Simon was professional and a really nice person to deal with (East Lothian - Dunbar area) when completing my Home Report. He was easy to talk with and he explained fully the process and EPC assessment.
He explained the issues he noticed at the time of viewing the property and in more detail in the report itself. He is a fair individual and gave me the opportunity to correct any inaccuracies. Simon was a nice person and very pleasant to speak with which helped finalise the report.

Have escalated formal concerns regarding their practice in an EPC that they undertook. It grossly misrepresented the energy status and misled the solutions that would improve energy measures They made an initial correction, which in follow up to support grant funding (as it was likely to provide negligible benefits) they went "silent". An untrained person would have been able to identify that the insulation status within the Report was missing. It was just I'll conceived and clearly not inspected or surveyed. This isn't the outcome I had wished for and like all times, when you make mistakes, it's about how you resolve them. Like the previous review, I would question their integrity and ability. To think that I have given them all opportunity to resolve the matter and they have chosen to place me in a position of having to formally escalate concerns is just bewildering. The facts speak for themselves and from the original EPC to the amended EPC they are going to have questions to answer that were avoidable for them. Incredulous.

I can see that they have replied saying that they have no complaints. It is emailed to them at their Dunfermline branch and directly to the Regulator with them cc'd to my concerns

Interesting to hear an update that they are confident of the handling of the matter despite them having to adjust the Report and not to my satisfaction or as discussed, but will leave that for the Regulator to determine.

Notably, the errors in their original survey were clear to a lay person to have been presumed as opposed inspected. I received 3 or 4 emails responses from their offices over several weeks saying that they had forwarded the matter to their surveyor who chose not to respond.

Regardless of what or how they are attempting to front their confidence in their defense in my complaint to the Regulator and regardless of what the outcome of the complaint to be, I'd not recommend them alone in their lack of courtesy or response. Having bought and sold many properties, this company Id recommend you avoid.

Imagine my lack of surprise when I checked back on documentation to discover that the same person who undertook the EPC assessment is the same charlatan who undertook the Home Report Survey at the point when we purchased the property Despite the property having 100% of 1s reported,we:

- Rewired the property within 3 months

- Replaced the roof within 6 months

- Replaced the Boiler within 9 months

- Replaced upstairs floor and ceiling joists within 1year

Is it any wonder I have escalated a complaint which is now being handled by the Regulator and I will share all documentation and supporting paperwork that demonstrates if not willful neglect by this Organisation, but lack of due diligence.

To think on the back of a phone call they have now altered the EPC and downgraded it, with my assertions of building structure as opposed their surveyance, is ludicrous.

We recently purchased a home that was surveyed by Allied Surveyors Scotland. Unfortunately, the survey was significantly inaccurate.

The building survey conducted by Allied Surveyors Scotland failed to accurately identify several critical defects within the property, including:
Severely rotted gutters: The survey report failed to identify significant rot and decay within the gutter system which our roofer confirmed was visible to the naked eye.
Significant roof damage: The survey report did not adequately assess the condition of the roof, relying solely on ground-level inspection. Subsequent investigations have revealed significant damage requiring costly repairs.
Inconsistent and unexplained assessment of damp: The survey report provided inconsistent assessments of damp areas within the property including internally and under external stairs, lacking clear explanations for the varying severity scores.

Consequence of Inaccurate Survey:
The inaccuracies within the survey report have resulted in significant financial and emotional distress. We have incurred substantial unforeseen costs to address the critical defects - roof repairs have come to approximately £3300 and further costing £6000 - not identified by Allied Surveyors Scotland.

Response from Allied Surveyors Scotland:
When we raised concerns regarding the accuracy of the survey report with Mr. David Donnachie, his response was dismissive, unhelpful and patronising. He failed to provide clear explanations for the inaccuracies identified, only quoting sections of the Home Report, and offered no resolution to the issues raised other than coming back to our property to reinspect, however did not provide any information on the outcome of this despite several direct requests for what this could be. Despite multiple requests for specific information and clarification, these requests were blatantly ignored.

I wonder at the value of a report that is so light touch where things noted but not inspected. If you note damp staining and erosion but only visit on a sunny day I would expect there to be follow up questions to the owners of the house. If you are only looking at things and not inspecting or investigating further I do not see what value the home report is to any buyer. My understanding is that surveyors are paid for your expertise, not for chance findings.

Avoid Allied Surveyors Scotland. If you're buying a home surveyed by this company, get a second opinion. If you're selling, consider other surveyors. Our experience was deeply disappointing and costly.

A great experience -I met several surveyors recommended to me Then independently I found Allied. They were every thing they promised and more, Success. From our first meeting to our last encounter they were detailed and supportive in every way.

I did complain. I’ve always used you for my surveys and always been very happy but the last occasion was dreadful, the floor plan was completely wrong, the surveyor got the construction wrong. It had to be completely withdrawn. Now you won’t touch my properties.

