Based on my personal experience, I strongly advise anyone considering renting from FlexiSpace to proceed with extreme caution.
When I initially entered into the agreement, I was told that a director’s personal guarantee would not be required. However, during the contractual relationship, I was later informed that the company’s rules had changed and that the lease could not be renewed unless a director’s guarantee was signed.

I understand that other customers have reported similar experiences over different years. I also have an ongoing dispute concerning the retention of my deposit. These matters will shortly be presented to the court, together with the evidence I have collected.

I am posting this review so prospective customers can make an informed decision. Read every part of the contract carefully, obtain all promises in writing, and make sure you fully understand the consequences of signing any personal guarantee.

If you believe you have been treated unfairly by FlexiSpace, I understand how frustrating it feels. Read the other reviews and decide for yourself. FlexiSpace may deny these allegations, but in my opinion, the number of similar complaints raises serious questions that potential customers should consider.

Poor communication from Bolton area manager and won't help you have any form of signage or banners for your business.

The Centre Manager was excellent at resolving any small issues quickly. The room was ready and prepared for our arrival, making our move in hassle-free.

Avoid at all costs. They add unexplained exit charges, the “restoration fee” isn’t evidenced, and you won’t get your deposit back. If I could put zero stars, I would. It’s actually a joke.

After three years at Flexspace, we're moving on - and I couldn't leave without saying how much this place has meant to us.

When we first moved in back in 2023, it was our very first proper home as a company. We were still finding our feet, and Flexspace gave us the stability and support we needed to grow. It's hard to overstate how much that mattered in those early days.

The space itself is genuinely lovely - on summer mornings I'd walk to the office and it felt like a proper reset before the day began. In the middle of building a company (which usually meant 12+ hour days at home), having somewhere that felt like a real retreat made a huge difference to my wellbeing and focus.

We're leaving because the business has grown beyond what we ever imagined when we started, and we're relocating our HQ to Edinburgh for the next phase of expansion. It's an exciting step, but it comes with real sadness at leaving Flexspace behind.

A special shoutout to Kim and the team - you made it more than just an office space. Thank you for everything. We'd recommend Flexspace to any business, whether you're just starting out or well on your way.

The office that we rent at flex base Newton acliff is great value. The team on site look after us at all times they are friendly and helpful. They keep on top of the facilities. I find it's a great place to bring clients for meetings.

Great clean well run warehouse space that’s really helped our business grow. The one small issue we had was resolved within days. Jacqui and her team have been fantastic, highly recommend.

For the money it's a great service - I've been in other managed offices in Northamptonshire, and this one is the best of all for price and facilities.

We have been customers of FlexSpace for 3 years and our experience has always been top notch - we are at the Ellesmere Port location. The buildings and site are well-maintained, with regular maintenance of the common areas taking place (e.g. gardening, general upkeep). The management team always reply very quickly to any correspondence and have always been incredibly friendly, helpful and approachable. There is plenty of parking, even at busy times. Overall the facility at FlexSpace represents good value for money and has enabled our business to grow our day-to-day operations.

Always have good communication with Ali (manager) Flexispace. Unit has regular inspections and we are able to raise any issues due to our good relationship with all staff.

We moved into a new homes and looked around for office units to rent but as we were already with flex space North Shields we thought we would have a look at the incubation centre.
we absolutely love having an office in this building, we switch off at night knowing our office is safe, the fees are fantastic to what's around. heating is in with costs so no unexpected bills.
since moving in other office staff talk to us and everyone is so friendly. The site manager Ali Bradley is very good, attentive to our needs and is always available if we have any queries. The kitchen and wc areas are extremely clean and tidy. we all respect the space available. I can honestly say its a brilliant place to work in for our buisness.

We have been here for almost 4 years. The building is easy to get to, located on the edge of the town, with lots of car parking provided. The building is clean, well maintained and our Office is spacious. The Site Manager Joanne is very helpful and approachable.

My company Flint Subsea have been a tenant at the Flexspace Ellesmere Port centre since 2022. The service that we receive is great. It was easy to move in and the facility is just great. The site is well maintained and tidy.

I would definitely recommend.

I’ve been renting my unit on a 12 month agreement and it’s been excellent. The CCTV coverage, good security lighting, and ample car parking all help the space feel very safe and convenient, especially for evening appointments. My clients consistently comment on how comfortable and welcoming it is. A really reliable, secure place to work which I highly recommend.

I have just hit my two year anniversary at the Newton Aycliffe Flexspace site and I am so glad I made the move. The building has such a positive feel to it and it genuinely makes a difference to how the working day flows.

The office space is bright and modern with great natural light, the broadband is lightning fast which is essential for what I do, and the kitchen facilities are spot on. Add in really easy parking and a great location and it just works.

From the very start everything was simple and well organised thanks to Ali and Colin who were fantastic throughout the move in process. Even two years on they are always helpful and approachable.

There is also a great community vibe here. The communal areas make it easy to connect with other businesses and everyone I have met has been friendly and welcoming.

Two years in and I would still make the same choice without hesitation. I would absolutely recommend Newton Aycliffe Flexspace to anyone looking for a high quality, flexible workspace with a great atmosphere.
