got threats from them to tell their conveyancers to hurry up. They set a totally arbitrary date for completion as our house wasn’t even ready yet!!! There were also 11 other of our house type available when we sold. Appalling behaviour.

After sales customer ‘care’ is also shocking. We had a lot of snags and most were resolved by the site manager. However, as soon as you get past the 3 month mark you haven’t got a hope in hell of getting any of your complaints or snags resolved as they fob you off constantly.

We have badly laid turf which we flagged even within the first 3 months. They said it was just because of the wet weather (not sure how the wet weather causes a massive bump in the middle of the lawn but ask Strata what their logic is there). Then we raised it again as our back lawn is infested with leatherjackets and our front lawn is covered in bumps all over- due to being badly laid and due to workmen walking on it. We were told we had walked on it and that leatherjackets were normal!! Absolutely unbelievable and am now escalating to the NHBC.

Would recommend going on the ‘problems with Strata’ group on social media to read various other issues people have had- including not being able to lock their doors properly. Our doors are also very cheaply fitted and have had the door fitter out 3 times so far and still not properly resolved.

We also had builders directly next to our house building and drilling. We understand we are on a building site so didn’t complain about the noise, despite the incessant nature of it. However, we did reasonably ask them to clean our windows given the filth they caused and the fact we couldn’t see through them. They refused to do this even though they have a window cleaner out on site regularly- they genuinely could not care less!!

Basically, if you buy a house with them just don’t expect the smooth experience they advertise and understand that you will have zero customer care after the 3 month mark.

I had a very positive experience with Strata. The service was friendly, professional, and reliable. The lady from the office was extremely professional, clearly knowledgeable, and knew exactly what she was talking about. Her comments and advice were very accurate and helpful. I truly appreciated her approach and professionalism.

I am just coming to the end of the 2yr snagging period and I have found the service provided by Strata to be generally very good. The office staff are very friendly, helpful and efficient and the maintenance team have been thorough and have worked to a high standard. Today David Inness attended to repair areas of sealant/silicone between floor tiles and skirtings and has done an excellent job. I would recommend a Strata homes to friends and family.

Mal was efficient in checking out the repair works in my house. He patiently took his time to look round the house and spotted what needed to be done.
He provided useful information on how to maintain the house.
Such a great guy!! I'll recommend him over and over again.
