This company is a big scam. They sell you properties with substandard quality. They force you to sign a contract and then push you to use their selected mortgage broker, surveying team, lender and what not. The minute you signed the contract the money is gone.

Never ever let them manage your property either. They don’t care about tenants or landlords.

I will give more context about the deals I have encountered from City Rise. My contact is 07551992363 if anyone needs further information.

I bought first property with city rise in Church court, Morley. City Rise insisted me to use their own mortgage broker and solicitor. Made me to sign contract saying that I loose money for any reason if the sale won’t happen.

On the third month of completion, the property leaked from upstairs. It took 6 months to repair. Three more apartments leaked in the same complex in the same year provided we all bought newly renovated apartments. The windows are not double glazed and mould with in one year in most of the apartments.

I wasn't aware of the problems happening in the Morley apartment complex. So after a year and half I contacted city rise seeing another apartment advertisement in Leeds city centre. The staff from City Rise said to me they don’t advise me to buy that particular property advertised in their own website because it hasn’t got all the legal sanctions. Then why the hell, city rise advertise this property in their website to sell.

They sent me another property details in Morley. When I saw the property they tricked me by taking me from the front entrance and down to a dungeon with small windows. It was a basement property which they never mentioned in advertisements or descriptions. They made me pay £5000 before seeing property and then sent me another agreement saying that for any reason if I back up I lose money. I specifically asked as text messages if the property is not getting mortgage would I get money back to which they said “yes “.

Fast forward, I was again threatened to use their own mortgage broker and solicitor, which I refused. Two lenders turned the mortgage down and said that property is not lendable since it is basement. CityRise even tried to stop one of the lenders’s property valuation process the reason being the Surveyor already been to the property and turned it down. I refused to stop the survey. At this stage I asked money back which was retained by City Rise by coming to know that the previous potential buyer backed up from sale because another lender valued the property to nil.

At this point, CEO of City Rise threatened me that I loose money if I don’t use their mortgage broker and try third time. This time city Rise organised survey and didn’t even told me that survey is happening.

After few days, my solicitor contacted me to confirm purchase price which was agreed 140,000, but seller solicitor contacted my solicitor to change it to 120,000 before survey and change it back to 140000 after survey. At this point I insisted I don’t want to proceed and pay my reservation back. But, CEO sent me some chat GPT valuation of apartments in Morley to convince me.

Beware of this scammers. The first property I bought is still not registered on land registry due to some issues with the property. It’s been two years now. Please think twice before engaging with this company.

CityRise & The Landlord are declining to fix my hot water supply. CityRise emailed me to state 45 seconds of hot water is adequate for daily use-it’s not. DO NOT RENT THROUGH THIS COMPANY.
