Poor viewing experience
The customer team was very pleasant.especially India. Unfortunately, be careful when viewing, as this is where I ran into trouble. They just don't show up. I would say it's hit or miss. Avoid weekend viewings as they are closed and there is no number to call to at least try and sort it out. I had a confirmed viewing at the weekend and traveled 180 miles for a no show. This is my first interaction and its a poor first impression. I certainly would be cautious with my viewings.

Straight forward from start to finish
Straight forward from start to finish, dealt with Dom and he contacted me on 11th May after I had made an enquiry over a plot which failed to sell at auction. Dom explained the process Very clearly. I was then asked to either use my own solicitor or I could use one which they suggested. I used a recommended one and the process was swift and completion was before the 21 days stated. Very happy .. I had a great experience with Under the Hammer. The service from start to finish was professional, helpful, and straightforward. They managed to sell my house before auction, and I’m very happy with the price achieved.
I first started the conversation with Tom, who explained the process clearly and made everything easy to understand. Later, I completed the sale with Jack, who was also extremely helpful and supportive throughout the whole process. Both of them kept me informed, answered all my questions, and made what could have been a stressful situation much easier.

I had a very disappointing experience…
I had a very disappointing experience with Under the Hammer, particularly in my interaction with a staff member named Pavandeep (“Pav”).
Under the Hammer flagged my original review for removal on the basis that it contained staff names. However, there are several other reviews on Trustpilot where staff members are mentioned by name, and the company has even acknowledged those individuals in their responses without issue. This suggests inconsistency in how feedback is treated.
I have now removed surnames to comply with the guidelines. However, it is disappointing that feedback—particularly when it is negative but genuine—is flagged rather than taken constructively. Reviews should be an opportunity for improvement, not suppression.
During my transaction, I encountered a £4,000 payment dispute caused by a wording issue from my solicitor (buyer vs seller premium). Despite the £4,000 being clearly stated in the legal pack as payable by the buyer and NON-REFUNDABLE, Pav insisted that I should forfeit this amount.
Her approach was, in my experience, unprofessional and lacked empathy. During a phone call, she raised her voice and communicated in an aggressive manner, which was unacceptable given the situation.
I was also copied into multiple emails she sent to the buyer’s solicitor advising that the payment was void and should not be made. In my view, this went beyond simply explaining the company’s position and felt unnecessary and one-sided rather than neutral.
She also called me directly and was argumentative, insisting that the buyer would not pay the money—as if she were representing the buyer’s position. There was no empathy shown, despite me explaining my situation.
What I found particularly unreasonable was her position that even if the £4,000 was paid to Under the Hammer, it would be returned to the buyer rather than passed on—despite the contract clearly stating the payment is non-refundable. While there may be ambiguity around who ultimately receives the funds, there is nothing in the legal pack stating it should be returned or that it cannot be remitted to the seller.
A more appropriate approach would have been to remain neutral, as Emily did—clearly explaining the company’s limitations and leaving the matter for the respective solicitors to resolve.
Overall, it felt like the situation was handled in a one-sided manner rather than fairly between both parties. As a seller who instructed the company and paid for their service (while they also earned from the buyer), I expected a balanced and professional approach. I also made it clear that I sold the property at break-even, yet there was no willingness to handle the situation reasonably.
In contrast, Emily handled the situation much more professionally. She remained neutral, clearly explained the limitations, and acknowledged that the issue stemmed from an error that needed to be resolved appropriately.
Thankfully, my solicitor was ultimately able to recover the £4,000 for me.
Overall, this was a stressful and disappointing experience. I expected a far higher level of professionalism, fairness, and basic empathy.

I'd never bought at auction before and, if I'm honest, the whole idea felt a little intimidating at first. A friend suggested I try Under the Hammer and I'm so glad I did. From browsing listings to placing my bid, the entire experience was clear, straightforward and far less stressful than any conventional property purchase I've been through.
Everything I needed was available upfront — full legal packs, transparent pricing, no nasty surprises tucked away in the small print. The online platform is easy to navigate and the auctions run like clockwork. The moment my bid was accepted, the sale was legally binding, which meant no gazumping, no chain collapses, no agonising weeks of uncertainty. Just a clean, committed transaction.
What really set the experience apart, though, was Dan Flemings. Very concerning experience as a first-time buyer.
In my experience, I felt under significant pressure to proceed quickly and was not provided with a clear or transparent explanation of the full financial implications at the point of reservation. Additional costs were not properly explained to me, and I was not made aware of further fees beyond the initial payment.
When I raised concerns, I made genuine attempts to resolve the matter fairly, including offering a reasonable compromise. Despite this, my complaint was rejected and no meaningful resolution was offered.
This process has been extremely stressful and, in my view, demonstrates a lack of transparency and care towards buyers.
I would strongly urge anyone considering using this company to proceed with extreme caution, ensure you fully understand all costs, and seek independent legal advice before committing.
I am now taking this matter further through formal channels, as I do not believe others should have to go through a similar experience.
