We were initially very happy with Dutton Gregory when we moved house, which makes this experience all the more disappointing.

At the start of this year, while remortgaging, it emerged that a deed had been signed incorrectly during our original house purchase.

In February, we instructed Dutton Gregory to help rectify the issue, making it clear that we needed it resolved before early July or we would lose a favourable locked-in mortgage rate, costing us a significant amount of money.

Over the next five months, the process dragged on with the Land Registry. While we accepted that some delays were outside Dutton Gregory's control, communication was extremely poor. We rarely received updates unless we chased them ourselves. On one occasion, we were told the Land Registry had "just" responded, despite documents showing they had actually replied a week earlier and nothing had been done in that time.

By June, we became so concerned that we began contacting the Land Registry DIRECTLY. Remarkably, within two weeks the matter was resolved, the new deed was signed, and our remortgage could proceed. The Land Registry even informed us that they had sent news that everything was good to go to Dutton Gregory the previous day and that they could see the email had not yet been opened.

It has now been OVER A WEEK since the final rectifications were completed, and Dutton Gregory STILL has not contacted us to confirm that everything is resolved and that we are clear to proceed. We know this only because we took it upon ourselves to chase matters and establish our own lines of communication with the Land Registry.

Most frustrating of all, as this issue arose from our original house purchase with Dutton Gregory, I expected resolving it to be more of a priority to potentially retain a future customer. We are severely disappointed which is a real shame and would not recommend Dutton Gregory to friends or family.

Our experience of this company has been very poor. I wrote a complaint over 8 weeks ago and still no response! Following the completion of my recent house I formally raised concerns regarding the service provided by Dutton Gregory throughout this transaction.

When we initially instructed Dutton Gregory, following a recommendation to use them we were assured of a thorough and well‑managed process. Unfortunately, this has not been our experience.

We were fully aware of, and prepared for, the need to provide information promptly in order to meet the planned completion date of 31 March, and I am confident that we did so. However, communication from your dutton was inconsistent. There were several occasions where we received no updates for extended periods, followed by a large volume of requests late on a Sunday, making it difficult to respond effectively while other organisations were closed.

As completion approached, it was highlighted by the other party, not Dutton Gregory, that the electrical certificate I had supplied was incorrect. The team had been in possession of this document for several weeks, yet no issue was raised until the final stages. This resulted in last‑minute arrangements and unnecessary stress, I’m no expert at moving house so when you put your trust in a company to make this easier it becomes more frustrating when you feel blind and unsupported.

Following completion, I confirmed the bank details for payment of our equity. These details had already been provided via the portal during the process so not new. The account is a joint account, and while initials were used for the first name, all other information was correct. Completion day passed without payment, and on 1st April I chased the status of the equity funds, at which point I was informed of a “discrepancy”.

While the funds were eventually credited on 7 April, I then identified a further issue: the amount received was less than expected. As evidenced in the email trail (in which you were included), an adjustment was apparently made; however, at no point was I notified of this deduction, nor have I received an explanation or statement summarising the amendment.

As a firm that regularly manages residential transactions, I expected a higher standard of communication and proactive case management during what is, for clients, an inevitably stressful process. Regrettably, I do not feel the service provided met those expectations.

My concerns have now been raised with the legal ombudsman as it appears Dutton have no intention to resolve this.

Having just moved in and secured the house of our dreams I feel incredibly grateful to our solicitor Paige French. We had a terrible previous journey of solicitors and estate agents and since finding Paige everything seemed to change instantly. We were really against the tide with several difficulties including massive pressure from my partners chain to move within a certain time frame and on only just changing solicitors we were very concerned this might not happen and were put under immense stress. Our solicitor Paige was the absolute light in our tunnel of darkness that we had been in for so long, she communicated and reassured everyone including us, she provided us updates along with highlighting straight away anything outstanding we needed to do. I will start with a statement. It is never simple buying and selling a house.

Now that's been said, it was not made easier by this firms poor communication or lack of advice. Whether it was months without updates, not bothering to update the app (which still says we are at 50% 4 months after the transaction) or just not bothering to reply.

Technically we are still waiting for the final output from our sale transaction. So I still have to wait for our last bit of info which is quite frankly abysmal.

If you asked for advice, you didnt get it. If you asked or provided specific information to support a matter you had, you wouldn't get a reply. I recall us having three bullets to add to the enquires and they didnt even bother to send them over to the other solicitors and just told us to speak with their estate agent. The enquiry was a legal point that I needed a formal response to, they didnt care and I only found out because the pack that was returned didnt contain anything I asked for. We couldn't go back to it as our buyers were running out of patience due to how long everything was taking.

Zero humanity or empathy for the stresses for these transactions, just incredibly blunt replies, if you got one at all.

Id recommend this firm to anyone I disliked.

I have been dealing with the Woking branch for the last 2 years relating to my Mother's probate and estate. We have also used them for our house Sale and Purchase.
