One of the worst companies I’ve ever interacted with. A deep clean prior to moving in was stated in the contract but when we moved in, it was filthy, covered in mould, smears on the walls, bags of rubbish in the garden. When we challenged it, they made up multiple different excuses, including that they’d only moved out the previous tenant the same day we moved in so they ‘didn’t have time to do a deep clean’. The staff offered no support, agreeing to clean the flat but meaning we were unable to unpack any belongings for over a week while they arranged for someone to clean the flat. Within a couple of months, we’d severed the contract. Could not recommend the company less

Run away as fast as you can. Renting a studio from Lexadon was such a horrible experience that it is hard for me to explain in detail, as I have to remember all the bad experiences. There were so many of them! So, please I can only say: avoid renting from Lexadon if you can. The experience was not only disappointing; it was actually traumatic.
During my tenancy time, I had never had one good experience with them - not a single positive one.
Extremely aggressive landlord
Extremely aggressive landlord, especially MS Amber who acted highly aggressive during all proceedings. I been forcefully charged for a full amount of new locks ( 400) for loosing my key. Landlord ignores legal obligations of Building Regulations and Health and Safety and renting flat without opening window. Will report to environmental officers for they unsafe illegal practices. And getting out !Avoid !

NEVER EVER RENT A PROPERTY WITH LEXADON. They are a company of crooks who are in the business to scam anyone who rents from them. I cannot describe to you the hell they have put us through. Mould, leaks, flies, rats, lies. And that’s just the start of it. We had to move out after a week and they continue to steal thousands of pounds from us as they wouldn’t end our tenancy. Do yourself a favour and boycott this company.
I wouldn’t rent from Lexadon again
I rented a flat from Lexadon (Flat 7, 47 Clapham High Street) from July 2024 to July 2025, and my experience was extremely disappointing.
The initial process — viewing the flat, signing the contract, and making the payment — was smooth and efficient. But in my experience, that efficiency ended the moment the tenancy began.
By November 2024, serious mould, damp, and humidity had developed throughout the flat and, from what I observed, across the building. When I raised concerns, I was told it was due to “lack of ventilation” by tenants — which felt like an oversimplified explanation for what I believe were deeper issues with insulation and building quality.
Lexadon advertises these flats as “luxury”, but in my opinion, they don’t live up to that standard. The finishing seemed rushed, insulation was poor, and I regularly faced electric bills of around £200/month just to keep the flat warm using the provided electric heaters.
When I reported issues, I often felt that the responses from the maintenance team were dismissive and unhelpful. Despite escalating my concerns to the CEO and property management team multiple times, I either didn’t receive a reply or got responses that I found inadequate given the situation.
Upon moving out, Lexadon attempted to deduct money from my deposit for damages I had already reported when I moved in — and for electricity usage that occurred before my tenancy officially started. I had documented the condition of the flat with photos and emails, and had hoped this would prevent such issues, but still had to challenge the deductions.
In my personal view, the experience was extremely stressful and negatively affected both my physical and mental wellbeing. I wouldn’t rent from Lexadon again, and I’d advise others to carefully research their options before signing a contract.

The worst
Run away. The worst staff we have ever had to deal with. Rude and arrogant. Once you sign a contract, you are left to your own devices and if anything breaks you'll probably have to pay for it yourself. Choose this company only If you want to pay a lot in rent and be mistreated back.
I am real and this is my real experience. Why Lexadon can get away with doing what they do to tenants is what puzzles me. They should have zero stars.

Awful company
Lexadon are by far the worst Lettings company I have ever dealt with, they should be ashamed with how they operate as a business. Cameron Beames their Lettings Manager was particularly rude and unprofessional towards me. I would never recommend renting with them.

