Immediately Dangerous gas findings weeks after their approved contractor’s inspection and no apparent urgency inside 2 weeks to rectify.

We would not entrust Cubitt & West with our home again.

Gas Safe Register inspected the installation less than five weeks after Cubitt & West’s “approved” contractor attended. Its warning notice recorded a gas escape classified as “Immediately Dangerous” and two appliance entries as “At Risk”. The gas supply was disconnected.

Our tenants were left without gas. Even after receiving the findings, Cubitt & West required repeated chasing. The lack of urgency and a clear action plan was unacceptable.

The tenancy had already begun badly. Essential arrangements were unfinished, delaying the tenants’ move-in. We were told staff were attending a team meeting while those matters remained unresolved.

Their marketing stated: “Do you add Commission onto Repairs & Maintenance? NO”. They subsequently defended receiving contractor referral fees, arguing that these are different from commission added to quotations. In our view, that is misleading. They have refused to answer our request to disclose exactly what they received from this contractor.

Their defence of a cleaning quotation included generic internet estimates. We obtained actual alternatives and arranged the work ourselves.

When we terminated their appointment, they initially refused to begin handover until disputed fees were paid. They later reversed that position. We consider their handling contrary to The Property Ombudsman’s handover standards.

Their complaint response even criticised the length of our correspondence. Proper answers and timely action would have shortened it considerably.

I urge other landlords with concerns about inspections arranged through Cubitt & West to contact Gas Safe Register and ask whether a regulatory inspection is appropriate.

The gas-safety matter remains with Gas Safe Register, and our service complaints are before The Property Ombudsman. We will update this review when findings are issued

I wanted to specifically recognise Thomas Goodchild for the support he has given me throughout what has unfortunately been a very difficult tenancy experience.

I first dealt with Thomas shortly after my tenancy began, when an arrangement I had agreed prior to signing had not been properly communicated internally. Thomas took the time to understand what had happened, reviewed the correspondence I provided and resolved the issue for me fairly and with genuine understanding.

When more serious issues arose with the tenancy and I was struggling to get a response, I reached out to Thomas again. Although the matter was not directly his responsibility, he helped me escalate it to the appropriate people, which ultimately resulted in me getting the response I needed.

Most recently, Thomas has supported me through the checkout process. Once again, he has been responsive, kind, clear and genuinely helpful, making sure everything was properly documented and explaining what was needed from me.

What stands out is that this wasn't a one-off interaction. Every time I dealt with Thomas, he showed the same professionalism, empathy and willingness to help. During an experience that has been incredibly stressful both personally and financially, being treated with basic human kindness genuinely meant a lot.

Thomas is a real credit to the team and I wanted to make sure his individual service was recognised. Thank you, Thomas.

To date Cubitt and West Peacehaven have given me good service all around and have berth working as a solid team from my first contact with the agency in setting up my property to be sold.

We have used C&W for over a decade to let and collect rent for our properties. The service has been at a consistent high standard. When things have gone wrong they have always worked hard to correct them. Our most recent let was complicated by temporary evacuation of the block of flats. The C&W team was particularly supportive and flexible as we navigated our way through this exceptional situation. And when the prospective tenants failed referencing, they quickly identified another tenant, who is now moved in.

I had a very positive experience with Cubitt & West. The process was handled professionally and efficiently, and communication was clear throughout.

In particular, Thomas Goodchild was extremely helpful, responsive and professional. He was quick to answer questions, kept me updated and was always happy to help resolve any issues along the way. It made the overall process much easier and gave me confidence that everything was being dealt with properly.
