Don't respond to communications
I am at the point of total exasperaation with The Right Property Group, to the point where maybe leaving a review might trigger someone from the company to contact me!
I've sent numerous emails and made several phone calls now, and I'm being constantly ignored!
I have a very simple question and bit of information I need to understand, and no one is treating with any amount of decency to actually come back to me.
Worst management company ever
Do not trust this company.
This is the worst company to let manage a property.
They take as much as they can from you financially and barely do the job correctly, basic cleaning was atrocious and rent was lowered without permission and still took maximum from me.
Property was under their management for little over 4 months and paid out £280.
Avoid this company at all costs

The Right Property Group / Key Sleeps: This has been one of the worst experiences I’ve had with a property management company. From the start, issues were left unresolved, and communication was non-existent — phone calls and emails were consistently ignored.
To make matters worse, they abruptly transferred management of my property to a different company without any prior discussion or proper notice — just a cold email informing me of the change and a date. No one from the original company took responsibility, and only responded after I mentioned legal action — even then, their reply was vague and dismissive.
Unfortunately, the new company wasn’t any better. No one took accountability, and the handover was clearly rushed and uncoordinated. The lack of professionalism and responsibility continued, which only confirmed this was a careless and poorly managed transition.
After speaking with other investors, I found this isn’t a one-off — this pattern of mismanagement and blame-shifting has occurred before. I strongly recommend avoiding this company and any partners they hand your property off to.
Awful experience
Awful experience. They managed our property for two years and through poor quality management of numerous different cleaners ran the condition of our property’s 1 year old carpets into the ground, then called it ‘wear and tear’, which is total nonsense. Upon termination they refused to sort out the outstanding issues, so don’t believe their promises to look after it when you first sign up (or anything they say in response to this!). They tried charging us £90 on several occassions for what we consider very low grade linen (it’s funny how ours is slept in every night and lasts many years!) and £150 for gardening services (which we told them we’d do ourselves AND consisted of mowing a lawn 3x4m and pruning two tiny 1.5sqm hedges -1to 2hrs work, maximum) and the most awful in-house ‘repairs’. They ignored the terms of engagement we agreed when we signed up on numerous occasions. Their cleaner sign-off procedure was clearly inadequate as for whatever reason, they failed to address things at the time they occurred. They also don’t use as many OTAs as our new agent and their fee basis isn’t as good (based on gross income, not just nightly rate), as some other agents. Very glad we no longer use them. What a mistake.
IN RESPONSE TO THEIR REPLY BELOW:
We were far from satisfied.
I initially told you I had a second property, then swiftly realised we weren’t going to give it to you - hence why you never got it and it’s with another agent!
Yes, we stuck with you here in frustration of having to fork out a £1200 admin fee (for a second time) and not wanting to have to spend the same again, given it’s poor value.
The 30 day booking restriction you mention, we agreed in advance of signing the contract, and you broke this on numerous occasions.
Our rankings were average at best and most affected in October 2024 when you got a full month of 1 and 2 star reviews from guests - congratulations on your sterling efforts. Clearly a sign of excellent management!
And what does percentage occupancy actually tell you - I could let it at £20 a night and get 100% occupancy.
Our issues with cleaning have always been quality (and cost) related, given the shoddy job they did, often leaving in such a hurry taps etc were left running.
I’m happy to provide photographic evidence of the horrendous damage and staining to the carpets which only occurred due to your failure to address each bad stain at the time it occurred.
And yes, technically it wasn’t a ‘termination’ of the contract - what I meant was, you dropped/transferred us whilst refusing to sort out outstanding damage issues, writing them off as ‘wear and tear’. I’m sure people would disagree with your assessment.
And ‘promptly dealt with by local trades’ is not true. You kept a guest waiting over 24hrs on a cold night for assistance with getting the heating back on, and had guests turn up to a dirty/uncleaned house, despite the tonnes of 24hr trades in the city.
I also don’t appreciate being flagged for defamation for telling the truth. It’s not nice receiving 1 star reviews, is it!