Incompetent Landlord and Poor Maintenance
Having rented multiple properties in London, Lexadon are by far the worst and most incompetent landlord that my partner and I have encountered.
Administration is poor and unorganised, partnered with a lack of accountability and inefficient management of office staff and premises.
The maintenance team have extremely poor communication and terrible customer service. Incident reports, emails and calls are frequently ignored, and complaints are left without response or action. We would not recommend entering into a relationship with Lexadon unless you have time to waste on the constant chasing required to get anything done.
A disappointing lack of care for tenants was shown when poor building maintenance caused power outages, and a bike was stolen from the “secure bike parking area”.
When you take over a property, do not expect any maintenance work requested or cleaning to have been done between tenancies, as keys are handed over by the previous tenants only 1 hour earlier than you receive them via the inventory clerk.
Overall, an extremely stressful and negative experience and we would advise others to steer clear of this unreliable landlord and their poorly maintained properties.
Avoid this company
I would be very cautious about renting a Lexadon propriety. Of all the landlords, and property companies I have rented with, they are by far the worst, as well as the probably the most incompetent.
The team that looks after tenants have almost no knowledge of tenancy and rental laws. They will often try to make requests that are not fitting with your rights as a tenant, so make sure you have read up on your rights as a tenant.
From the day we moved in it was a nightmare. The flat was in a disgusting state, it had not been cleaned and we had to argue to get a cleaner in. They told us the walls would remain dirty as we had not specifically asked for them to be painted or cleaned. The heating did not work, and we had to wait two weeks to get it fixed. I had to spend the first weeks cleaning and fixing multiple issues in the flat as it was as noted that they would not be fixed due to us not mentioning the request on our offer letter.
They will often claim that they have not received information/files/emails etc so make sure you keep a record of everything. They are rude and condescending in communication, and often claim things are “not their job”. They will make claims without doing any checks. We were threatened with a charge as we had “changed the locks”. We had not changed them, it was just nobody from the office could be bothered to actually check this claim, and we had to film ourselves using the keys. Accounts also had our move our date wrong so kept sending letters claiming “rent arrears” but they would not respond to our emails explaining we had moved out. Thankfully I spoke to Clare on the phone who resolved the issue immediately.
The maintenance team are horrendous, you will need to continually chase them, it took 18 months to get some of our issues fixed (replacement blinds for example) You have to basically beg, and explain how it’s damaging their property before they will do anything. The workmen who come are really really helpful and will try to do the best for you, so that’s good.
Over all a dreadful renting experience, please be very careful with this company.
Shockingly poor service to tenants
Shockingly poor service to tenants, including ignoring emails flagging issues, in particular relating to rotten windows that we were consistently advised need to be and would be replaced (14 months and counting since they sent out a contractor to take a look at them who advised that they are in great need of replacement). The contractor also helpfully told us that we were not the worst of the properties that they had seen re. window condition, so we can be quite sure that this is not just a unique problem to us!
On the occasions they do respond, they insist that we go through their “Workflow” system, which allows for them to pick and choose what problems they want to solve and which ones they want to ignore (as occurred on a number of occasions).
They then consistently rents above market rates, in spite of acknowledging that these issues have not been dealt with, because they can. They in fact so far as to tell us that they will be able to get more money if they put it on the market, so they are quite happy renting out terrible properties at exorbitantly high prices, cementing my reasonable opinion that Lexadon are the worst in the London rental market cesspit. Avoid at all costs until the rating starts going up.
Stay away from Lexadon
Lexadon have been the worst letting agent that I have ever encountered after my 9 years residency in London.
We had one broken and constantly open window in our kitchen. All the windows in the living room were falling apart (literally glass falling off to the street/ inside the house). We reported the issues several times and they kept sending us an almost automatic response saying 'we are trying to get a quote from a contractor'. Two years later, nothing was done about it. Nevertheless, they proposed a 25% increase in rent, which was disproportionate to market rates and definitely to the state of the flat.
Email communication from them is mostly rude and infantilising - they seem to imagine themselves as lecturing naughty children rather than trying to help paying adult customers.
Maintenance not good enough
Maintenance come quickly for minor issues but major ones are entirely ignored. One window has been broken for years with no repair offered, and several others with broken panes have taken months to get fixed. Condition of windows which are not yet actually broken is still shockingly bad (rotten frames, single glazed, difficult to close, etc).
Add this to rent increases well above market rates and we weren't very impressed.
A slow and agonising painful death is preferable to dealing with Lexadon
I don’t think in the history of the universe has there ever been such a collective of aggressively moronic cowboys. I’m taking the liberty of assuming Lexadon will attempt to counter argue anything negative I write here, so for the interests of complete transparency, below is a copy of an email I sent to Lexadon and their multi billionaire CEO upon a request for a substantial rent increase 1 year in, way above market average.

Thanks for your mail - In regards to the below, no, we will not be accepting a rent increase at the end of the term, purely down to the absolutely dire state of maintenance at Lexadon, or rather - lack thereof.
The main sticking point for me here is the broken window in Bedroom 1. It was noted by [Lexadon] at the initial viewing that this window didn’t close, and that it would be fixed for our move-in date at the end of September. It wasn’t.
Upon arrival at the property, I emailed, it was ignored. I raised a ticket on fixflo, it went unanswered. I sent several further emails to your maintenance team highlighting, with video, that the bedroom is located directly adjacent to 'Lost in Brixton' and thus has inescapable and loud all-night noise with the window stuck open, and out of sheer desperation had to be prescribed Schedule II CDs (at enormous out of pocket expense) to actually use the room as its intended purpose - for sleep. I received absolute nil response on every occasion.
I highlighted during the property inspection earlier this year the problems encountered with your maintenance team and lack of communication and despite an in-person apology and being told it would be sorted, and inspecting the window at the time, have failed multiple times to maintain the property to an acceptable standard.
I recently had the opportunity to meet with the previous residents of [the flat] who sadly informed me that said window was broken throughout their entire 18-month tenancy and again, in-line with your overwhelming 1* reviews on trustpilot (all seemingly relating to lack of maintenance), failed to take any action for the previous tenants too despite what they told me were multiple chases.
Let me take some time to remind you of other issues encountered to-date.
- The bath was unusable for the first week of the tenancy due to drain blockage and required multiple chases to receive attention.
- For over a week last year you failed to provide any adequate cover for maintenance staff being out of office which resulted in a blocked sink pipe rupturing leaving us with an unintentional wet room and a lack of sanitary facilities.
- Multiple requests to service the washing machine were ignored from September until February, highlighted again at the last inspection but were told maintenance had fallen behind due to broken boilers at Christmas. The member of staff inspecting was unable to give reason as to why the tickets weren’t answered from September to December.
- The walls in Bedroom 1 were not of an acceptable state upon arrival - dirt and grime were against the bed and had to be repainted, with your consent - but at our expense.
- Similarly, the bed frame upon arrival had substantially collapsed at the base and it took months of chasing to seek a replacement.
- The mailbox at the front of the property for the vast majority of the tenancy has been unopenable. I questioned your team as to why it took - 6 months - to fix, and I was asked to ‘prove’ that I had raised a ticket, which I promptly did by forwarding a reference that had gone, again, unactioned since October.
- The front gates of the property are constantly left unsecured which has now resulted in theft of items.
You are incredibly lucky at this point that we have not sought a rent reduction in the case of one of the rooms being unfit for its intended purpose, let alone an overall increase for the second year, and even more-so that I have not billed you back for incurred prescription expenses or loss of items due to theft as a result of what appears to be sheer incompetence.
May I remind you that we initially offered considerably above the original asking price for the property on a 2 year term on the premise and expectation of the services you would supposedly provide and so far you have fallen unbelievably far from the mark.

