After searching The Guarantors online, I received a referral from a property manager. The experience was quick, fast, and a great process. I was able to locate the property I was interested in applying for with no problem and was approved immediately. The Guarantors' agent confirmed my interest to the landlord, and my process was approved. The Guarantors agent contacted me, we spoke on the phone he was amazing. .
Well, I pretty much have the same complaint as everyone else. I sent them $1,035, and decided to go with another realtor. They haven't sent me ANYTHING back. And they're a complete 'Automated system', so you don't even talk to a real person. They emailed me once saying they had to reach out to the 'Landlord', and it's been over a month. This company is a complete SCAM. Please spread the word about these con-artists.
Don’t trust this company. They refuse to refund me back my money and I never moved into the unit. Didn’t even sign the lease. It was canceled and asked to reapply! Plus full refund!!! Now they are refusing to give me back my money… I got the emails! They put the money in my account then took it out 24 hours later. With no reason on why…
Had to break a lease due to a horrible landlord. 4 months in to a 16 month coverage period - can't get a single $ back from the guarantors even though they're no longer under any financial liability - it's a JOKE and a RIP OFF
They sent two contradictory emails about my compliance then a real person was unreachable on their support platforms.
SCAM ALL THE WAY LONG!
Pershing to rent a unit in an apartment complex they told me because my credit I needed to go thru the to pay a security deposit, they made me believe I was Turing down 2 security deposits totaling almost $7,000.
I broke the lease 6 months earlier imposible to live there conditions not optional etc. So I assume they will cover the break of the lease and any potential damage to the leasing company. If someone else was for me to pay ok. I problem, however they started to demand me to pay $7500 , aggressively sending me email with the threats of sending to over collections if I did not pay. So I asked them where my deposit went then? They came with the SURPRISE SURPRISE I have purchased a bond or insurance and my money doesn’t cover anything!!!! So what? Now they trying to collect $7,500 sent over collections. So THEY STEAL YOUR HARD EARNED MONEY, and on top of that if you break lease or damage something they will charge for the mroe than the double you paid them. All the town before signing with them we were referring to the “ security deposit” the leasing agents of the building also referred to “security deposit “ so it’s clear to me they are in the scam together to make rentas believe they are putting down a extra security deposit. I’m perusing a dispute, with all the agencies available reporting this a deceiving company and potentially sue them. All I want to that collection to be removed . AVOID AVOID AVOID. You won’t see your money back and it doesn’t worth the stress. Find a decent place to leave where your DEPOSIT IS ACTUALLY A DEPOSIT AND DONT USE TIA SCAMMING COMPANIES THAT USE DECEIVING LEGAL WORDS TO CONFUSE TOU MAKING YOU TO BELIVE OTHERWISE. They take advantage to continue with this practices!
Robbery! First, there is NO phone number to talk to a human. One of their chat apps, they don't even talk to you in English, so pointless. Then, in 2 years (2023 to now), it went from $468 the first year for their bond to $1769. A $1300 jump in 2 years??? The rent has not even jumped that much. Crazy, all they want is money. The leasing companies don't even have a way to contact them other than an email. So, some person is pocketing a ton of money to sit on their butt and collect a paycheck. Sadly, we can change either. I would not recommend this company to anyone to use.
I’m reaching the end of my lease and realizing that I’ve been completely screwed out of $5,000 by a company called *The Guarantors*.
When I first needed an apartment, my debt-to-income ratio made it difficult to get approved. I was in a time-sensitive situation and found *The Guarantors*, a service that seemed like a great solution. After a phone call with them, everything sounded good, so I paid $5,000 and signed my lease, believing it was the best option given my urgency.
Now that my lease is ending, I reached out to ask what to expect next. The representative on the phone seemed confused, saying, *“I don’t understand.”* When I clarified that my lease was ending and asked about the next steps, she replied, *“If you want to use our service again, you’ll have to start over as if you never applied.”*
I was shocked. I asked whether my $5,000 could transfer to a new lease or if I’d have to pay another $5,000. She told me, *“You will not receive a refund or transfer of bond. If your current apartment files a claim and we have to pay them out of the $5,000, we will invoice you for that amount.”*
At that moment, it hit me—I had no idea what she was talking about. Why would I have to pay again if they’re using the money I already gave them to cover me? It makes no sense.
This company is a **scam**. They prey on people in vulnerable situations and offer no real value in the long run. I’m now out of $5,000, and they couldn’t care less.

It’s a trap, and it’s absolutely not worth it.
This is a scam set up between landlords and this insurance company. We lived in NYC for decades and never worried. Now, on Long Island working with Greystar, our high-700s credit scores and making 35x the rent, we're forced to use the Guarantors to the tune of 50% of the monthly rent. And it won't carry over is we decide to renew.
I suspect Greystar sets credit score criteria so high that almost everyone is forced to use the Guarantors. But, of course, no one wants to talk about it because it seems shameful.
This company is no more than a money shake down scam! They want to shake you down for nonrefundable amounts even for your lease renewals! I have never heard of such nonsense. By all means, avoid this crooked company! They are incompetent and messy with their operations to add insult to injury. Shame on communities who affiliate with these crooks.
I have had a favorable experience working with theGuarantors for the three years. Special thanks to Bill Mott for always going out of his way to answer my questions and owing any issues that I have from start to finish. I deeply appreciate your outstanding customer service.
Scam tactics, data mining, and running with complexes to discriminate, take advantage, just get your information and money. Fake reviews that dont even seem real to manipulate the algorithm. Think about it like this the complex has already checked your information prior to you contacting this 3rd party. The ONLY WAY you would be referred is if you have certain stipulations. Consumer law states you are able to opt out and request to have your information removed from them or the account they forced you to create deleted is a request to the company which I did twice and they are refusing to remove my personal information and STILL HAS NOT deleted the account.
Completing getting 'bonded' with Guarantors took 10-20 back and forth emails with Guarantors and the leasing office, many of their links went to spam or came from different originating emails, many times their links took me to pages that asked for payment, but had no buttons on the screen to make the payment, requiring more calls and inquiries. In the end, they charged me over $1600 to 'bond' me to rent an apartment, AFTER I already had a cosigner sign who had 800+ credit score, paid a deposit, and a down payment. To add insult to injury, they charged me an additional 3% to pay for the bond using a debit card, because plaid, their connector, couldn't find my bank from their list of banks to use for an ACH payment. Their portal and process sucks, and charging people fees like these on top of their other down payments, deposits and fees is highway robbery.
