Buyer Beware!! If you have dealings with Palm Harbor Homes in Plant City, Florida, also known as Cavco, specifically with Matthew Osborne, you can expect nothing but problems. He is the representative you would be dealing with when it comes to having building mistakes fixed after you purchase your home (and there will be MANY mistakes). He will ghost you on the phone and email. You will have to contact him many, many times before you get a response. He will promise you that someone will be out "next week" to fix things. You will hear that from him over and over. No one will show. He will also try to get around fixing major things if you don't specifically have it on your punchlist and bring it to their attention multiple times before the one-year warranty is up. Things will be installed incorrectly. He makes a lot of excuses and points fingers at other people, including the customer. If your floor is buckling due to improper installation, he will say it must be your furniture causing it. He is the poorest example of a professional I have ever met. His communication skills are abysmal. If you do buy a home from these people, be prepared to document, document, document, and work very hard to get anything done because Mr. Osborne will certainly be of no help to you. He should be ashamed.

We ended up getting two things repaired at our own expense. One were two kitchen lights in the ceiling which never worked from the day we bought the home. We finally got them fixed because we were tired of trying to cook and clean in semi-darkness. The dining room floor, which Mr. Osborne knows very well was mentioned before the one-year warranty expired, was fixed at our own expense because he dug in his heels and said we waited too long. This coming from the person that takes weeks to respond to you, and promises someone will be out "next week" and no one ever shows up.

Our community manager was nice enough to get receipts from us from the repairs we did at our own expense, and he's presented them to Palm Harbor/Cavco for reimbursement. I don't expect to see a single dime of that money reimbursed.

I hope this company realizes Mr. Osborne does a poor job representing them.

I purchased my home a year and a half ago(May 2024). I’ve saved my comments until I had some time after the purchase to compare their support. The team at Solitaire Hobbs New Mexico specifically Cynthia and Leslie worked with me through the entire process. Unlike other industries where they are only interested in the money this group stayed with me long after the purchase. Checking on me and my home. Hobbs New Mexico has some weird ordinances that were not apparent until I applied for an address. Since I had already paid for the home, this caused some delays. But the team at Solitaire homes was patient (they did not push). Instead, compassionately and carefully kept in contact. Cynthia was a great resource. When I encountered roadblocks, she knew how to clear them. I had some minor troubles with a sink and bath but those were cleared quickly. If you’re looking for a home having a good support team is just as important.