Extremely Disappointing – Avoid at All Costs!
I have had nothing but trouble with The Right Property Group. They have caused me significant financial damage, leading to a loss of £10,000–£15,000 in both damages and lost income. Despite numerous attempts to contact them, they have consistently ignored my communication.
They still owe me the last 3 months of payments, which they have failed to make. On top of that, they were repeatedly late with payments throughout the time they managed my property. Even worse, they failed to provide any evidence of the bills for my property, leaving me in the dark about important financial matters.
Their handling of tenants was also appalling. Not only did they let tenants cause multiple damages to my property, but they made no effort to address or resolve the issues. Their response to any problems was non-existent.
The cleaning services they provided were also very poor, adding to the already frustrating experience. The whole process has been a disaster from start to finish.
To make matters worse, their setup fees were excessively high, considering the poor service I received. I would strongly advise avoiding this company—they will rip you off, leaving you with more headaches than you can imagine.

Stay away from their services .. terrible service, they genuinely are completely unaware of anything happening with the property or the status. They tried rationalizing muddy carpets as 'wear and tear' rather than lack of cleaning and maintenance which they so eloquently pitch at the beginning.
Their set-up of the house and furniture purchases ? Completely opaque, I've demanded to see a list of furniture bought several times, to justify their extremely inflated numbers quoted to me, and I just get excuses for months on end, and no furniture price / invoice with items and associated costs. I've found the pieces on amazon, with nightstands going for 20£, despite me being charged far more per nightstand from my own costs on the side.
You speak with the higher ups at the beginning, and after you sign, good luck getting a hold of anyone worth speaking to. Most of them are there just to waste your time and make empty promises.
I noticed they also threaten other companies and people complaining with defamation. My solicitors are waiting, thank you.

Being a service provider - Cleaning
Being a service provider, a cleaning company, we always went above and beyond for the rights group. Sadly, due to no longer being able to maintain the staff we chose to stop being a service provider and close the company down as a whole. As the owner of the business I went above and beyond for the group to ensure they didnt get let down and had someone to replace me straight away to ensure continuity for them and their cleans. We pushed them for a deep clean of every site when we first joined working with them and they point blank refused. Now after handing over to their new provider, that we found and vetted for them, they refuse to pay our final invoice of £90 stating that the standards we cleaned to, are not satisfactory. (Having done the site for almost 8 months with no complaints, isnt it funny that now they have had a deep clean, they say we weren't good enough!) The could improve on how to work with providers, rubbish at finance reporting and their internal communication is no good either! I wont ever work with them again and highly recommend anyone considering working for them making sure they have water tight agreements in place first!
Edit - I do love a people trying to miss lead online for everyone to see, we spent a month trying to address this directly and you refused to pay us! We had many issues with your internal communications and have the evidence of the complaints made in writing to you but were ignored, we also have many photos of evidence where the sites we looked after, were run down and need a lot more than just a clean and lets not forget we asked to do deep cleans on day one and got refused, you have now had a deep clean done by the new provider, who I appointed for you, and now have used their deep clean standards to not pay us our final invoices. You have NOT had to get the deep cleans done due to ourselves not being up to standard we asked to do them first but you refused and your new provider, who I know, refused to do it any other way and you agreed! Stop trying to miss lead people!!
Say as you wish but the truth and the facts are exactly that, you are bad at communication with your service providers, harass them to get what you want before authorising payments and then also make many minor errors that create serious issues for the service providers.
I will leave it there, I am happy to discuss this with anyone who wishes to contact me direct but we did try just to get our final invoice paid, which was already overdue and got told no because it wasnt up to the standard you wanted and yet you had 2 complaints in the entire time we worked with you and both times we went back at our costs and fixed them, immediately.
As for your vetting system, what, asking for a name and when they can do it?

I regularly stay with TRPG and I always enjoy my experience with them! The team is so caring and lovely, whenever I have any questions or requests they are happy to help and chat to me. I also get nice discounts from them as a regular booker. Due to the nature of my work I am required to travel a lot and I wouldn't be able to do it without TRPG's team and their help. Brilliant 6 months with The Right Property Group
We have been with The right property group for 6 months now and could not have asked for a better occupancy rate, then what we have had so far. We have already recommended them to another investor and are currently adding 5 more properties with them. The team are very good and Natalie the Director has looked after us from the start. Very happy customer!