I’m sorry but your reply is a lie, you were recently asked to carry out a survey and your response was to refuse on the basis you had carried out a survey for me previously and didn’t want to do any work for me again. I have your response in writing from my mortgage broker

Keith handled our home report and he made the whole process very simple. Everything was arranged very quickly for us and that’s what we wanted. On the day Keith was very polite, professional and helpful. He made sure to explain what was happening and what he was looking for, he explained the process very well and when he was done he got the draft report to us in a very timely fashion. All communications were very professional, I would gladly recommend him and Allied Surveyors Scotland to anyone looking to have a report done.

I was very impressed with the service I received for my recent home report survey - the appointment was arranged within a very short timeframe which I was grateful for, and Keith was polite, courteous and professional throughout. The report was sent to me in draft promptly, and all communications were of a very high standard. I would not hesitate to recommend Keith and his team.

From start to finish the process was made very simple. Communicated well the whole through with well presented information. Jonathan came out to us and carried out a comprehensive survey all the while answering any questions we had making sure we were well informed with the process and what steps would follow.

Well after emailing the RICS Regarding this Company. The survey of the property which I was planning on purchasing in Chirnside the surveyor concerned failed to advise the solicitor in Duns about a PRA Path AVOID PLEASE

I feel that my experience with Allied Surveyors on more than one instance of purchasing a house has left me very disappointed and upset.

I feel that they were misleading and dismissive of me bringing up issues that in the end went unresolved.

To me it felt that there was something not right and I then discovered that on more than one instance, with the same estate agent using Allied, the home reports scored high, especially the 1’s. They appeared to be scoring high and very lenient when compared to more thorough surveyors. Features of our house that we had not changed at all in a very short space of time were rated 1 by Allied and given extremely vague and brief explanations such as “reasonably modern design”.

The experiences with the home reports carried out by Allied Surveyors had left me feeling mislead. Their categories score very high but in fact when the home report was carried out by a separate surveyor, the high scores were discovered not to be 1’s which we felt was a failure in duty of care. It left me feeling suspicious and unable to trust Allied Surveyors when serious faults were discovered in the property at a first glance when I received the keys.

I feel that Allied were at an advantage when carrying out the home report as they get to spend a meaningful amount of time inspecting the property closely and analysing its features - which you do not get to do on a 10 minute viewing when purchasing the property.

The seller told us that person who carried the home report moved furniture which contradicted what was claimed in my interview of the surveyor. In the surveyors own words, the seller is “honest” so I can only go based on their honest recollection of the experience.

The surveyor was extremely unprofessional in my opinion and used a tone with me that was condescending and I felt they were very rude to me. They made me feel like they did not want to openly discuss facts but instead tried to dismiss me. They were very defensive and interrupted me when I was only trying to describe the issue I was facing in regards to a category on the report being scored 1 when in fact it was discovered to be a serious fault. They also appeared not to know how making offers on properties works in modern times as nobody offers the home report price or less when attempting to buy a property.

My impression of the home reports was that it was not an accurate representation.

A house is the biggest purchase you will potentially ever make in your life. To be mislead about what you are purchasing is extremely upsetting and disappointing when you receive the keys and discover serious faults. I feel that it is a complete failure in duty of care and misrepresention.

In my experience I would recommend to do thorough research and be very careful if you are dealing with home reports. Challenge the home report and be very diligent when viewing a property. First time buyers especially.

In the future I will not be viewing any properties surveyed by them and sharing my experience friends and family to inform them.

I will be submitting a formal complaint although based on the many other 1 star reviews on here, I do not hold out much hope as based on what others have said, they police themselves.

Our college Sabhal Mòr Ostaig on the Isle of Skye once more received an exemplary service from Andy Gray in the Inverness branch of Allied Surveyors. Their response to our short notice request for a rental valuation survey was instant with a site visit and detailed report all completed within 7 days. I would recommend Andy's friendly and knowledgeable professionalism most highly for this type of work.

Allied Surveyors have been fantastic , very professional and left me with great confidence . Allied will be my first contact in the future . Especially before property purchase as their local knowledge is excellent .

Allied valued my current build project at each drawdown stage , I met with Alan Imrie from the Stirling branch , who was more than helpful and had a good understanding of the build environment and was easily contactable .

I have now completed the project and requested a valuation from Mark Hall from the Perth branch , From initial contact with Elaine at Perth ( who was lovely to deal with ) to a quick response and date given by mark , mark arrived early and clearly knew the build process and it was a joy to discuss the build with him , Since the initial valuation I have subsequently instructed Allied to complete an EPC on my property . I wouldn't hesitate to use Allied in the future and I would recommend Allied to all my friends and colleagues , I have been a project manager in the housebuilding industry for 27 years , and this is the first time i have ever written a review . Kevin Hughes from the Selkirk office was friendly and thorough (within the limitations of a home report). It was all completed very promptly and we have no arguments with the results.

Devalued my property. Stated I needed to get experts in ref structural movement etc. Spent money getting experts in who said allied Surveyors report was wrong. Clyde properties are just as bad as they work hand on glove together. Supplied them copies reports and wouldn't change report. Cost me a lot of money DONT USE
