Recommended
Initial application failed on the house we were renting due to it being near to a social club. We appealed but this was not overturned, fair enough.
Second house everything went through, some wobbles around my market supplement but this was considered and accepted. The new house is much better so it all makes sense.
As the sort of customer Vida is geared towards I can only say how happy we are to have got a mortgage.
Vida do what they say, they look properly at your circumstances and are fair. We needed to answer some questions around my credit profile but nothing intrusive.
We also got cashback on the mortgage which helped pay the legal fees which was excellent.
Recommended.

Excellent communication and turnaround
Vida were excellent with their communication with me providing regular updates. Their turnaround times were excellent for a specialist lender and I was particularly impressed with the direct calls I received from the underwriter. A turnaround time of 7 working days from app to offer and that included a valuation being carried out on the property. My client had only started contracting just over 3 months ago but with prior industry experience, Vida accepted his application. Very impressed and I will definitely consider using Vida again.

Misleading and deliberately deceptive
You are misleading and deliberately deceptive. We approached you via our broker to buy a specific construction property. You said that you lent on that. We paid you for a survey and after this you clarified you only lend on specific types. If you had notified us initially we would have known we didn't meet the criteria. You were deliberately vague in your initial acceptances and failing to provide criteria in order to extract a fee is deceptive.

Prior to the application progressing, we provided your broker with details of our lending requirements for timber framed properties. We advised that while the case may be considered in principle, any lending decision would be subject to a satisfactory valuation and full underwriting assessment.
As the information available at the outset did not confirm that the property fell outside these criteria, we were unable to make a final lending decision at that stage. The subsequent valuation and underwriting assessment established that the property was outside our lending policy.
We appreciate your feedback and recognise the frustration caused when a mortgage application cannot proceed after valuation costs have been incurred. Very poor servicing of existing…
Very poor servicing of existing customers — and unfortunately this is not the first time I have had problems communicating with Vida.
My latest issue should have been extremely simple. On 9 August 2026 I requested an annual mortgage statement for ANKOLET2 Limited covering 1 January to 31 December 2025.
Rather than simply supplying the statement electronically, Vida appears to have relied yet again on international postal correspondence. The item could not be delivered while I was abroad and was ultimately returned to sender.
I formally complained on 14 September and specifically requested the information electronically. As of 18 September I still do not have the statement or even the basic 2025 account information my accountant needs.
This is now affecting preparation of the company’s statutory accounts, which must be filed by 30 September.
More generally, this reflects a problem I have encountered with Vida before: communication by email is unnecessarily difficult and they seem far too dependent on what feels like an antiquated postal system for straightforward mortgage administration. For an international customer in 2026, having essential documents repeatedly tied to physical post rather than secure electronic delivery is simply not good enough.
I am not requesting anything complicated — only a historic mortgage statement, or failing that the transaction ledger, annual interest figure and balances needed by my accountant.
I have escalated the matter again today and will update this review if Vida resolves it promptly.
Based on my experience of their servicing and communication, I would avoid Vida if you have a practical alternative.

Made me jump through hoops, of which I did everything that was asked of me. They took so long, eventually my existing mortgage had run out, and then they wouldn’t give me the mortgage as I was out of mortgage - they knew the end date three months prior!! Had survey done a few weeks prior, and all was great. Then they came back with a no!

A stressful journey, but a very positive outcome
My mortgage application with Vida Homeloans took more than three weeks, and during that time I became quite worried after reading some negative reviews online. My application had several complications, and I had to provide explanations and additional documents regarding my circumstances.
However, I have to say that Vida’s underwriting team took the time to consider my explanations and understand my situation rather than simply making a quick decision. After providing the information they requested, my mortgage was ultimately approved.
The process was stressful at times because of the additional questions and waiting, but I really appreciate that Vida gave me the opportunity to explain my circumstances and properly considered the information I provided.
I’m very grateful to finally have received my formal mortgage offer. Thank you to everyone at Vida who worked on my application and helped make this possible.
I would definitely recommend giving them a chance rather than judging them only by negative reviews.
