Professional, responsive, reliable!

I highly recommend Blocsphere to anyone in need of a good property manager.

Unfortunately I have to agree with the other authors they are quick to threaten legal action and in my opinion do not adhere to the guidelines laid down by ARMA and have infact removed references to them from there current contracts stating they will only adhere to guidelines of Organizations they are affiliated with my advice get any contracts looked over by an independent solicitor before signing

Awful service. Have not done anything to help fix the property. As my husband mentioned, we have been living in misery try to get them to do even the most basic of repairs. They do not do anything you would expect a property management company to do.

They do not do anything. And are a risk to life.

We were without a fire/smoke alarm for over a year. We have a leak in the kitchen ceiling, where water comes in whenever it rains - and no backgate since it fell off long ago, so bikes stolen. Endless requests to fix property have fallen of deaf ears.

I feel as though it is my duty to warn people of this company.
As someone with first-hand experience dealing with this company, I have learnt the ugly truth of their operations.
Beneath the attractive façade, with their smart online Management Fee calculator leading you to believe you are saving money by instructing them as agent, is a multitude of hidden fees that leaseholders will not find out about until the year end accounts have been produced and charges have been raised to leaseholders for their proportion of the shortfall.
Not to mention that their website states that they provide ‘Nationwide Coverage’ with offices in London, Birmingham, Manchester and Cardiff which is FALSE. They have one head office in Ludlow and actually rent all the other business mailbox’s with a real street address. I believe FedEx, UPS and several other companies offer these services, too.
This company is diabolical and all they care about it praying on the innocent; most who have invested their life savings in these properties. They take them for every single penny they have and they show absolutely no remorse.
Believe me, it is not always worth going for a company who is cheaper, as they will screw you over any possible way that they can! There is much more experienced, equipped and dedicated Property Management Companies out there, who yes, may seem more expensive initially but at least they are honest from the beginning and provide you with a truthful and transparent service!
Please, please do not fall for their fake pitches as this company needs to be stopped from cheating so many hundreds of people.

Having recently switched over from another managing agent who shall remain nameless, Blocsphere have helped us enormously in many ways from advising on some legal issues right through to organising some brilliant new maintenance/landscape contractors. Cannot recommend Blocsphere enough!

I am one of a group of RTM Directors who employ Blocsphere to manage our prestigious development in Kent. The all round level of customer service is exemplary, the building is managed to a high standard and the level of service charges are always spot on.

Absolutley shocking, the worst. Property is falling apart with holes left in celings and no chance of repair. Maintenance and security is non existant. Litter and human waste in communal areas seems to be acceptable and the monthly Management Fee for the pleasure is ridiculous. The list goes on and on. The best part is that having finally got the Right to Manage with a new Agent in place, Blocsphere are refusing to answer legal and professional emails and phone calls to divulge or hand over any information belonging to the property and it's leaseholders. They are even ignoring the very company that employed them in the first place to manage the property. The professionals involved in this case have never dealt with such a difficult, obstructive and quite frankly childish outfit. They purport on their website to be an expanding company who can offer the most wonderful solutions to the management of your building. Do not touch them with a barge pole.

We appointed them having had an awful experience with First port. Sadly it looks like we've jumped out of thr fire into the frying pan.

They didn't even bother visiting our development for several months after taking handover. No services, yet charged us the full service charge. When challenged we were informed they'd done alot of admin behind the scenes. Priority issues such as flytipping went disregarded, including our requests for CCTV and parking arm installation.

It's been a year of woe.

Avoid, avoid, avoid!

Sadly we are forced to have this company, which has seen our costs spiral from £175 - £1000 per annum with little explanation. Since taking over we’re made numerous promises that never materialised. Less than transparent with information, and getting that information is at times a battle. They do have some great staff, our property manager and the person who deals with the accounts for our development. Unfortunately trying to have any reasonable interaction with those at the top is just challenging, and it feels that they intentionally look to create more issues, as they certainly don’t resolve them. Sadly due to this you are unable to believe or trust what you’re told.

HORRENDOUS. They attempted to squeeze as much money as they could from a relative who had a flat in one of their managed blocks of flats. It appears that if you ask any of the tenants of the building they manage, it is the same story. They are very keen to demand money, but not to provide a service. Its incredible that companies still get away with this in 2020.
