Throughout out time of being their tenants, the house wasn’t cleaned on arrival, tried to charge us twice when a previous tenant had already paid for a damage, we was given the wrong emergency number, had a broken shower for a month (still paid full rent), tried to make unfair deductions from our holding deposit - this took two months for us to fight, and am currently still waiting on our deposit which is 4 days over the 5-10 day estimate given. Do not recommend at all.

HORRENDOUS service. Landlord be warned ⚠️!!!! Avoid if possible. Left my home with leaks, hundreds of pounds over charged in repairs, No rent payments due to system errors. If you try to complain to mangers they dont get bk to you!

My daughter, a university student, rented a property at 24 Oldfield Lane, Bath through Romans Bath Lettings. From the outset, the experience was disappointing. The property was unclean on arrival and, shockingly, contained sensitive personal information from previous occupants, clear evidence that it had not been properly cleaned or prepared for new tenants.
Upon vacating the property, the landlord charged £180 for cleaning, despite the fact that the house was left in significantly better condition than when my daughter moved in. I raised this with Romans, but was actively discouraged from challenging the charge. They advised that it would cost me more to contest it and implied I would not succeed, essentially making it pointless to dispute.
Romans were certainly persistent in securing the bond, which I eventually accepted (albeit reluctantly and with frustration). However, it’s clear that this process was deeply one-sided and unfair. It felt like the tenant had no real recourse against fraudulent or exaggerated claims.
Be very cautious with this property and agency. In our experience, they were quick to take, slow to support, and seemed intent on retaining part of the bond regardless of the actual condition of the property.

Our experience of Romans (Bath) has been very poor. The property was not clean when our daughter moved in (including cigarette ends left by previous tenants) and faults do not get fixed. After a year they told the girls there was a slight discrepancy in money owed (less than £20 when rent paid to-date is over £20K). When the amount was queried, Romans promised to investigate implying it could be a system error. Despite responding immediately, and being told to wait, I (as guarantor) now receive an email saying I am being pursued for the money. Calls to the branch have not been returned, and the credit department number just goes unanswered. It has caused a lot of stress when we have done everything Romans asked of us.

Unprofessional company.
We have rented with Romans for 6 months now and their service has been shocking. Constantly changing appointments or cancelling last minute without advising any delays and taking months to rectify minor issues we raised when we first moved in (still not resolved). Staff go on holiday and don’t put their out of office on their email so you have no idea if they’re in and only one person ever seems to be willing to help - they’re not even our property manager. I’ve raised my concerns with the landlord but I doubt anything will change as it’s just the type of company they are. I would suggest renting elsewhere as we’ve had quite an unpleasant experience.
UPDATE: it’s now the 13th of August and only one issue has been addressed. I made a formal complaint which took the branch manager 11 days to respond to. Unfortunately, I am still waiting for something to change. We pay so much money to live here yet our basic, minor maintenance issues are not being addressed in a timely manner and we are told staff are not adequately trained or experienced enough to deal with our issues - why are you employing them and not training them properly? That’s incredibly concerning. At this point, I’m starting to accept the fact that I will never be helped and will just continue to suffer under Romans “management”. Pathetic response to my first review by the way.

The best experience that I had from Amy.
I am a tenant of 19 years in this property. I moved in under Bath Property lettings who were excellent administrators. But when Bath Property lettings amalgamated with Romans, our problems began.
There was no straight forward way of dealing with, even for the simplest of things like maintenance, problems have not been resolved as quickly as was the case which was frustrating in a lot of ways.
But this past week, I had to contact our Bath branch as I had issues to be dealt with, one of which had been lodged a few months ago and had still not been resolved.
On ringing the office I came across Amy who is the Assistant Manager. I must say what a difference of attitude.
Amy was welcoming, polite, listened, asked me questions seeking clarification of my case at hand, and after a matter of a few days all my issues were resolved.
I can recommend anyone to Romans who is looking for accommodation.

I went to their office to inquire about available places to rent, and I was warmly greeted and assisted quickly by Amy. She was also the one who gave me a viewing tour, and I’d say she provides a proper tour of the unit—walking you through each room and encouraging questions, which shows her confidence in the information she knows about the property.
I’d also say that Amy, together with Saffron, makes a well-coordinated team. Although I haven’t met Saffron in person, she managed the viewing appointment and is currently handling my tenancy agreement paperwork. She’s also very responsive. It’s clear that they are both experienced in what they do and work well together.