From start to finish.
The viewing was hands down the best viewing I have been on. The knowledge, professionalism, information provided, quality of property and response times have been amazing.
Referencing was easy and straight forward using rightmove referencing which was easy to use. We were kept updated during the whole process.
The move in was smooth and we have started making some great friends with other tenants in the building. Any small maintenance issues have been dealt with super quickly by their in house maintenance team.
Could not fault the experience.
We are very happy to have found such a lovely property in such an awful period of the rental market. We had been to 20+ viewings and had been out bid and missed out on even viewing some properties due to how competitive the market is. Lexadon’s process was fair and straight forward.

It is disgusting and Lexadon clearly do not care.

DO NOT RENT - BIKE STOLEN FROM INSIDE PROPERTY DUE TO REFUSAL TO FIX FRONT DOOR
After multiple requests to fix the front doors to our porch and flats which have been broken for a couple of months, Lexadon has failed their duty to do so. My flatmate and I have notified Lexadon and they should have repaired the door urgently in accordance with their duty as a landlord.
My road-bike has been stolen as a consequence of the open doors with a saw through a D lock that was easily accessible to any passer by due to the broken door.
This should have been treated as a matter of urgency and was ignored and the Door is STILL UNLOCKED.
There has been limited communication after calls and emails and they have not yet checked the CCTV.
This poor level of service and lack of care for the tenants possessions and safety has led me to write this review.
Brixton Flat - Poor Landlord
Hello,
Lexadon were attentive to our requests at the beginning, they acknowledged that the flat was untidy in parts and organised for a cleaner to come round. This was appreciated.
However, soon after we started to realise that Lexadon were extremely slow to respond to maintenance issues. We moved into the property in March and the extractor fan and light were bust, we officially reported the issue in April and 2/3 months later the issue still hasn't been addressed. No communication at all. We had to call them to find out that their maintenance employee had left the company.
Having spoken to neighbours and reading reviews here, it's clear Lexadon are very poor at addressing maintenance issues which fall under their responsibility.
The most concerning is that we promptly reported an urgent issue with both doors being unlocked/broken which left us vulnerable to theft or potential break ins. Almost 3 weeks later and nothing was communicated to us to reassure us that this issue was being taken seriously. Responses like 'Have you reported it on fixflo'. The whole attitude was cavalier to say the least.
Sadly, my flatmate had his bike stolen, and make no mistake this was as a result of the broken doors. Anyone, could walk into our property. Over the time period, people will have noticed that the doors were broken. We share bike storage with Rum Kitchen. People would have eyed up my housemate's nice bike which had a D lock on it. It was cut through. We emailed Lexadon and now they finally seem to be acknowledging the urgency of the issue. A bit late for that, and so far refuse to accept any responsibility for the theft. To be seen.
Avoid Lexadon if you want a landlord to care about its tenants.

Currently their building at 208 Long Lane has a waste down pipe disconnected from the building. It is pouring out foul drainage all down the side of the building and onto neighbouring car park. They have been notified and not willing to take immediate action. As a neighbour to one of their building I can safely say the maintenance of the building is poor at best. Their attitude to fixing serious issues is clearly the same. I would think twice before renting one of their properties.

Shambolic organisation
Spent over 6 months trying to get a balcony door fixed to no avail - it took an email copying the MD (found on LinkedIn) for anything to happen and even then the door wasn't fixed properly - just a sliding bolt fitted across the top as the doors are "bespoke" so presumably Lexadon have no intention of buying a new one? Absolute shambles. No record of maintenance visits to the property so no proper follow up after visits, literally NINE visits to the property to look at the balcony door (let alone other issues). Formal letter received for 33p of rent unpaid... no internal communication, agreed to freeze our rent due to issues with the balcony door then tried to charge us ~£50 extra per month on renewal. Finally... holding onto our deposit for well over 10 days stipulated by the DPS despite us giving 2 months notice so plenty of advance warning we'd want our money back? Cowboys.
