Absolutely the worst estate agents I've ever dealt with. Naresh is completely incompetent at doing his job, admitting to me over the phone that he took holding deposits for a flat from 3 different prospective tenants (this is completely illegal, by the way). He also hasn't responded to a single email I've sent in over TWO MONTHS. I've got a leak in my bathroom ceiling that has extended halfway across the room because of this utter negligence. When we moved in to our flat we were given one key to the door to the flat itself and had to wait a whole week to get a key fob to get into the actual building, despite already paying rent to live here.

I don't think I've ever come across a person who is as incapable of doing their job as this man.

PLEASE NEVER PAY THEM HOLDING DEPOSIT!! NEVER!
To make the story short- we were dealing with Viveca Baguandas, the worst agent you can ever deal with! We viewed the flat, then openly explained our situation as we needed to move asap, left holding deposit of 450£ and all requested documents on 9th of March and asked to consider our application.And that was it. For nearly 3 weeks, calling to Property Hub LTD daily, we always heard the same- do not worry, Viveca will get back to you by the end of the day. Finally she dropped us an email, very arogant and dry- she clearly did not care to go through the documents, totally neglected our application and to get rid of us, she asked for guarantor, who earns 70k, mind you, the flat we were looking at, was less than 2k a month.
Instead of consider us positive or negative in 3 working days (thats what their policy says), they dragged all the process for 3 weeks, wasted our money, energy and time. The deposit was never refunded until 27th of March. After endless calls, we got our deposit back...on 50£ less!!!!
AVOID AVOID AVOID! THE WORST AGENCY TO DEAL WITH! ALWAYS READ COMMENTS FIRST, AND SEE THE PICTURES ATTACHED.

Booked to view a house, however they rang on the day to cancel it due to landlord last minute commitments. They kept in touch and it was rebooked 2 working days later. So all in all I am satisfied with thier service

We find one of the best and finest services at Propertyhub.

A family of 3 moved into one of their lettings. They packed in 6 of their adult friends throughout their term, breached Covid rules daily with friends round, in a 2-bed flat. Excessive noise, shouting at their own toddler, littering in communal areas, setting the fire alarm off regularly, leaving their door open. The littering was so bad that rodents have been attracted. Never an issue before. As well as, a car tyre or two left in the car park. They also didn't bother getting cloned keys and used the same key. They buried it underneath nearby soil for all of them to share. The build-up of soil in the keyhole clogged and a locksmith was called-out once. They also hung their washing on display on the front walls of the property. Generally, not being very neighbourly nor making their neighbours feel safe. Somehow, these individuals didn't work for a living and so we don't know how they pay their bills. So, I guess vetting/background checks that people actually work for a living aren't done.

When we called-up some months ago, they denied all knowledge that they had anything to do with the flat but we spotted the ad on their website and the banner has been erected for the next new tenants. The problem tenants had been here for 2 years.

When we called-up once, we supposedly got through to a manager who kept on saying he'll 'look into it'. I suggested that they come round and talk to the neighbours if that's a genuine offer. The worrying language that they exhibited was that they "only let the property, that they don't manage it." I asked, "Well who manages the property, then? The owner half way across the world?" A weak "yes" was what we were granted with. It's the classic 'dealer-blames-car-manufacturer/manufacturer-blames-dealer' trick. A nice way not to take responsibiity/ownership of the issue. Passing the buck at its' very best.

Don't deal with these guys. You never know who they will let property to and the state of your property will be absolutely trashed.