Stay away from them, daylight robbery and provide no support or empathy if you need to terminate the contract early due to finances or needing to sell the property.
They say and do all the right things to get you on-boarded then everything stops.
This was our first step into the world of serviced accommodation/holiday let, they advised us that, if it doesn't work and you're not happy with us we won't keep you in the contract, we have now just found out that is a LIE, when you try to terminate the contract with them early they flat out refuse.
They add on service charges to EVERYTHING so they take a cut from everything not just the 15% +VAT you sign up to.
They don't manage the property at all, they simply add your properties onto the OTAs and do nothing else, so you get no direct bookings which means you are paying out their 15% + the OTA fee.
They don't manage the housekeepers which means if the cleans are not good enough they do nothing about it.
There is no room to make changes like check in and out timings. Who wants to check into a property at 5pm and out at 10am!
My advice is, stay away, go elsewhere they do nothing that a good bit of software like Eviivo can't do for you!
Excellent Service and Great Team
After weeks of research and communication trying to find a reliable serviced accommodation management company, I came across the Right Property Group. Frome the first communication, I felt the company knew their stuff and have the right resources to deliver on their commitment. The management were very friendly and efficient in explaining the services, the charges and the full onboarding process.
Being a landlord who's living overseas, there were many uncertainties about handing over my property to a company I never worked with before. What issues will they face? What will they find when they enter the house? What changes they'll make? etc.
However, working with Natalia from the onboarding team, all my worries went away. She made the onboarding process very pleasant, and she was extremely efficient, helpful and always available to answer questions and resolve any queries that I had. Natalia was very responsive, and she kept me updated all the time about how things were going. I have to say that I was very pleasantly surprised to see that my property was fully prepared, furnished and listed on online hosting platforms within 8 days of collecting the keys.
Not a good service to landlords
They get a second star because they're good at 1 thing: marketing. Unfortunately this extends to marketing themselves to property owners as competent, which they are not. I decided not to leave a review when we parted ways, but I thought I'd check recently and their very first review is almost exactly my experience, so I'll add to the warning for would-be clients.
The one word that sums up their approach is "neglect". If a guest causes damage, they won't check for it, by the time I'd find out by visiting, it could have been any number of guests, leaving me to fit the repair bill.
The house was always left dirty because the cleans were rarely checked and the cleaners never held to account. TRPG do bring a lot of guests themselves which means they can't leave reviews on booking sites, but if you get a guests through those sites your score will suffer immediately.
I received numerous letters from the council about the rotting rubbish piling up outside the house (for about 6 weeks) because they hadn't bothered checking and the cleaning staff work for a different company so don't care. That left me to arrange emergency clearance, the largest mountain we had to clear was 20 full black bags.
They were strangely resistant to me getting involved with things like maintenance or checking on the place, because "it's all under control" as if I'd just get in the way. It most definitely wasn't under control and that attitude extends into everything they do so any time I'd try to get them to improve, I was met with a combative call from their director as if everything they did was perfect.
Over the course of their tenure, they probably lost me a total of £2000 gross due to pricing and booking errors. They did keep the place well-occupied but 2k is a big amount to lose due to error.
Every monthly statement was a random number generator of commissions and costs. This went on for over a year and I spent well over 100 hrs total sifting through each one to get the right payout. They did pay what they owed (assuming their gross income numbers were honest). The irony was that when I asked them to spend a short time covering a task of mine (something they weren't contracted to do but was very easy), they said no.
They don't work for you and they definitely don't work with you. It's a "bare minimum" service that sometimes doesn't even reach that level.

Good Short Let Property Management Company
As an Investor I've used The Right Property Group for sometime now. I find them to be very professional and approachable. Their market knowledge seems to be fact based and accurate compared to other Management Companies. Their cleaning fees are a little high, but occupancy rates driven are satisfactory, with good responsiveness from Natalie if there are any concerns with performance. Good reporting and cost breakdown. Can't really complain, so far...
