I have to say Anthony has been brilliant advisor. If it wasn't for him I probably had give up on getting a mortgage. So hardworking and committed. Has always been there no matter what time of the day. I can not recommend him enough for your mortgage advisor. You will never regret your decision. I had a very disappointing experience with Property Hub .Very first day I was asked multiple times to pay the full amount for the service ( agency fee ), despite not having been provided with proper formal terms and conditions. There was no clear breakdown of the costs or any contract outlining what I was actually paying for or if the money would be returned in case the deal wouldn't go though. It’s hard to move forward with a payment when I don’t have any proper documentation or assurances about what I’m being charged for ( requesting £3000 + £600 VAT ). I tried to resolve the issue by sending a emails and phone call for clarification and asking for the terms and conditions to be sent over, but once again, I did not receive a timely response. At this point, I am left with no choice but to question their professionalism and transparency. Given my experience, I would caution others to proceed with caution when dealing with this agency. Clear communication and proper agreements are crucial in any business relationship, and I regret not having those in place before proceeding.

The worst property dealer I’ve ever encountered in the UK.

I had a terrible experience with Property Hub Ltd., Wembley at the end of my tenancy. They tried to withhold my entire deposit, claiming they needed to repaint the house, deep clean the property, and wash the carpets.

What makes this worse is that the property was already dirty when they handed me the keys, yet they expected it to be returned in pristine condition.

I strongly advise against trusting Property Hub. For a better experience, I recommend choosing a different property dealer.

They also never respond to messages or emails, so be prepared to constantly chase them if you need any issues resolved.

Beware of Viveca—the worst person on their team. While she may speak politely, it's simply a tactic to manipulate you into an unfair situation.

At the end they are asking me in email “if you like to take advantage of the early and mutual settlement we may settle the case if you agree to forfeit the deposit at this stage”

Working with Darshit was a pleasure. He took care of every aspect of our move, making it a seamless experience from start to finish. His professionalism and dedication were evident, and we highly recommend him to anyone in need of a reliable agent!

Staff are incredibly rude. When ringing with an enquiry for a property, I was told that 2 people had already paid holding and rent deposits on the same property. I asked why no one had let me know, as I was about to also pay these. On the phone, Rajesh told me “how would I know???” after literally just telling me. Incredibly rude. Additionally, their policies are illegal. I will paste their refunds policies here:

1. In the event that the owner ( landlord) withdraws the contract within the contract period ( before commencement date), for any reason, no refund payment will be due from our office.

2. If our company is unable to get hold of the applicant/client (tenant or guarantor) for collecting the required documents to perform our standard credit checks, references or money demand within 3 working days - the holding amount will not be refunded.

3. in the event, you are unable to produce the required documents within 3 working days from the day you paid the holding fees, or in the event of you changing your mind or unable to take possession or unable to pay the full advance rent and deposit, the holding amount will not be refunded or will not be transferred towards a new application.

Disgusting behaviour from this company. Do not trust.
