I feel sorry for anyone that goes to this yard. You pay for a month rent and if they don’t like your horse they will give you one weeks notice, refuse to refund the rest of the money and then take you to court for the alleged damage your horse has caused including to the field and the most expensive paint you have ever seen. She has £800 of my money. The worst thing is we were warned this would happen. I have photos of how the stable and field was left and a horse was in that stable the next day after we left so the stables couldn’t have been that bad.

This company also has thorringtons farm stables in layer marney. Would not trust a single thing they source and would NOT ADVISE ANY ONE to stable their horse there.

This yard management is run terribly - toxic.
They have kicked people off of the yard for no legitimate reason, and when people chose to leave of their own accord they turn funny and bully.
Since knowing of the yard for no more than two months I can count 11 liveries that have either left of been kicked off due to being unhappy or raising their own concerns the owner doesn’t want to hear it and makes things up to get you off.

The owner bare face lies about things and won’t return money owed due to a scratch on a wall from a horse rolling or silly things OR contracts which state things that are binding.

feet were atrocious - caked in mud despite it being part of the agreement that this was done.
I have video evidence of the manger trying to ride my horse - requested and paid for under extra services and it’s actual painful to watch she was being yanked in the mouth and wondered why she was spinning and they couldn’t get on.
Have since had a specialist working with her who saw the video and was shocked that I was told my horse was effectively broken, she came from abroad.
I have had at least 5 people come forward who had left and shared their experience with how bad it is all documented. The owner is passive aggressive, bully’s livery’s and lies and I wonder how the business is still being run, and what the purpose is of it if they just treat people the way they do - it’s not really I guess with the high turnover of liveries.
Group chats included outing liveries about things such as hay on the floor and hay in the hay net because of the one Haynet ruled, except this hay was from the previous day and we were told we are not allowed to throw hay away. Rather than approach the livery it was put all over the livery group chat. Same goes for other things that were silly and could have been in private. Someone was asked to leave because of complaints about them but having spoken to every livery everyone said this isn’t the case and everyone gets on and it was made up and they knew how the yard works but just chose to keep their heads down.
I knew of one person who was leaving and wanted one small hay net (they were paid up and it included that day) to put in the trailer to travel to the new yard and the owner refused abs caused a huge scene calling them names.
He soon gave in and let them take one small hay net and watching over them.
He also followed everyone around as they left to pick at things.

Just awful.

Some one paid for grass livery yet was accused of riding a horse they had no tack on and was adamant and would not budge with the lie just to try and get more money.

The management bad mouth liveries to other liveries - it is a playground considering it’s an only adult yard !.

I have endless conversations from other people and their experiences which I can’t post as this platform won’t allow me but have permission to share if I can in places. . But I just want to warn people, it’s really not a nice place and I hope if people chose to go there that they don’t end up as hurt as so many people have been and their horses do get looked after to the standard they deserve and pay for.
