Our experience purchasing a new Ashberry (Bellway) home – Plot 199, Pilgrims Way, Beverley

After several months of pursuing what we genuinely believed would be our dream home, we have now withdrawn from the purchase.

During our visits we identified a number of workmanship issues, including damage which they attempted to hide by painting over rather than replacing, poor grouting that had simply been covered with mastic, cracked floor tiles and other finishing defects that left us questioning the quality of the build.

The turning point came when the property suffered a significant water leak affecting multiple downstairs rooms shortly before exchange and completion. We were not informed that this had happened and only became aware after discovering evidence of the leak ourselves when visiting the property. Their attempt to soak up the water was by laying rolls of insulation throughout the property which when removed, there were still puddles of water everywhere. The water damaged items were not removed immediately and left festering in the property for days without any attempt to effectively dry the property out with the use of dehumidifiers etc.

After repeatedly asking for information, we received conflicting explanations regarding what had happened, what damage had occurred and what remedial works had been carried out. During a meeting with the site team, we were also informed that no damp testing had been undertaken following the leak, which did little to reassure us that the property had been fully assessed before repairs.

What disappointed us most was the lack of transparency and the inconsistent communication throughout the process. We felt under pressure to progress towards exchange, yet when we sought answers about significant concerns affecting the property, responses were often vague, inconsistent or only provided after repeated requests. At one point, we also felt that our honesty was being questioned when we repeated information we had previously been given.

We no longer had confidence in either the property or the way the situation had been managed, and therefore made the difficult decision to withdraw.

This review simply reflects our own experience. We hope prospective buyers ask plenty of questions, thoroughly inspect any property before exchange and make the decision that is right for them. When you’re paying a large amount of money for a property, it should be built to a certain standard and the company should be supportive rather than obstructive and disingenuous.

We've found Ashberry to be incredibly easy to deal with, and they've made the whole process so far feel straightforward and stress-free. Although we're only at the reservation stage, every visit to the sales office has been a positive experience.

After visiting several other developers, we often left feeling confused and unsupported, and we were close to giving up on the idea of buying a new-build home altogether.

Ollie at the Bishops Stortford development has been exceptional. He's been friendly, knowledgeable, and incredibly thorough in explaining every step of the process, taking the time to answer all of our questions without making us feel rushed. Thanks to his help and guidance, we've been able to reserve our dream home, and we're really looking forward to the next stage of our journey.

We were drawn to the Ashberry development in Chellaston by the quality and appearance of the build. Michael, the sales representative, has been excellent throughout, and we have also received some unexpected additions to our new property. If you are looking for a new home, I would recommend considering Ashberry Homes.

We were very interested to take a look at the Whitford Heights development in Bromsgrove. We really liked the houses on offer and the quality of the construction. In particular I would like to mention the help we received from Rick, the Ashberry Homes on site salesperson. Nothing was too much trouble, he took the time to answer all our questions and made the next steps clear, if we wanted to proceed. Thank you, Rick.

Sales advisor was very helpful and looked into all my requests and kept me informed in a timely manner

We have visited various show homes and got the usual treatment of not that interested.we ended up at Whitford Heights where we met Rick,what can I say what an amazing credit to your company very knowledgeable and had the time to explain everything.
When we are in the position to buy we will be searching for Rick wherever he is.

Winnie and Ollie have been so friendly and accommodating, really helpful, attentive and answered all my questions. They are professional and offer great customer service. You feel comfortable in their presence.

My house journey is still on-going and I look forward to continue working with Winnie and Ollie while my house completes.

When purchasing a new build every site is different however If you are looking for a builder
Think twice when looking at Ashberry or Bellway in Ryton Tyne and Wear… there are a number of other builders in the area and I am sure you will get better service, a better experience and a better house!
The experience on our site began with Gemma , Allie and Sam who were a credit to the company - exceptional!!
However once we purchased the house, unfortunately they were all moved to another site the experience has since been disgraceful
9 months on we are still fighting for tasks to be completed and have paid for some ourselves to ensure done correctly
We still have no paths no road and no street lights whilst the phase built after ours have this …
If the site manager who dealt with you is moved, it’s not the new site manager’s responsibility to see to your phase!
The site is unsightly in areas and maintenance is carried out more by the residents than the maintenance company…. Which you have the pleasure of paying, even though they can’t maintain it as it’s not finished!
You will need to make regular phone calls to follow up on snags and dangerous issues … don’t expect to be called back quickly!

And if you have a leak and no one is around you may even be told to send an email and someone will get back the next day!!
A tip is to get the number of the person doing the job and ring them directly.
Moving house is always difficult but buying a new build should alleviate some of this.
All in all one of the most awful, stressful experiences we have ever had
