Caveat emptor - Buyer beware
They claim to return your pre auction fee the same day if you didn’t win the auction. This is not accurate. According to a conversation I had with them when I didn’t receive my refund by 16:30, I was told the refund gets processed at 19:00. I waiting all night and had to email them after midnight the following day. Eventually got the refund the following morning after the auction.
Please, please, please read the legal pack before bidding. Most of the properties have £9,600.00 fees added to the sale price. It may be listed as £8000 plus vat, or two separate fees like £5250 plus vat and £2750 plus vat - both still adds up to £9,600.00. Do your maths before bidding with this company. Buyers Beware!

To clarify, the pre-authorisation hold is released on our side the same day once the auction ends and a bid hasn't been successful. Any delay after that is the time your bank takes to return the funds to your account, which is outside our control.
It's also worth explaining that a pre-authorisation isn't a fee or a payment that we take. It's a temporary hold placed on your funds, so that if you win a property, that money goes towards the outstanding payment. If you don't win, the hold is released in full.
On the fees: you're right to encourage people to read the legal pack and work out the full costs before bidding, that's important. To be clear, Under The Hammer does not apply any hidden fees. The buyer's administration fee is displayed on every property listing under the terms of sale, and any seller's fees are set out in the legal pack, so the full picture is available before any bid is placed.

Sold a flat which top value for it at the time was £106000, for £116000 plus £6000 Auction fees and £9200 seller's fees!
Now after 5 years need to sell the flat £15000 under purchase cost, only because these guys are not professional and don't know nothing about the property's real value and who do not respect the buyer as the second half of the deal! Just forced me to sign an open auction(not time based) in an hour! Which obviously wasn't enough time to go through until ripping seller's fees! So totally recommend other FAIR & PROFESSIONAL auction houses

To be clear, Under The Hammer does not apply any hidden fees. The buyer's administration fee is clearly displayed on every property listing under the terms of sale, and any seller's fees are set directly by the seller and laid out in the legal pack, which is made available for review before bidding.
The final price of any property is set by the market on the day, based on what buyers are willing to bid. A property's value can also change considerably over a period of years, reflecting shifts in the wider market and in what people will pay for similar properties in the area, none of which is determined by the sale itself.
We also want to be clear that we never force or pressure anyone to commit to buying or selling with us. Our aim has always been to make the process clearer and less stressful for everyone involved, buyers and sellers alike, as both are an equally important part of every sale. Crazy fees.
I was interested in potentially bidding on a house which has a starting bid of £10,000. I noted that there was no contract in the legal pack. I sent an email asking why this was. In addition to asking for confirmation that the property is vacant and does not have squatters due to the property having several open windows. No-one replied to my email instead I received an automated email advising the contract has now been added to the legal pack.
After reviewing the "legal contract" it advises of various financial amounts that I would have to pay if I was the buyer. This includes paying the sellers legal fees, the sellers fees to under the hammer. In addition to paying a buyer premium and admin fee. By my calculations the amount I would need to pay in fees is roughly £8230... This is not including the cost of my own solicitors legal fees.
The contract has a paragraph which describes how if there are squatters upon completion it would be the buyers issue.
The contract also states that invoices won't be provided for amounts paid. This just does not seem very transparent.
This is a shame that their fees are clearly are rip-off as I would have been interested in bidding but not when there is £8k+ in fees and then any further hidden amounts they later divulge.
I thought the auctioneer iamsold was a rip off with their fees. But underthehammers fees are even worse.

Under The Hammer does not apply any hidden fees. We do charge a buyer's administration fee, and this is shown clearly on every property listing under "buyer fees" before you bid.
The other fees you've mentioned are set directly by the seller and laid out in the legal pack for the property. There can occasionally be a delay in these becoming available, but every legal pack is provided ahead of the auction, and you've rightly picked up on how important it is to review these properly before bidding.
We'd always encourage buyers to go through that documentation carefully and seek independent legal advice, so that all the costs and obligations are clear well in advance.
On the email you sent us: due to the volume of requests we receive for legal packs, we have an automation in place to let interested buyers know as soon as those documents become available. If you also sent a separate enquiry, you should have had a reply to it, so we will look into what happened here.

Martin stop now acting like an idiot it’s not funny and the programme is not about you it’s about the programme name and why return to an unfinished building absolutely no point the viewers want to see the completed building that is whole point of the show

I can't rate the service I got more highly. This was a property I have been trying to sell for 5 years and they managed to do if for me in 1 month. The staff are incredibly helpful and they dedicated a lot of time and effort into this sale for me, even though there was very little in it for them. They were professional, helpful and the speed at which they worked was really impressive. Every member of staff went above and beyond and I can't thank them enough.

Poor viewing experience
The customer team was very pleasant.especially India. Unfortunately, be careful when viewing, as this is where I ran into trouble. They just don't show up. I would say it's hit or miss. Avoid weekend viewings as they are closed and there is no number to call to at least try and sort it out. I had a confirmed viewing at the weekend and traveled 180 miles for a no show. This is my first interaction and its a poor first impression. I certainly would be cautious with my viewings.
