THIS IS A FRAUDULENT COMPANY. Whatever your situation is, I strongly urge you DO NOT RENT FROM THIS AGENCY. They offer properties at seemingly reasonable prices but their practices are incredibly shady and unreliable. Their communication is non-existent, and their operations involving contracts and deposits is almost certainly illegal. Uniliving is a subsidiary of a larger company called UMS in what seems to be a massive scam on their customers. Their practices are predatory against students who are simply looking to find decent housing in a competitive market.
We made the mistake of submitting a £1k 'holding deposit' with, in retrospect, insufficient contract details or legal outline. After we decided we were unsatisfied with their services and no longer wished to proceed with the rental, they then tried to accept our offer and keep the fee. What followed was a 5-month case with the Property Redress Scheme to try and get our refund, which we were within our rights to do so under the 2019 Tenant Fees act.
In those 5 months, Uniliving communicated with us and PRS exactly zero times, leaving us confused and frustrated as to why we were not getting our money back. It was only after we applied to the tribunal in a legal move to get the funds back that they sent us the money.
From our first viewing to the half-year legal battle over our deposit, every experience with Uniliving was disappointing. No care, communication, or respect for their customers across the board. I do not want people to have to go through this situation. There are better agencies and flats around London, it is worth the extra time and effort to search for a better deal.
Disgusting, unprofessional, no care for tenants, Made tenants pay for a deep clean service before leaving or pay £395, even though the flat itself wasn't clean when first moved in + mouldy bathroom.
Uniliving London did not respond to the problem of rat infestation in the flat.The estate agent and the landlord were apathetic despite pointing out the health hazard and have not maintained the flat well. There is large areas of mould on the bathroom ceilings.
Avoid properties owned by them. They have come across as arrogant and irresponsible.
The most fradulent agency when it comes to booking accomodations. I booked an accomodation in London from one of their agent named Madhav, he promised me to find a tenant to fill in the room when i live mid year for free, later he denied that he said anything like that, did not help me with a tenant and was asking for money for replacement saying the company policies have now changed. Never trusting them again. The same he did with other friend of mine.
We had found a property and after viewing it me and my flatmates decided to put an offer in for the advertised price. However, to do this we were told we had to pay a "reservation deposit" of £692 which had to be paid before submitting our offer. It being our first time renting a property we didn't think this was odd. We then get told someone else has put a higher offer in so we need to increase our offer by a considerate amount. When we declined I was then consistently threatened over the phone over a few days that our reservation deposit would not be returned unless we met their demands. This is blatant blackmail. Thankfully, we refused and our original offer was accepted; clearly they were lying. Nevertheless, this was a traumatic and incredibly stressful experience nobody should have to put up with.
On top of all this they are just generally disorganised and ignorant of anything you may have to say. I do really hope that this behaviour is not normal and we were just unlucky.
The customer service was HORRIBLE. Told the person that was supposed to help me everything I needed to be taken in account (budget, length of stay, 4months, university, etc) and it seem like the agent just never had those things into account. The person sent me one first option which didn't adapt to my preferences. When I told the agent my Total maximum budget (no matter the months) he just proceed to tell me that the minimum price of rent per month was higher than my budget (if I divided my budget on 6months, not 4 as I wanted) and that I must be "prepared to spend". I told him one more time that my budget per month was X but that I only wanted to rent for 4 months, and I though he got it... He proceed to send me another residency in which I would have to stay more than what I had previously set, multiple times, as my length of stay. One more time he ignored my requests and so I just gave up, at this point I was just loosing my time.
Uniliving was our agent for a year, and it was certainly one of the worst experiences I've ever had in terms of service and treatment of the client. Our home's lights, electricity, and shower did not work throughout a whole year, and Uniliving put very little effort (if not none) into fixing it. Additionally, their employees were downright rude and nonchalant, denying their own responsibility in providing safe and clean living conditions (when we moved in, the flat was full of flies, dirty clothes, and the curtains and fridge were broken). I don't expect they are any different with any other customer/property, there are plenty other agencies which deserve your money and time.
